I rented from them for a little over 2 years , I submitted everything notice in writing of move out pictures from move-in pictures on move out to compare nothing absolutely nothing was broken or anything on my account I cleaned it more than most people would there's no stains in the carpet nothing the only thing there was was holes in the wall from nails for pictures that I hung I even helped out their Landscaping. However they still tried to hold my security deposit I kept calling them about it asking him when it would be returned they kept giving me the runaround I literally sued them I had to sue them and I won and they had to give me back my deposit plus the you know court fees my lawyer fees pay my lawyer I got like three times my deposit plus my lawyer got whatever he got plus they had to pay all the court fees and fines and stuff if I'm not mistaken the land the owner of the house that this all happened with I believe fired them because even he had to come out of pocket all because they wouldn't give me my measly deposit what could have cost them around $1,000 cost them more then I think $12,000 the owner of the house actually had to pay part of that and I think he paid like $2,500 or 3,000 of that and they had to pay the rest. They never fixed anything the house started being infested with rats because of holes in the house and the foundation or whatever that I kept asking them to fix and they refused instead they said that it's my fault that my house was messy because when they came over one time finally after 4 months I had dishes in my sink yes absolutely because I was terrified to be in my kitchen. So unless they've went through so many changes new people and have lived that model for you know years and based on the other comments I've read it doesn't sound that way read more

After submitting my application along with $231 in fees, all requested documentation of income and rental history, being approved, paying my deposit of $1250, enrolling in their rental portal, purchasing rental insurance, flying in from CA during Covid-19, hiring a moving company, turning on utilities, and terminating my lease at my previous home, I was told ON THE DAY OF MY MOVE that they have decided not to rent to me. The reason I was given was that I would not be a full time occupant as I had rented the place for my son who is a college student. This was stated on my application. I then contracted with a realtor to help me find new housing amidst COVID-19 (not easy) who saw on the MLS that the property had been rented out from underneath me. To add insult to injury, I was then notified via email that I was being charged $75 in late fees for non-payment of rent for a home that I do not live in! It will be interesting to see if my deposit is returned to me. I plan to take legal action. ! I have made 2 trips to TX, lost 3 weeks of work, endless hours searching for properties, emotional distress compounded by the pandemic and an increase in rent at my previous home due to cancellation of my original lease. It will be interesting to see if my deposit is returned to me. I plan to take legal action. read more

It's unfortunate but the negative reviews on Alden Short are true. Originally, I wrote a good review on the staff and defended the company for not answering the phone or returning phone calls, because my leasing person (he's no longer there) really made things easy for my family's move & the two times I visited their office they were packed with people. I was lucky and got a good house. I didn't have to worry about maintenance requests or anything like that. But I will say my home was not cleaned prior to move in, AC wasn't hooked up (I moved in the summer), my dishwasher soap dispenser was broken and I was told to just overfill the dispenser when using the dishwasher because they wouldn't replace my dishwasher, my bathroom sinks & bathtubs had missing resurfacing paint, the laminate in my kitchen had floor glue all over the cracks, and the painters left paint spots on the wood floor. Again, I'm thankful these were the only issues I had personally. None of this was fixed, except the AC, but it was livable so I didn't mind unless I had guest over because my bathroom sink just looked dirty, but it wasn't. I lived in my house for over 2 years, finally gave notice to move back to my hometown, and once I gave notice I was provided with a huge "To Do" list with move out instructions. Of course the usual would be clean the home, mow the grass, and take the trash out. Some unusual request are for you to keep all utilities on until your move out inspection is completed or a fee is $85 would be issued and it would delay the inspection, basically clean everything including windows, walls, baseboards, blinds, and even the sink stoppers for the kitchen sink. So, basically they want you to do everything they didn't do for you when you moved in. The office wouldn't give an update on when the moveout inspection would be done, so I wasn't going to keep all of my utilities on and wait for them to complete my move out inspection. I also drove the property 2 weeks later and the grass hadn't been mowed and they had trash all on the side of the house. It's now been over 4 months and I have yet to receive my move out inspection paperwork and deposit, minus the utility fee. I've called multiple times. The move out instructions says they will provide you your deposit within 30 days. That's not true and as per all of the other negative reviews, this isn't a one time thing. I left my home in perfect condition. They listed the house online and the only thing they did was update the bathroom sinks. Since like I mentioned, the ones that were there had horrible resurfacing paint. The first time I called I was told they didn't have my forwarding address, although I provided that on my move out notice form they had me go to their office and fill out. So, I gave them my address. I've called multiple times, have left voice messages, and emailed and the only response I have received is that they are processing my request. Honestly, at this point I doubt I'll get any of my $1300 back, but I do have pictures of before I moved in, my after pictures of when I moved, and the pictures that are posted online of the house listing and (again) the only difference are the sinks. Yet, I have not received any money back or my moveout inspection paperwork. That's my experience with Alden Short and like i said, I hate to agree with everyone else, but all of their reviews are true :(. read more

