The Inn was clean and the staff was really fantastic. Shawna at the front desk was welcoming, knowledgable, gracious and attentive. We did not take advantage of the pools (there's an ocean!!) or the continental breakfast. The property has an adequate gym with some cardio equipment and basic "nautilus" equipment: Preacher curl, lat pull down, chest pull, leg press and one other machine and a bench that inclines as well as a rack of dumbbells. I wouldn't call it a "gym" rather a workout room. There is a laundry room as well. There was ample parking. Hat's off to Brittany who did the swan towel art left in our room. It was a nice touch with a sign that said "Happy birthday" on it. We also requested the "Birthday package" that included a cake and Prosecco. The Inn isn't cheap. We paid $400+ a night. The room was very clean and the bed was very comfortable. Hot water was plentiful and the shower was adequate. However, the compressor in the air conditioner was loud and kept waking us up every time it would come on through the night and it was much too hot outside to turn it off. It would also help if the curtains didn't billow out when the AC was on. We placed a rolled up towel on top of the AC to keep the curtains from billowing. Once we did that, the humidity in the room disappeared. Bring earplugs and a sleep-aid to knock you out if noise bothers you. For the price we paid, we expected better bath amenities. We've had better at less expensive properties across the country. There is a refrigerator but no microwave. They had the standard hair dryer, iron and ironing board. Not much space to hang a lot of clothes (only 4 hangers) if you're staying a week. Would we stay here again? Not sure, as there are so many other properties to stay at in the area. But the hotel is within walking distance to everything but The Cove. The shops downtown are wonderful and you'll never have a better dinner than at Jonathan's.

She gave us a map of the hotel and surrounding are and highlighted many spots we wanted to see. Jessica at check-in was also helpful. We stayed in the adults only building and appreciated that it was separate and we had our own pool and hot tub - both very nice! Although there should be more tables and chairs around that area. (Only 4 chairs and 4 chaise lounge seats). Breakfast was good and several selections so we could have different items each day. Parking was tight and we had to leave our vehicle in a spot reserved for check-ins overnight 2 out of the 3 nights. We had 1 vehicle for 2 rooms but there still wasn't enough spots. Hotel was in a very good location to walk into Ogunquit, Marginal Way and Perkins Cove. The hotel looks much nicer online than inperson. It needs some sprucing up and cleaning. Hallway Sheetrock walls had many marks and gouges that should be repaired. Elevator walls were covered with fingerprints and needed to be cleaned. The worst part for me was the carpets in the Compass Rose building. They are VERY dirty. The first floor lobby and hallways looked like someone dragged a leaky bag of garbage throughout the area around the corner and down the hallways. The carpet in the hallways upstairs was a little less dirty but had many stains. This is a first impression and should be replaced asap. Paint and carpets are an easy fix to make this hotel more welcoming Manager Jessie was very nice and helpful and listened to my issues.

With two weddings in house, there were a lot of demands from guests. Still, reception kept a smile and was always pleasant. There are board games near reception in the lobby that you can borrow as a hotel guest. The lobby includes a comfortable seating area, ATM, merch, entrance to their restaurant and bar, and restrooms are down the hall. An elevator leads up to the floors above where guest rooms are located. They also have guest rooms in two nearby buildings. One of those buildings includes balconies overlooking the ocean. Our room, in the main building had an ocean view if you put a chair next to the window and looked out. The bar and restaurant offers a variety of menu items including salad entrees, beers on tap, full bar, coffee and dessert. We ate there a couple of times during our stay. Staff were well trained and the food is fresh and tasty. The parking lot behind the main building is dirt without 'lines' to get as many cars as possible in so some days there were more spaces than others and we often saw guests circling, waiting for a spot. There are handicap spots there with a dirt/gravel walkway street side, then toward the back entrance where you will find an elevator down the hall to the lobby. Otherwise, there is a short staircase from parking to the back entrance. 'Drop off' at the lobby door is literally 'in the street'. No parking there, just drop off, then circle round to park. Parking is also available in front and back of building #2, a small dirt lot is next to the hotel lawn and a few designated hotel parking spots are street side. Just be sure you are in a hotel spot so you don't get ticketed by the town. Our room was clean, but had an odd smell. I went into town and purchased some essential oil spray and a candle which I used throughout our stay. The original building on this site burned down, so I can't blame the smell on an old building, but it's not exactly new either, and it is by the sea so it may be damp. The room included a small table and two chairs, a coffee/tea area with mini-fridge, and plenty of single use toiletries. We did ask housekeeping for additional hand towels during our visit. The bed and linens were comfortable. Towels soft and absorbent. I shower in the evening and it did take a bit of time for hot water to arrive, but once there, it was plentiful. No complaints about water pressure. We kept the window open for a sea breeze so not sure how the AC performs. The wedding staff were very pleasant and the bride and groom seemed quite happy with their event. A wedding on the lawn overlooking the sea was set up the night before. The ballroom used for reception is lovely with restrooms on site, indoor and outdoor bar and plenty of staff on hand for the open bar and passed hors d'oeuvres. The patio outside was partially shaded. Inside has AC. The plated meals were very good. Other event spaces are available in this building plus guest suites. There is a lawn directly across the street from the lobby with lounge chairs for guests to use. The public beach is down a slight slop from the lawn and is quite large with soft sand and some rocky areas that are good for small kids to search for sea creatures. The town of York is right outside the door with lots of gift shops and restaurants. We enjoyed exploring the town as well as nearby sights.

