My bf has seen about 3 roaches, I've only seen one roach. Mngmt got rid of several trees and water fountain in the courtyard, even a nice kumquat tree near the pool. They waited until close to summer time to renovate the pool & took away the black and white umbrellas and replaced with blue ones that are easily permeated by rain water. If you want your thing to get wet and moldy, live at the Allen house apartments. Please watch my attached video. Rainwater is entering my apartment on the second floor. The repair man who I asked for said every window does this and he gets many reports. The walls are so thin that I could hear my neighbors screaming and crying when they got home to see their ruined apartments/possessions. Their remedy for this was to give me two water absorption bags. That is egregious. There is mold all over the complex. Do not live there. It is only a matter of time before your things are ruined or you get sick. read more

I have lived at Allen house for over a year and changed apartment units couple times. I love the location and every unit I had moved to. They are all unique and have been maintained very nicely. Property manager Amy has been amazing and very helpful with everything I needed. Her assistant Kyle has also been very helpful and a problem solver. Location is great! But the leasing office is by far the worst set of people I've ever had to deal with. If you like having parking DO NOT LEASE HERE! If you don't mind leaving your car in front of the leasing office over night even though the office was broken into and if you don't mind parking on the street ways from your apartment and if you like dealing with rude people then this is the place for you. If you want a two bedroom with two people beware that you will only have one parking spot. They failed to mention that before I signed the lease. They don't care what happens to your car. Been living at Allen House for almost a year now and have had a great experience so far. I recently had a water leak in my bathroom, which over-flowed to my hallway, bedroom and hall closest. I have lived here in the complex since 2011 and I have to say my experience has been quite pleasant, here is why: Location: Allen House is located right off Allen Parkway, I find it quite convenient to jump on any major highways between 45, 10, 59, or 610. I do want to warned you about the traffic in those flooding days, it is extremely difficult to get around the area during the Great Memorial Day Flood in 2015. The entire area was flooded (Montrose, Heights, and Downtown). It took some time to navigate before getting home. Good thing the parking lot has good drainage so my car was safe. It is close to a few stores in conveniently walking distance. There is Kroger, Dollar Tree, Marshall's, TJ Max, Xpress Lube, and my favorite, Luke's Locker! Oh yea, if you enjoy dining out, there are tons of highly rated restaurants within 5 minutes of driving, just look them up here on Yelp and you will be discovering new places every time. I am a runner so I enjoyed being close to the Buffalo Bayou Trail where it is .25 miles from the apartment. From Shepherd to Sabine St you have a 5 miles loops, if you go further east to UH Downtown you make a 8 miles loop. It is 2 miles away from the Memorial Park Panic 3 Miles Loop. It is a great location if you enjoy the outdoor. Management and Staffs: They have changed the leasing management staffs a couple times since I have been here, and they have always been good people. They are polite and courteous, they always make a point to give me attention and make me feel valued. Typical maintenance requests have always seen response in a day or two. My neighbor recently had a leak at the bathroom at 3am in the morning, maintenence showed up within a whooping 30 minutes and took care of business. I do want to share a particular pleasing story with you: a few months ago I was in a hurry to go to work, and I dropped my iPhone at the parking lot. I was looking for it frantically at work and at the end I called my own number. One of the ladies from the leasing office answered. She told me that they found the phone and I can pick it up when I return home. I thought it was such a honest gesture of the staff, I don't often see this level of integrity these days. Safety: This complex is a block away from the River Oaks neighborhood, I think the safe environment extends to the surrounding area. Most pedestrians are residents around the area or visiting runners/cyclists. I haven't had any break-ins (I always keep my valuables away from my car and keep my blinds shut when I am not around the apartment). Neighbors: The residents are very friendly, there are a lot of young professionals and also some young families. They are quite respectful with quieting down at nighttime. I haven't had to file any noise complaints (unlike those college days). I hope you find this review helpful. I do recommend Allen House to you and I think most of you will enjoy this environment. So I just renewed my lease for a second year and with over a $125 monthly increase, which I definitely wasn't expecting. This place is in a great location, has a pool, and gated parking for the tenants. Management and repair workers are on the premises. When I moved here the prices had dropped below $1K/month. When I first signed up, I remember asking about annual increases and was told that they weren't huge. Looking back, it would've been nice to have this in writing, and perhaps some dollar range to compare it to the actual increase. Btw, the $125 increase didn't come with anything extra; all the amenities remained the same. The other tenants are friendly and I value this. I'll be better prepared to consider moving out when this current contract is up and won't be caught off-guard as I was this time. read more