Alden Short is the worst, my family lived in one of their houses in Dallas up until the original owner decided to take back their house and my parents got evicted after 8 years (which is totally their prerogative except for the fact that they painted it as a "you can rent to own after a few years" type of situation and my parents had basically a day to move). Luckily God doesn't forget about his people and they found another house the very same day and managed to move everything from one house to the other overnight. My little siblings are 14, 10 & 2 mind you and they had to help, the older ones missed school the next day because they were exhausted after the move. Regardless of all of that, they also completely abandon the homes as time moves along. These aren't luxury mansions I am aware of that, but still worth upkeeping. The maintenance of the homes is non existent. The floor was coming undone, the ceiling is cracked, at one point the cabinets came off the kitchen, dishes and everything and nothing was done about it in a timely manner. My parents put eight years of memories into that home so it was hard to part ways but ultimately being evicted was a blessing because that house can't hold up another 10 years, especially with nothing being repaired. My parents did what they could but they were renting and obviously wouldn't do major renovations to the home until it was theirs to renovate otherwise they would have put in all this time and effort in the house just to have it taken away. Don't trust Alden Short read more

DO NOT RENT FROM THIS COMPANY! I cannot emphasize this enough. They don't answer their phones, they don't call you back, and Christian has no idea what he's doing. Molly never answers her phone and is apparently constantly in meetings.. yeah right... I moved out recently and have over $500 in fines from them taken out of my deposit that I wanted an explanation as to why. I have been calling every day for 2 weeks and no one will answer or call me back. They don't communicate amongst each other or tell you the right things. In the winter our heater went out during a deep freeze and the inside of my house was 18 degrees. I called maintenance 12 times and I called the company and no one would answer. I put in multiple maintenance requests to which someone would come to my house and say it's something I did. The heater got fixed after a week of our house being freezing cold. Our whole house smelled like mold from day one and in the bathroom mold started showing up on the ceiling. When maintenance got there they told me "just clean it with a bleach cleaner" WHAT?! This company is unprofessional and good luck getting ahold of them unless you want to submit a payment. read more

