We rented from Stateline a couple years back. We only left due to taking in 3 children from foster care and we were in an upper 2 bedroom. We are currently in the market to rent a new house now and meeting with a leasing agent at a property tonight. Fingers crossed we can come back to Stateline because we never had to worry. We paid our rent easily through their portal and whenever we had a maintenance request, they got right on it. They always called to set up a maintenance time with us knowing I worked from home and I truly appreciated that! I see that there are quite a few bad reviews and for my family, we had nothing but a great experience with them. Please refrain from renting from a company that does not mean your family well, and does shady business.. We were tenants for 3 years, and moved out recently. Great tenants. Paid regularly, even through the pandemic, upgraded the yard (the neighbors told us they haven't seen the yard look that nice in YEARS & thanked us for keeping it up.) When we moved out, we cleaned the place, took videos & pics for proof of everything. But after all of this.. The company kept our deposit & gave us extra charges for upgrading things in the house that were not broken when we moved out, and charged us for for things like the same blinds they had when we moved in.. No proof of receipts, no proof of damage, & no itemized list of anything! Just charges... We moved out 4 months ago, and I've been calling to speak to someone about this issue, and we are still getting the run around. Such a bad experience, and we feel very preyed on after everything. Would have preferred to give zero stars. If you want somebody to manage your property, go elsewhere. Had a property with them several years ago, and after I moved out of state, they decided to keep all of the rent money for themselves, instead of only the fee which they were contracted for. Ended up losing the house. Just now found out today that even though they had refused to send me the rent, they illegally submitted a 1099 to the IRS stating that they did send it to me. They are crooks!!!!! I wish I'd known the janky ways that they lie and try to tell you that you get a copy of the lease after you've moved in so that they can add othercrap to your lease while you wait. I knew then that this company was sneaky. They forgedmy and my son's initials while we were told that an office manager has to put her signature on my lease and she wasnt in the office to do so but I was given my keys. I had to call and make them give me a lease they had it mailed to me. Which took a few more days. The place was left in pristine condition and I had to seek a lawyer to try to get my money back and I have video and pics of they condition I left the place in. I'll incert them. They as a slap in my face they added my pictures to their website that I posted in a comment I had earlier on this complaint site. These people will take your money and their place had lots of mice. I'm disabled and the bathroom ceiling caved in on me after complaining for at least 3 days of a leak from the apartment above me which they manage that one as well. Then I was sitting on the toilet and the ceiling fell down on me I have proof of that with pictures from my son's camera. I had contusions on my back from the ordeal. I had asked them several times to fix it and they took their time to fix it. It took a week to get them to fix it. A huge hole over my head. Plus one of their maintenance guys just walked in my apartment with a key and hadn't rung the bell or anything when he said he was called for the upstairs apartment. So I advise all women to install a double security in your home cause they do walk in and they lie as to why they are there. This has happened to my friend also but she had a huge dog that almost bit him. PLEASE PLEASE PLEASE INSTALL CAMERAS IN YOUR APARTMENT WHEN YOU ARE DEALING WITH THEM!!!!!!! They tried raising the price of rent and adding additional fees after turning in our holding deposit. We were going to find another place and they threatened to keep our deposit. This was our first red flag. After negotiating (which we should have NOT done), we decided to stick w/ the property. The house was a mess when we moved in. It was like no one cleaned and cable wires coming out of the wall in each room. Vents were never properly cleaned. There were a few spots on the carpet in one of the rooms that they said they would have cleaned but when we moved in, it was still there. I believe it to be pet stains (yellow spots everywhere)... Also, some of our amenities included a microwave and a water softener when we checked the placed out. Upon moving in, the microwave was gone - whatever. However, apparently because the water softener stopped working 2 months after we moved in, its our responsibility to have it fixed? ok, yea thanks. this is only 3 months in our rent and we will not be living here next year. tldr; avoid. read more