The apartments are over priced given the apartments are small and aren't very nice. Every time I had to renew my lease, they would try and raise the rent by $200. It gets pretty loud at night and there are always parties going on (which can be a good and/or bad thing). The management is unprofessional. There is always confusion regarding parking spots. The office isn't open very often so it's hard to receive packages and don't expect your deposit when you move out, regardless of how well you clean. I honestly wasn't very impressed. There are places that are cheaper and better maintained with nicer staff and an office that is open on the weekends. read more

I am so sad that Allen House is gone now. I lived there for five years (2000-2005), and it was that rarity in Houston: A community. The apartments were older, but well-maintained; the courtyards were beautiful (great for barbecues), the location was great, and the rent was unbeatable. People moved in and never left. I've lived in AH ever since I moved to Houston, in two different units, and I'm very happy here. It's quiet, yet close to downtown. Older property, but well-maintained. It's true you don't have a lot of the fancy touches you might find in newer places...granite counter tops, etc....but you also don't have the high rents associated with them. (The company that owns Allen House also owns the nearby Windsor at Siena and access to their gym and business center can be had for AH residents for $100 annually.) I'm currently in the largest one-bedroom model, which also has a balcony. Unfortunately, there aren't that many of this model, but the regular one-bedroom units have a nice layout also. Pros: great location, nice courtyards and quiet, clean pool, low rent for the area (I pay just over $1/sq ft/month, which is hard to beat around here), reserved covered parking, good maintenance Cons: Most apartments don't have balconies, no one-bedroom apartments have washer/dryers, no on-site fitness facility, older style kitchens and bathrooms I considered moving to a newer property earlier this year that had all the modern amenities since I do miss having a washer/dryer. However, after investigating rents, I discovered that by staying at Allen House I could afford a weekly laundry service and STILL come out several hundred dollars ahead per month....so that's what I did. read more

I lived at Allen House for two year and loved it! The maintenance team is incredible. During Hurricane Harvey they were on top of everything and so helpful, installing sump pumps. They were always very attentive to my maintenance requests. Yeah, the building is older and some people complain the parking lot isn't safe. At the end of the day, if you live in a big city - don't leave any valuables visible in your car. Sometimes we would experience water shut offs for pipe repairs but some of that was governed by the city of Houston, not Allen House. The floor plans and location are great, plus the apartments are very affordable! I would highly suggest taking a tour. read more

I lived here for 2 years and loved it! The leasing staff is fantastic and the maintenance team is phenomenal. It wasn't often that I had a maintenance issue, but when I did, the process of submitting the request was easy and the maintenance team was very quick to respond and take care of the issue. This factor alone was one of the reasons I loved living here - maintenance issues can be stressful, especially when you feel like no one is making an effort to help you. You don't have to worry about that at Allen House, the maintenance team is so helpful. The location is great, the community is quiet, and I never once felt unsafe living here. My roommate and I each had our own covered parking spot. I never had any problems with my laundry being stolen in the laundry room and there were always washers and dryers available for use (it was rare that every single one was being used at the same time). They are doing renovations and I believe they are updating kitchen appliances and other amenities, so I'm sure the units are only getting nicer! I really don't have any complaints about living here, it was a great 2 years. read more