Bring your own sleeping bag, pillow and slippers so you can touch as little as possible. We were afraid to complain, but needed a flushing toilet so we asked for assistance. They sent someone right up, but it was never fixed. For $800.00 a night, and $50.00 for parking, it was really sad. Even the incredible location can't make up for this disgrace of a property.

That is why I was so surprised and disappointed by my stay at Hotel Thaxter in Portsmouth. The room was shockingly small, smaller than many I have stayed in in NYC/ Manhattan. The bed was extremely hard and uncomfortable. The curtain was broken, so light poured in early in the morning. It was also very loud. We could clearly hear street noise, guests talking, and stomping from above. Housekeeping was especially concerning. When we returned, the bed looked as though it had been left halfway through being made, unfinished and careless. Towels were not refreshed, and the in-room water was not refilled. Small details matter. I asked about upgrading to a king suite (was in queen room) and was happy to pay, as larger rooms showed available online. I was told they could not move us even if the difference was paid because I did not book directly through their website and that next time I should book direct. Ironically, those larger rooms sat empty while we remained cramped. Most travelers discover boutique hotels through third-party platforms, so using that as a reason not to accommodate even a paid upgrade felt unreasonable and disappointing. I am giving 2 stars only because the location is excellent and the lobby is cute. Otherwise, this did not live up to the boutique standard at all. I loved my stay at Sailmaker's House last summer; they were booked this weekend hence why we were excited to try hotel Thaxter. I would strongly recommend staying there instead. I would avoid staying here.

All in all, the charm of the building and the pros mentioned, far out weigh the few cons. If I ever return to Portsmouth, I'd gladly stay here again.

The parking is supposed to be 1 car a room but that was definitely not the case that weekend as if you left you could not find a space at night when you returned so beware. Some suggestions: The room was clean but would recommend the tub to be re grouted as had started coming off around the rim and in some spots going black. The front desk has limited hours and I noticed that some folks trying to check in late were looking around like they had no idea what to do; perhaps just in case sending folks an email with the plan to get their keys if late. Their website said check in at 3pm but when we got there they asked us to come back for 4pm checkin which was a hassle as traffic that weekend on the strip was bumper to bumper to go anywhere; and they wouldn't let me check in early as my room was not ready. The one good thing is I was able to check out by dropping off the key in their slot as again no one was there in the office.. something I also was not instructed to do so would've been helpful to know that. I would say based on cost, and other items mentioned I would consider staying here again if it was a bit less expensive on a non holiday weekend now that I know what to expect and not pay premium prices for mediocre services. I cannot speak to the pool or courts as we did not use them.

We checked in on a Tuesday night the week of Christmas and were given the keys to Room 110--supposedly the private honeymoon suite in the second building. It left much to be desired. There was a fridge and microwave, as well as a flat screen TV with cable. After that, it was pretty dismal. The best was nothing special, the furniture was massively dated, and the bathroom was unnecessarily huge. The shower was built for folks 5'3" and under. I felt like Andre the Giant. And those tin ceilings they claim are cheap plastic, and the ones in the bathroom were warped. But the biggest gripe about the room was the cleanliness, or lack thereof. The carpeted floors felt gritty with dirt. And our small beagle (kudos to allowing pets, BTW) spent the first 15 minutes sniffing around the room, licking the floor and finding whatever "ground candy" was left behind--under tables, under the radiators, around the fridge. The staff came and cleaned the room on the second day (we used the DND sign the first day) and made the bed and brought new towels in. If they vacuumed, I sure as hell couldn't tell, as the grittiness lingered in the carpets. Also, they need to replace the caulking in the shower--it was jet black with whatever mold and grime has built up. Heinous. We were there for 4 nights, and the total was ~$290. i feel like that was about $90 too much. I'll search for other options the next time I am in Sanford.

Bedrooms were upstairs but the stairs are so steep, and under the roof pitch you have to crouch down to use them. Bringing luggage up is a nightmare. Top railing around the stairwell is extremely wobbly and unsafe. Barn style door fell off in the night (no stop on it). Wiring is stapled with all metal staples (not to code in our state...). There is a door at the bottom of the stairs, that can be hooked shut - god forbid if a fire broke out and the door was hooked. Cleanliness was fair. Not suited for anyone with children or mobility issues. I can't believe it passed any kind of building or fire codes - Never again.