Wish I could give Stateline zero stars! Lousy operation and lousy ownership/management! I originally had my properties managed by Five Points Realty which was purchased by Stateline Rental Properties. Prior to that I had managed my properties myself. This company, supposedly lead by Ricky Davis, has proven themselves incapable of securing renters in a timely manner, Several times I have had a vacancy for up to three months. Most recently I had 4 vacancies that were not being filled for months so I had to take action and run my own ads, answer the telephone calls and conduct the showings. I filled three of the four units myself and Stateline/Davis had the gall to charge me $1200! The entire operation is inept. They have multiple realtors that double as leasing agents that spread themselves too thin or seem to have other priorities than filling my units. My experience has included: lease written without the rental increase included although it was notated in the office computer system costing me each and every month and not reimbursed a prior experience with units vacant for 3 months with no communication of a plan to improve the situation( I had to again run my own ad in the Rockford Register Star and on multiple online sites plus use road signs) tenants complaints of calls not being returned and maintenance issues not being addressed my own test calls for an apartment showing going unreturned by Joy, especially on weekends severe difficulties with Jamie Condoor and her toxic attitude leases repeatedly expiring without notice to either myself or the tenant lack of regularly scheduled inspections office staff failed to read email notice about removing move-in special from ad costing me $200 no response from Rick's assistant regarding handyman alternatives no response from Rick regarding leasing fees if we do all the work lack of follow up eviction and credit report after tenant broke lease and stole my washer and dryer As you can see my experience with Stateline has been less than a good one. A change was long overdue but I let inertia take over. Keep in mind that I do have multiple properties (22 units) successfully managed in Florida by other companies with minimal strife and stress. They do a professional job filling the units in a timely manner and need very little direction or input from me. Exactly how I prefer it. I had a terrible experience dealing with this company. I originally had one of my properties managed by 5 Points Property Management, which was then purchased by Stateline Rental Properties. Without my permission, the property manager that was assigned to my property (originally as part of 5 Points) rented my property to a person that had recently been evicted by Stateline Rental Properties. Predictably, the tenant breached the lease by moving out of the property and not paying the remainder of the due rent. Stateline never even told me that the renter had moved out. Further, they basically gave up on getting payment from her (despite the time left of the renter's lease), and complained that the tenant's older brother had been mean to them. I only became aware of the situation when someone from their maintenance dept. contacted me to ask if I wanted to have Stateline repair the damage to the property, or just repair it myself. I then inspected the property and found that Stateline had not bothered to repair the damage caused by the previous tenant. So, there was significant damage from the past two tenants (which took about 80 hours of my time to fix), and nobody renting the property. Further, I found that 5 Points upon originally renting the property had never collected a security deposit! To make matters worse, Stateline Rental Properties washed their hands clean of the situation by stating "we would have never rented to her anyway" and "we don't actually have a copy of the lease on file that was signed by us." I couldn't believe how little accountability the company was taking. I was in complete disbelief when I was then told "We bought the assets of 5 Points, not the liability." Um, wrong! After being a landlord for 12 years we decided we wanted to try to hire a company to manage our properties directly for us and to take a step back from the day to day routine of being a landlord. The initial meeting with agent Jaime Conder went well. She came toured our property, continuously complimented us in great detail about the appearance and up keep of our rental, talked a great game, and convinced us that she had many clients who were interested in executive level properties just like ours and explained that she would have no problem getting the place rented for top dollar ASAP!! After listening to her great sell we decided to go with this company to lease and manage our properties. We soon learned what a huge mistake we had made!! After signing a contract with the company it was almost immediate that we began having issues! The agent did not have the clientele that she had described, and it almost seemed as if she had no clients at all! Advertising was non existent until I noticed the lack of showings and interest, at which time I took it upon myself to advertise my own property (although we were paying this company to do just that!), and called the office constantly to get the agent to place ads, and signs. With little to no advertising from the company we started off very slow! Little to no showings. A month past and no renter. This is when I had to step in again, calling and calling the agent to try to get her to do her job! Month two went better and finally the agent did secure us a renter but it took me doing the footwork and me constantly