***Update as of 12/16/2019 Why can't someone return many unanswered emails and voicemails regarding the COURT ORDERED JUDGEMENT to return my deposit plus court fees. I've tried every which way to get someone to respond, including emailing the OWNER, Mr. Scott Belsley himself, who's only response was, WHAT DO YOU WANT? The office blocks numbers so you can't get through to them. I just want my deposit back. Was a great Tenant, could have been a great review, but I wouldn't recommend anyone to this company, Especially after researching the background of the owner. Can someone please get in contact with me regarding this, so that it may be resolved once and for all. Thanks, Update: 01/15/2019 Unfortunately, after posting this everything went downhill, which is why most times I don't post. Least to say, I've been asked to leave in the middle of a month with a 30 day notice as they do not wish to renew my month to month lease after sending them a very angry, expressive email regarding their new sudden charges and fees and not answering their phones. They refuse to speak to me on the phone and must be an email so that everything is documented. Charging for EVERYTHING, from Convenience fees for paying your rent with a money order, to the very end of your lease when they charge a $25 fee to future landlords that want to verify your rental history. SMH. Just sad there is no longer any integrity, just money hungry companies who never have enough. I WILL NOT be recommending my worst enemies to this company any longer. They were upset on how they were talked to by email and told it's part of their job, yet they treat their tenants with fake customer service and will probably be charging for that too, before too long. I'm so disappointed after an almost great 2 years with them with no issues before, no late rent, to a 30 days of hell with extra charges and rent to be paid on the first and out by the 14th of February (a thursday) on top of new rent and deposits where ever else that may be so I can try to keep my kid in the same school. DO NOT RENT here. But from what I see below, they wished me well in my future! :) You as well Alden Short, you as well! December 2018 You win some you lose some. No one will always be happy. Most won't post a review until they have experienced something negative with whom they are writing the review for. I just want to say Thank you to Alden Short for providing my family and me with a home. Yes, the house is shifting because it's old. Yes, they could add dishwashers to their homes but hey, it's minor stuff. When Maintenance is needed, they are there and try to get everything fixed right then if they can. The people in the office are always extremely nice in person and on the phone. Sometimes it is hard to get a hold of someone in the office directly, so that can be a little frustrating, but just keep trying. If you don't pay your rent on time, duh there are consequences as anywhere you have to pay bills. If you have had rental problems in the past, they do offer 2nd chance. That's really hard to find for a house. They do NOT offer Transfers to another house. You must be out for 6 months and start all over again with application and deposits. If you get lucky and find a house you like though, stick with it. I have had no problems with Alden Short, and am very happy with my home, minus the little stuff. I always recommend Alden Short to people looking for a rental house. Google Response from the owner 11 months ago UPDATE: It is always unfortunate when are unable to renew a tenant's lease and wish you well in the future, Angela. Thanks so much for your kind words, Angela! Hearing that you recommend us to others is the highest compliment we can be given and take the responsibility to provide everyone (even those needing a second chance) with an affordable home. We also very much appreciate your patience when communication challenges arise! Alden Short - Property Management Near Me - Dallas, Texas

I have been renting a house from Alden Short for 16 months now, was only late with my rent once because payday was on the 3rd. I had $957, vet bill last month notified Alden Short that I would only be able to pay a portion of the rent on the 1st and that the rest would be paid on the 17th, and that I had not problem paying the late fees. Alden Short will not answer my emails, no communication from them at all when I tried to pay a portion of the rent the system refused to take it and stated only complete payments are accepted. Now that I go back to schedule the complete rent payment Alden Short has blocked me from the web site, they will not allow me to pay the rent. and no answer to my emails. has anyone else renting from Alden Short ever had these problems before, how did you resolve the issues? . read more

A very bad property management company! I lived in an efficiency (studio) apartment (Oakridge in N. Oak Cliff) for 1 & 1/2 year. I paid my rent on time every month, never had 1 complaint! First: landlords- I lost count how many we had...very few of them ever bothered to introduce themselves, much less check on how we, the tenants, we're doing! One particular landlady was particularly horrifying: I lost my keys & immediately called her, she said she would leave a spare key in an envelope taped to my door...she didn't & I was forced to call a locksmith. It took me three days to get any response from Alden Short as the landlady refused to talk w/ me (in fact she just screamed at me for bothering her!), and NO ONE ever answers the main phone line...EVER! By chance I found an email & was able to contact someone at AS. I was able to deduct the cost of the locksmith from my rent, after some runaround! I placed numerous requests for simple repairs & received no responses! Only once did exterminators come out...I found two dead rats in my apartment, & roaches were a constant problem (and I am not a dirty person)! Because some of the landlords were not turning in rent money on time (though we, the tenants, paid them on time), AS decided to "allow" tenants to pay rent via 7-11, for a $3.99 FEE each month!! To end this review on a real kicker, last June the landlady (what was she...#5 or #6, I can't remember!) demanded I sign a new lease; she woke me up (I work nights & sleep in the day & she knew this!) to sign a new lease...I told her to leave it with me & I would look at it...oh NO, she needed it signed NOW...she promised everything was going to stay the same (rent), she demanded I sign a blank lease & she would fill it in later because she needed it done NOW! I was stupid enough to trust her, so I signed the blank lease! Come August, my rent for the new lease period increased $135.00/mo.!! And this apartment had no heat (I had to buy a space heater, none was provided me)! I tried to explain the deception to Ashley in AS's office, but she wouldn't release me from this new lease! My lease ended at the end of January & I found a new, cheaper, nice apartment under a private, non-corporate owner! Very, very, very glad to be rid of Alden Short! Stay FAR away from Alden Short owned properties! Bad, bad & very bad!!! read more