This place is awful. It's by far the worst experience I have had in Houston. I had a roach infestation and they tried blaming me for it. The roof was leaking and creating water damage and they blamed me and charged me for that and to replace the damaged carpets despite calling maintenance multiple times to fix it. You get no washer or dryer and have to walk far to do laundry. The staff is unprofessional and rude. Apartment complexes are nearby that are only slightly more expensive but they have much better accommodations, bigger apartments, and the other apartments are not falling apart with roaches all over the place. read more

As my first apartment in Houston, I was thrilled with many aspects of the community: location, gated, covered reserved parking, lovely interior landscaping, well laid out for the sq ft (I've lived in larger apartments that felt smaller), affordable. Although prices have risen considerably from that reviewer a few years ago who paid $750, they are still some of the most affordable in the area for a professionally managed property (not renting in a random 4-plex, for example). And the management is very professional, maintenance staff is prompt, etc. Biggest cons: not energy efficient (high-ish electric bill), older appliances, no laundry in 1bed floor plans, office not open on either weekend day. I have to rush to get home before they close to retrieve a package. Overall, I'm renewing my lease for a second year and am very happy with it. Well updated 1beds in the area now fetch $1400-1800, so I'll sacrifice granite and hardwood to keep my spending money. read more

Allenhouse has always been good to me. I lived there for 5 years and the staff could not of been better. Amy and Tameka have always reached out to make sure there is anything they can do to make living here your own home. The maintenance team is also amazing. This place is disgusting in more ways than one. Run, don't walk! Lived here for a few months and at the end was able to break the lease because of a ROACH INFESTATION! An entire month with roaches coming from inside the walls, we were never able to make home cooked food, do groceries or even eat take out on our own apartment Bc the roaches would fall from the ceiling. The most unpleasant living experience I have ever had. My husband and I also experienced racism and ageism multiple times from the leasing managers and a few tenants. The positive experiences I've read about Allen House seem very general and vague. Almost forced. Basically, I fell for the same bs so many others do. It's where you tell yourself you can live with certain issues if the location and price are right. I was warned numerous times about this place. I should've listened. I recently moved out (Spring 2015) after living there almost 4 years and it was the worst experience I've ever had as a renter. I won't mention them by name as common decency prohibits me from doing so, but the leasing office staff is the most rude, dishonest, incompetent and unprofessional staff I have ever dealt with. They are sweet and helpful at first, but after you sign your lease it's a different story. The turnover is extremely high, and you become a stranger very quickly. They allow concessions for some residents but not for others. The place is old and falling apart. Repairs are fair at best and needed all the time. ALL THE TIME. Water is charged on occupancy of the unit. So no matter how conservative you try to be, you lose. Same with electric. Your electric bill will skyrocket as it tries to cool your home using outdated and inefficient units installed 40 years ago. All major appliances and interiors need to be updated badly. Yet they posses enough arrogance to raise your rent 30% at renewal with justification being "it's just the market rent in this area". You heard me right...30 f-----g percent. And they will treat you like a criminal when the sudden sting of it causes a return payment or two from your bank while you re-adjust. They will remove your online payment privileges when this happens making it even harder to pay, and harass you daily. The parking is a nightmare. You'll be assigned a space at least 100 yards from your front door. If you parallel park on the street or somewhere closer to your actual apartment you then run the risk of being ticketed, and eventually towed or booted...as will your guests. Two friends were towed parking where I had seen other residents safely park everyday. Then I was booted my last month for what turned out to be an unpaid parking ticket for allegedly parking more than 18 inches from the curve. It cost me $750. But no ticket on my windshield, no notice in the mail. Nothing. When I notified the leasing office they played dumb and referred me to The City of Houston. I don't know why I was surprised. They did the same thing the two times my vehicle got broken into. Again, hats off to the leasing office staff. Bravo. Upon move out, the fun really begins. If your lease ends on the 5th, they start hounding you for keys on the 3rd. You will not get a walk through. You will not get your deposit back...no matter how much effort you put forth or how hard you clean. They charge for nail holes in the wall...not a fist or thumb size hole but a nail hole. My thanks again to the wonderful staff. The roach, possum and rodent problems are as inescapable as the deafening noise caused by the landscaping crew they hire to come blow leaves off the sidewalk at 7am once a week. With all the new construction happening on the property (3 flat tires over the course of my time there from the construction) it feels suffocating. it is very clear they are going to demolish it very soon. But don't expect them to tell you when so can plan for it. Don't let yourself be fooled thinking these are "isolated incidents", or "this reviewer was probably just angry when he left". I lived at the Allen House from Nov 2009 - May 2011. For the price you can't go wrong. This is an older complex that has been up kept very well. I have lived through a few different managers. Some were better than others. The current manger Jaime is by far the best manger. Pros - Very spacious, clean, quiet, and competitive pricing for the area. I never heard my neighbors next door even when there was a baby. Maintenance is very fast on getting request fixed. The pool and common areas are well maintained. You have your own washer and dryer in unit. Office staff was friendly and will receive your packages when you are gone. Can pay rent online. Cons- The pricing fluctuates a lot. One month you can afford an apt here and the next the price has 2x. It depends on the market. Cars tend to get broke into during certain times of the year. Old building so there are a lot of needs for maintenance request. Small elevator which makes moving in and out difficult. When it rains the roof bubbles and leaks in walk ways. I had 3 roof leaks when I moved in. Once it was fixed it properly I didn't have any more problems. The dumpster are too small for the amount of people living in the complex. Sometimes trash would be full to the top on the same day it was empty and just sit there for 3 days until the next pick up time. My dish washer never really cleaned my dishes well. read more

