On the day of the Home Inspection, I paid for before we started the inspection, we spent a lot of time going through the home and discussed many of the defects of the home I was under contract to buy. Unfortunately, the majority of the defects we discussed were not written up in the report. My feeling was that most of the resulting written report was boiler plate writings and thus omitted what we discussed. When I talked to the owner/inspector about these omissions his reply was he couldn't put in the report all the issues we discussed.