I leased a home from Alden Short for a little over two years. Rent was cheap and home was huge! Maintenance: In the summer the ac went out several times and although maintenance always came, I hated it! They are incompetent pervs! I stopped putting in work orders. My electric bill was never under $400 and this was due to AC issues that maintenance couldn't fix. Rent: My monthly rent was $1200, super cheap! It's hard to find a 4 bedroom home for this price. However, you get what you pay for!! An eviction was filed on me twice. The first time was an error from previous manager. She ended up crediting my account and apologizing. The second time, I payed late on the 9th. I dropped off a money order in the night drop. I noticed that money had not yet been posted to my account, for days I called and called and called but NO ONE EVER picked up. I sent multiple emails, no one bothered to respond. I went to the office and spoke to Mae and Christian. Christian, who is extremely rude, went to the back only to come back and tell me Lindsay said she had not yet decided weather she was going to post the money or not but finally decided she would. What?!! Mae and Christian verbally confirmed that an eviction had not yet been filed. I left the office and two days later a Constable knocks on the door and serves me with eviction paperwork. I cried! I've never had an eviction on my rental history prior to leasing with Alden Short! Never! I've always paid on time. The end of 2017 until the end of 2019 with Alden Short was the hardest for my family and I. I went through chemo and couldn't work. I never asked for a concession, never asked for any type of help from anyone. I went through exhausting necessary treatments that were very expensive. I understand that rent is due on the 1st and at the end of the day it has to be paid no matter what but these people have no empathy! They need training on customer service and fair housing. Owner should set them up with Grace Hill, maybe that'll help. Pest Control: The home I was leasing had a rat infestation. The neighbor who lived behind the home was a hoarder. It was a nightmare! Have you ever heard of rat mites? Never in my life did I know about these pest! Rats carry mites, when a rat dies the mites leave the body to find another host...guest who that host was? Me!!! Initially, I thought they were bed bugs but when I called pest control they informed me it was rat mites. These mites would crawl in my bed and bite me, the itch was the worst and it would last up to 10 days. (I have photos that I will try to post)They were all over the house, all over my furniture! It was hell! The only way to get rid of these pest was to get rid of the rats which was impossible! Rats kept dying in the walls and the smell was unbearable! Can you imagine going through chemo, feeling crappy 24/7 and constantly being bit?! People asked, why don't you move? We couldn't, it wasn't in our budget, therefore, we would stay on and off with relatives. I told management about rats and all they said was tenant is responsible for pest control so I proceeded to get on a treatment plan with a pest control company. They set traps on the exterior and in the first month caught 18 rats!! (I'll try to post photos) These rodents were huge!!!! Once I was done with chemo, I gave my notice and moved out! I don't miss the rodents crawling in the attic, crawling in wall, fighting in the walls, dying in the walls and I sure as hell don't miss the mite bites with the horrible itch!! Tip: If you are a first time renter, please read the TAA lease and any addendum you'll need to sign prior to applying with them. Most of the time we are eager to move in that we simply just sign without reading. If you are not sure about something, call the apartment association. Every management company is different so please be sure to check their policies. Reviews matter so read them before applying anywhere. Lindsay- Please don't bother responding to this review. You never bothered to respond to any of my emails, therefore, I don't care for your response. read more