This place is not worth the money. The location is prime, but this place is falling apart. My ceiling fan literally fell out of my ceiling, almost crushing my cat, parts of the ceiling in the hallways would fall out as well. You would have to walk over chunks of ceiling leaving or coming home and nothing would be done about them for a few days. Also, if you don't mind leaks in your ceilings, then you may enjoy the units. All of my neighbors said they had leaks in their ceilings. RATS GALORE. It's disgusting. Granted, in the city, critters and stuff are outside, but when they start making their way into the apartments, that's where I draw the line. Not tiny little mice either, RATS. My apartment also gave my indoor cat horrendous fleas. She was flea free before we moved there, and then all of a sudden she has them everywhere. We cleaned everything and washed everything and sprayed and she still had them during our duration at the apartment. When you walk in, you think the complex is cute and stuff, and it's very obvious its old. Well, it may be cute, but don't forget that it's OLD. Their A/C units are so old that they don't cool properly. (They told me they don't cool more then 20 degrees less than what it is outside.) Yes, it's hot in Houston. Your apartment isn't going to be 60 degrees during the day. I work for an HVAC company and my dad also owns one, so we have a pretty extensive amount of knowledge about how A/C units should work. After THREE times of complaining about the A/C and telling them to stop changing out the filter because that wasn't working, I got the maintenance guy to come out again and I was able to be home when he came to see what he did. He was ARGUING with me (very professional) and then his idea of fixing my A/C was closing a vent. There's an airflow problem, maintenance guys can't even get to evaporator, and the unit probably hasn't been cleaned since 1985. So after he "fixed" it, we still had to have the A/C running at 68 and 4 portable fans just to get to 75 at NIGHT. Which in return ran up our electricity bill and we were almost paying as much as a 2 story house's electricity bill. So having to go the whole summer with crappy A/C and maintenance guy who "fixed" it kind of showed me how important their tenants were to them. The only good thing about this place is the location and the leasing staff was nice. But those reasons alone could never make up for what we went through. This is the first review I've ever written about anything. I wasn't even going to write a review about living here and just make peace and not recommend this place to friends. But they decided to nickel and dime us though and charge us OVER our deposit for things that we shouldn't even be getting charged for. Tripling our utilities when we haven't even lived there for almost a month? Because that makes sense. Charging us for carpet removal when they didn't change out the carpet for us when we moved in. Trash removal when we took everything out of that apartment. I could understand a measly cleaning fee that I would have been happy to pay, but if they think they are getting 400 bucks more than our deposit, they must be crazy. And for a place that is rumored to be torn down and turned into a high-rise like the one next to it, which they own. I'm not giving them money to fix stupid things and pay for a completely new building. Things should have been fixed a long time ago. I would not waste my time or money here read more

