    Please refrain from renting from a company that does not mean your family well, and does shady…read morebusiness.. We were tenants for 3 years, and moved out recently. Great tenants. Paid regularly, even through the pandemic, upgraded the yard (the neighbors told us they haven't seen the yard look that nice in YEARS & thanked us for keeping it up.) When we moved out, we cleaned the place, took videos & pics for proof of everything. But after all of this.. The company kept our deposit & gave us extra charges for upgrading things in the house that were not broken when we moved out, and charged us for for things like the same blinds they had when we moved in.. No proof of receipts, no proof of damage, & no itemized list of anything! Just charges... We moved out 4 months ago, and I've been calling to speak to someone about this issue, and we are still getting the run around. Such a bad experience, and we feel very preyed on after everything. So please be very cautious when considering this company.

We are currently in the market to rent a new house now and meeting with a leasing agent at a property tonight. Fingers crossed we can come back to Stateline because we never had to worry. We paid our rent easily through their portal and whenever we had a maintenance request, they got right on it. They always called to set up a maintenance time with us knowing I worked from home and I truly appreciated that! I see that there are quite a few bad reviews and for my family, we had nothing but a great experience with them. Don't always listen to what the internet tells you, there are 3 sides to every story.

    We used this company for 4 1/2 years, we are out of State owners and rely heavily on our property…read moremanagement companies. They have owed us moneys that were paid directly to them by Section 8 in October of 2024 for our property at, 2011 Crestwood Ave in Rockford Illinois. We finally threw in the Towel as it is so frustrating trying to get what's owed to us. It's always the same BS Story from them. (Oh I'm so sorry, I will take care of this as soon as I hang up. Never happens. Don't use them!!

    I rented from this company from 2019-2021, from a house that was infested with mice. I was late on…read morerent by only two weeks during the pandemic. They filed an eviction through court and I still continued to pay rent. By the time we got to court, they dismissed it because I was caught up. However, Tom decided to charge me attorney fees of $500. In which, I decided not pay it because the case was dismissed. I moved out in February 2021 with $0 balance. I cleaned the place and took pictures. Fast forward to 2024, they sent a $2000 bill to collections. I was furious! For one, I left without a balance, paid a $900 "non refundable move in fee," and they NEVER contacted me about this alleged balance. I went to the collection agency to ask for a print out. When I received it, he charged me "late fees" on that petty $500 "attorney fee." How the heck is that even legal!!! I called their office immediately, and of course never did I receive a response. I plan to continue to fight this! stay away from this company!!

    I lived here for 3 years, so when I say 2 stars I am not saying the place is unlivable. This rating…read moreis strictly based on it being marketed as a "luxury apartment." I waited a bit after moving out to make sure this was a well thought out review. Pros If you get a river view, it is very pretty. Even if you do not (they say every apartment has a river view which is technically true, but some are more of a side angle), the view of the trees from spring to fall is genuinely nice. The apartment itself is spacious. Shower pressure is solid. Stove is decent. Solid location to the downtown area and some good restaurants. My unit had an in‑unit washer and dryer, and both worked fine. Cons The main reason for my rating is the A/C situation. I run hot, and I know that, but I have never lived anywhere where the summer months were essentially unlivable for me. When I first moved in, I slept in the living room for weeks because it was the only area that stayed modestly cool. I usually sleep in the 67-69 range; my bedroom thermostat regularly read 80. Staff insisted the reading was not accurate, but it absolutely felt accurate. You might wonder why I stayed 3 years if that is true. A couple reasons: I was on a yearly contract and knew I would eventually be moving to another city, so I did not want to switch apartments only to move again. After multiple asks and the building not being able to do anything, I ended up buying my own A/C unit and creating a custom window attachment because the windows are grasshopper style, meaning most standard home A/C units do not fit. In the winter, the apartment was great. I never ran the heater, and I had no issues. But to make the A/C problem worse, the entire building runs on a single heating or cooling switch. If the building is set to heating, you cannot run A/C, which feels silly for a place calling itself luxury. My final complaint is the "gym." I have never lived in a luxury apartment with such a small setup. It is basically in the mailroom; a few free weights, a treadmill, a row machine, and not much else. Better than nothing, but definitely subpar. I'm now in a new apartment in a different city that costs a little more, but the quality difference is honestly night and day. After experiencing how comfortable a properly cooled apartment can be, the price I paid here for a space that was hot for half the year feels pretty absurd. That said, if you naturally run cold, this place might actually work great for you.