This place is a scam, unprofessional and inconsiderate. I leased a duplex in 2015. Due to uncomfortable situations I moved out before the lease was up. Here we are 2019 and I am applying for an apartment and I get denied because they put 2 evictions on me for June and July of 2015. I was never served a court order nor went to court. I was never evicted. It was a broken lease at the most. Since I was trying to move in a hurry I went ahead and paid the amount off. Now that I have reapplied to the apartments that denied me because of the evictions they are starting they have no history of me renting any property from them. The are giving both me and the apartments I have reapplied to a hard time. How do you have 2 evictions on my credit but no history of me renting a property from your company? Do not waste your time with this place. Molly the manager is very rude. Christian doesn't seem to know what he is doing. The whole team is ridiculous. Sheremirah J. This is a VERY BAD company I have a rat problem because they fixed some pluming and had to make a whole in the floor and wall. They never did fix the whole and now there are rats coming in the whole. And I have called numerous times about this problem. Someone only came out one time and he toke a look at the problem. And said he would need help to fix it, he said he would be out the following week. And still no one came out, I ended up putting another work order in and I'm still waiting. I got a text message from them asking did anyone ever come out about this problem I text back NO till this day still no one has come out. And I am still fighting rats day and night they are just that bold to where you will see them in the day time and night time. I won't even dare to have any company over until I move somewhere else, which I am working on because I am tired of this issue it is very sad. And the foundation in this house is not up to par they have also toke pictures and said they where going to fix numerous of things doors and windows too and have not done that either. In the beginning of all this I talked to Lindsey (she was very nice over the phone), but then everything with this application process changed in just two weeks. We were asked for more and more information that we already provided on our applications. No one else contacted us over the phone so we could hear a voice from Christian or Mae until today July 1. It was the worse experience ever. I woke up this morning and talked to a very upset worker Mae Simmons because she got our employer information incorrect to verify our employment. I told her that was wrong and that was our emergency contact info and she continued to tell me I was wrong. When I requested a refund Mae said we do not give refunds and I would need to take that up with my bank. She proceeded to hang up on me. I wish to personally talk to a manager about this behavior or miscommunication on this company. We looked at BBB and found a -D I wasn't shocked not one bit especially how we have been treated. The number provided do not be fooled it is a run around. One moment they make you believe you called the central office and turn around give you the same number you just called. All we were looking for was to make a new start in Texas and for it to be a smooth process. I do not know how a business can stay open with this type of negativity within it. read more

We are previous tenants. We were at our property for two and a half years. Never missed a payment always paid on time never cause any issues never caused any major damage to the property. We gave proper notice when leaving we took out everything if I could upload pictures I would. They held our security deposit and said we still owe them $530. We acknowledge that we would not get our security deposit back in full due to normal wear and tear. The exaggerated amount that they accumulated was beyond shocking. In no way that we exceed our security deposit. We are still disputing the charges and we were met with the most unprofessional response. If you move into a property on that form the move in inspection make sure you write down every little detail possible. You have to walk on eggshells pretty much when you're living on their properties. They could care less if you're a good tenant or a bad tenant they will take advantage. read more