First of all, I should say this is not may real rating for this house. Unfortunately, Yelp doesn't allow for 0 star so the lowest I can go with is 1 star. Definitely, Allen House was by far the worst residency I've lived in. There are some general incidents which will happen for all the residents of this housing including constant water shut-off for maintenance (I don't think I've exaggerated if I say at least once a week), very unclean pool area, pretty slow maintenance response (it took them more than 48 hrs to fix my water leakage after I contacted them couple of times), and lack of security, as I received a few emails that several bikes have been stolen or cars have been vandalized, when I was living there. Regarding my personal experiences, the second day of my stay, I saw several wide scratches on my car and I reported the incident to the manager, mainly to see if there are cameras in the parking or not, but her response was the most irresponsible and defensive one I've ever got in my life. She absolutely dismissed it, and complained that why I reported this to her and why I say it MIGHT have happened inside the building, and told me we never had these incidents, which is most likely a very big LIE, since I received multiple emails about vandalism and theft in the community later, as I mentioned. The way she handled the issue led to an argument between us, and eventually, not even didn't she take a report or took any actions to dig into the situation, she called her own supervisor to terminate my lease and ask me to leave. Back then, I was supposed to start my new job and didn't have any time for a new move (I'd come from California and this move had taken me 1 week!), so I was forced to agree with their conditions and didn't follow the incident anymore. Ms. Blanc (the manager) is certainly highly irresponsible, incompetent and unfitted for her position. There's a lot wrong with this community, but a promising first step to resolve these problems could be replacing Ms. LeBlanc. read more

I adore this place. I wanted to get a place on my own and still be in a good area close to Midtown/Downtown. A friend recommended AH and I was slightly hesitant, given the age of the complex. I went and toured it was suprised at how much charm it has. I have a 1 bedroom apartment with 715 sq feet for under $750. Try finding THAT in Midtown! Of course I do not have the granite countertops, wood floors, workout room with flat screen TV, but you get what you pay for. I've always felt safe no matter what the time. Everyone here looks out for each other and many have lived there for 35+ years! I think that says a lot about a place! Pros: Cheap rent AWESOME location Covered parking Did I mention cheap rent?? In an awesome location? I've recently moved to another state after living in the Allen House for almost 20 years. My experience was largely positive and I would recommend the apartments to my friends. The issues I did have, for example, the rent increasing every freaking year, were pretty standard based on previous experience and talking to friends. The office staff does seem to rotate, but is mostly good. (The ones in charge when I left were exceptional.) My biggest compliant is that I unexpectedly had to end my lease early and it cost a fortune. That, however, is up to the company, not the people working at the apartments. They on their part did their best to make the process as painless as possible. I will miss living here. read more

After previously living in Midtown and dealing with consistently drunk and loud tenants, the Allen House has been a great change. My roommate and I chose this apartment primarily on location to where we work and attend school, and the price is one of the best you'll find for the area. It's a short drive to most areas within the loop and a quick hop onto the highway. Keep in mind - we weren't looking for anything brand new and fancy. We actually liked that the apartments were smaller, older and had some character. If you're expecting brand new appliances, etc., this probably won't be ideal for you. That being said, the apartments are huge and have a lot of storage. We're on the first floor and while the natural lighting isn't the greatest, but that's never been a big hindrance to us. As the complex is older, the walls do tend to be thin so obviously sound carries. Although there have been instances we can hear footsteps or whatever late at night, our neighbors are always courteous and we've never once had an issue with late night loudness. Upon moving in, we did have several maintenance issues including cabinets peeling. After being screwed over out of our security deposit in previous apartments, we noted EVERYTHING in the apartment. Upon presenting the walk through list to management, they had the maintenance head to a walk through of our apartment with us in addition to our list and everything was fixed within a few days. We've submitted other maintenance requests after that, and everything is always fixed that same day or the following day. Both management and maintenance have always been professional and courteous to us since we've moved in. Above all, it's a safe and quiet community. After living in a few areas of Houston's inner loop, this location is one of my favorites. Hope this helps! read more