staying on the agent to do her job. Plus the only reason we ever hired this company at all is because initially the agent promised that she could secure a higher profit for us, claiming that she could rent the property out for much higher than we had thought possible. We believed her and signed with the company thinking that even after hiring and paying them we would still be ahead. Yet this was not the case! The renter that the agent did find for us (after months of it be vacant) paid less than the realtor had promised us, hundreds less! But after being vacant we needed any rent money we could get! Don't waste your time with this company, they are terrible property managers. I live out of town but have three rental properties in Rockford. I was referred to them by my banker and after speaking with the owner, Ricky Davis, I decided to sign on with them. BIG, BIG, HUGE mistake. It took them nearly a year for them to the complete the work on my houses so the houses were ready to rent. They charged me for work that they didn't do and then had the nerve to turn it over to collection, apparently that is their idea of customer service. I have written them several times (along with countless phone calls) but they do not respond to my dispute of these charges. Sadly, I think this will end up in court because they refuse to acknowledge their error. No one in the office communicates with anyone least of all me! They told me on countless occasions that my houses were all finished and on the rental list, but as it turns out that was not the case. Eventually, I had my parents oversee all the work and I provided Stateline with detailed work orders and they still couldn't get it right. Extremely disappointed in this company. My renter consistently pays late and I have to call them to ask what is going on and if they've paid. I'm much more concerned about it than they are. They seem perfectly satisfied with the fact that the renters pay two weeks or more late when I tell them that it is unacceptable. That and the fact that when they pay late I don't get paid when I should. As it is, the payout for the month is usually 8-10 days after the first of the month. There is a second payout usually around the 23rd, but in December because it's convenient for them they won't pay until the 31st and I only found out about it because I called and asked about it because I didn't get the email that I was getting paid yet! My experience with Rickie Davis was overall positive. At that time, he handled all business personally, got top dollar for the rent & a one month security deposit. If he wasn't available to take my calls, he or his secretary returned messages the same day. Rent was on time or the tenant had to pay a $70 late fee. Eventually the tenant got behind in rent & when he didn't meet the contractual notice for the past due rent, Rickie had them out of the property within a week of the eviction notice. If I find a need in the future for property management, I would definitely consider using Stateline Rental Properties again. read more

Joy at Stateline Rental Properties was unprofessional, rude and disorganized, wasting my time as she was not properly prepared for a walk through / lease signing. She asked me to take pictures of the damages with MY phone and email them to her so she had them on file....I thought that was the Property Managers job. She shared personal information with her family regarding my application, was late for the appointment, rolled her eyes at me when when I asked her to make a list of the items that were damaged. I am very unhappy with this rental company. I rented a house from them for 2 years and was NEVER late with a payment. I took fantastic care of the house and cleaned it so well when I moved out that I could've licked the floors. But when it came time to letting me walk through it with them so I could get my deposit back they just plain denied me of doing so. So since I wasn't present per stateline rental properties they gave me a whopping $245 back from my $950 deposit. Claimed that the VACANT 1000 square foot home needed $450 in cleaning fees and another $250 in carpet cleaning. Not very friendly at the front desk. The younger lady was fine but the older lady was RUDE. There are too many different people we have to talk to about maintenance and what not and they clearly have bad communication skills. People were in our apartment when we didn't know and we did not receive notices until after they were already in it. They didn't care who moved into the area and good people who had lived on the property for years left. No street lights were on outside of the townhouses, the cops were constantly on sight, kids were playing in the dumpster and garbage was everywhere. The place we originally moved into had good neighbors and the yard work was always taken care of. We moved in right before the property was taken over by Stateline so yes I understand a transition was involved and the landlord did not take care of many maintenance issues because he was selling the place, but they didn't make it a smooth transition and really don't care about their tenants... read more

Joy, Dawn, Ricky, the maintenance staff and the rest of the employees I have interacted with are professional and provide stellar customer service.