They have managers that are felons and like to rummage through your personal dressers while you are at work. I have the videos. Perverts and slum lords. Especially the one that rents at Worth and Tremont. Just nasty management and the property management just don't care. The managers wife being way to friendly and under the influence threw a rock and hit me in the head. I called the police and 5 days later I received a eviction notice. They will lease to anyone as long as they get their money. That is why it is a zest full of drug dealers and losers. One of mydearest friends lost her deposit money to hold a apartment to move in. Because that unit wasn't ready at the time and tried to force her into another unit that was not the unit she was to have in the beginning. Trust me this place is bad news. Also I am not the only female in my unit that was violated, stalked, and harassed. I found out that the female before went through the same. It is all in the courts as for now. Everything the other reviews say about this place are true. They are thoroughly unprofessional and downright sleazy. We were looking at renting a place, applied for one of theirs among others. Every time we called, they would say they hadn't made a decision on our application yet. HORRIBLE HORRIBLE HORRIBLE company!!!! Our neighbor has a rat problem, you read that right a RAT problem. We have a baby and a 3 year old. I stay at home so the house is very clean. We never leave food out. There was a rat INSIDE Our home. We saw it enter from a crack in the siding outside. ITS FROM STRUCTURAL ISSUES FROM THE HOUSE! The entire dining room slopes down from foundation issues. There is no way in hell this house would ever pass an inspection. They finally had an exterminator come out because we started to send things to a lawyer. HE FOUND A HUGE HOLE IN THE ROOF WHERE THEY CAN ENTER. He said it doesn't matter how clean I keep the house, until they fix the structural issues they still have a means to enter!!!! We can't use rat poison or snap traps because we have a 3 year old!!! THEY HAVE YET TO CALL US AGAIN ABOUT FIXING THE WAYS THEY ARE ENTERING!!!! They are the WORST management company I have ever dealt with. I would really like to give a better review however, my lease is up and I'm trying to move closer to my job and they are refusing to allow me to move into another property. I've never been late paying my rent, nor has my family been any kind of nuisance to the company/neighborhood/property. I'm being told that policy is that I NOT live in one of there homes for a time period of 6 months before they will rent to my family again. Why does this make since to them? You would think that the company wouldn't want to lose us since we pay on time and are never a problem for them. I'm willing to do another application even though I'm already a tenant. They told the BBB that I didn't stay until the end of my lease which is a lie, and if they are making excuses to them then they probably don't plan on giving me my deposit back. I'm so disappointed in this company. We rented from them for 6yrs. always paid our rent on time, my husband took care of the small maintenance issue's. Since they lied in the beginning about buying the house we decided to buy another house. We moved out in March 2019, we gave them more than a 30 day notice and we cleaned the house up. In May I called them about our deposit and the lady told me they had sent out a check to us. I told them we never received anything from them. She said ok we'll have to find out what happen to the check. I said ok and I gave them 30 days to resolve this issue. When i called again the lady said let me have my manager call you. I said ok fine. A couple weeks later another person called me and said they didn't have a forwarding address for us. So I gave her the forwarding address although I had already given it when I gave our notice to vacate. 1week later we get a letter that we don't understand. It says our deposit of $550.00 would be forfeited due mini blinds, landscaping and trash and a satellite dish, then it says balance due $650.00. First of all the mini blinds were the same ones from when we moved in 6 yrs. ago and they were never replaced before we moved in, second of all we didn't do anything to the yard, except try to get the grass to grow, thirdly we left no trash and as for the satellite dish there was 2 already on the house. The trash we put out had been picked up before we finished moving the neighbor let us borrow his trash can. When it comes to them owing you they don't wanna pay, but don't you dare owe them money. When I gave them our vacate notice I specifically specified that we would like to be there when they did the walk through, but we never heard from. I don't know who this Molly Kirby is but just an FYI, I do have videos of the house inside and out after we completed the move. We rented the house for $825.00 monthly, now it rents for $1350.00. Wow what a rip off. We did the right thing and it blew up in our face. read more

This place is very unprofessional. I submitted a request for more info and 5 days later a African American lady calls me very unprofessionally and says to me "hold on I have an important call" so I hold, I can hear her telling her personal call "hold on let me get this lady off my phone" then she gets on the line with me and says "mam' let me call you right back" until this day this lady has yet to call me back. That was rude no follow up with me what so ever, not persistent at all. With how ghetto that phone call was I can imagine with me just being a prospect and not handled correctly I can only imagine being a tenant read more

Do not rent from these people. If you have any type of urgent matter for maintenance you get the run around. I've been renting from them a year now. I have to call maintenance monthly for sewer backing up in bath tub, toilet over flowing etc... Now it's about to be 30 degrees my heater haven't worked since I moved in and I have to wait until Monday. The ceiling in my bedroom is cracking and about to fall in. I was supposed to be put on the list the week after the last plumbing problem, as of today 3 weeks later, I haven't heard from anyone about the replacement of the pipes. I suggest you hire your own inspector before renting a house from them. Nothing is a priority to them but your MONTHLY RENT!!! They are quick to send a notice and the constable out if you're late but the house will fall down or burn up before they repair anything!!! read more

they are one of the worst companies you can rent from. They do not come fix things at all. You have to do everything your self. Also they put me in a house without telling me that the house was not grounded electrically and when i informed them of the issue all they kept saying is that they will send some one tomorrow. but i guess tomorrow never came. The house was also rat infested. One of the rooms in the house had mold in the carpet. So i guess the carpet the day before you move in so that you cant tell. They just wont your money. I repeat please don not rent from these people. They get no stars from me. read more

Ruuuuuuuuunnnnn!! Far away from this company if you can. Even if you pay your rent on time and notify them of vacancy, they will still find a way to make you wait on your deposit. I've been waiting for 3 months and I think it's about time to contact Fox 4 News so we can let our community know about these Frauds. read more

Tried renting a house from them but they are very unprofessional and not helpful at all. We paid the application fees and they said they'd call us but we haven't heard from them since. They never return your calls or emails and the one time someone did answer they had a very bad attitude and were very dismissive and told us to call back another day. Don't waste your time dealing with these guys. They are bad news. read more