*The Good* The apartments are spacious, particularly if, as I am, you are used to the cramped apartments from the northeast; there is a pool, which the other residents don't use all that frequently; the laundry room is spacious. Moreover, the management here is really terrific. They are always in the office, notify you of packages, and even will deliver packages to your apartment if you so request them. They also respond quickly to maintenance requests, even on weekends and holidays. The apartment complex is also situated in a good area, close to many restaurants and stores, which are accessible both on foot and driving. *The Bad* Allen House is an older apartment complex and thus has some problems that you might expect from an older place: the water pressure could be higher (for both shower and toilet), the appliances are older, and the air conditioning can be testy at times (if you dial up the temperature and are away for a while, when you come back and dial the temperature down, it can take a while -- sometimes a couple of hours -- for the thermostat to detect the change and start cooling). At times there has been vandalism or break-ins of cars; although this seems to occur only to cars that are parked in the front parking lot, not to the majority of the cars that are parked in the gated area. So get a gated parking spot if you can. Overall, I would highly recommend Allen House. read more

Yes, since I lived there in the early 60's, I would classify them as "old," but then, so is the condo I currently own in S.A. and it is well kept inside and out. The Allen House was lovely when I lived there, and no doubt fairly new, and the best part was the "free" (I think) bus that took us to work in downtown Houston with dropoffs at Humble Oil, where I worked, and other stops, too. Old apartments and poor, disrespectful management. The roads are unkempt and damaging to your car. The apartments are big, but have poor natural lighting and thin walls, making noise a big problem. Also, they smell like mildew and I have had allergy problems ever since I moved in. The ONLY good thing about this place is the location. DO NOT make the mistake of living in these run-down, over-priced apartments. There are much better living arrangements around this area, don't be fooled by the deceitful management here who are very rude, passive aggressive and invasive. Allen House exceeded all of my expectations, and it is a hidden gem inside the loop. If you are looking for an affordable one-bedroom, I highly recommend living at Allen House. My apartment was spacious and affordable. I loved the beautiful courtyards at the complex and the staff is EXCELLENT!!!! All of my maintenance requests were completed within 24 hours (if not sooner), and the Allen House team promptly responded to all of my e-mails. It is located off of Allen Parkway, which a wonderful location too. I've lived in 4 apartment complexes in Houston, and Allen House has been my favorite! read more

I can honestly say that I do not feel safe in these apartments 5. The floor in my apartment actually slants to one side. Seriously. 6. they will never tell any of us how much longer the buildings are actually going to be there. People were forced to terminate their lease in some apartments, because they simply could not be lived in. 8. The loyalty the managers show you upon notice that you are terminating your lease is a complete 180 from how they acted before. I lived at allen house for my last semester at college and it was a very difficult year. Not because of classes, but because of this poor excuse of a home. If you have any type of allergy, this ancient complex will trigger then any time of the year. During the spring and summer my A/C unit would break every week. It took the maintenance over 4 attempts to fix it, but even after I moved out it was broken. In February, I went on vacation and came home to my door broken into; maintenance came to fix it when I called it in instead of the moment my neighbor called the police. Finally in may after I graduated, my lease was finished but my time there was not. Because a letter stating I was moving out was not turned in (I was preoccupied celebrating my educational accomplishment), I was forced to pay 2 extra months of payments to an apartment I was no longer living in. I have a million more stories why nobody should live her. To end this positive, the whole foods down the street and view of downtown was enjoyable. read more
