    Sad that I even have to give them one star. They don't deserve it. Lived there a year and a half…read moreand it sucked from the get go. The apartment was dirty when I moved in. They just told me I should clean it to my personal standards. I noted a bunch of maintenance issues at move in. Most were still not fixed when I moved out. Cupboards wouldn't open, shelves broken and leaking fridge, light fixture wouldn't work, windows wouldn't open, stove burner with stuff burnt on it and as such wouldn't work, and so on. Heat went out one winter day. It was early am on a business day so I called the office right away. Called 14 times that day and no one returned my call. Went up to the office several times and they always had a sign up that they were out but would be right back. Finally the after hours night maintenance guy answered when I called again at 7pm. He was very polite and came over right away. When I went to the office to complain the next, I was told that sometimes the office is unavailable and I needed to get over it. Regularly received emails from the office notifying us of thefts and break ins in the parking lot. They always reminded us to lock our doors but did absolutely nothing else. They did nothing to increase security. Other residents in my building smoked pot and often left the door to the building open even though it was supposed to be locked. Complained to management about both of these things and about cigarette butts being dropped onto my balcony by the people living above. Management said it was my responsiblity to talk to my neighbors directly and that if the pot bothered me, I could call the cops. Umm, yeah, not going to do that and then have to live next door to those people. Ended up getting a job out of state and had to break my lease. The staff in the office were incredibly rude. Be prepared... the lease they have you sign is 14 months not 12 and you have to give them 60 days notice before moving out. Took them 3 months to get the apartment rented, but in that process I had my only good experience with them-- their collections person was polite and professional in working with setting up a payment plan. But pro tip- the bill collector shouldn't be the nicest employee on your staff. Also, if renting from them, be prepared to pay significantly more than what your monthly rent is by the time they tack on water bills, sewer charges, valet and regular trash and their $90 a month amenity fee. You can't opt out of anything. Don't expect the pool or gym to be open most of the summer despite your amentiy fee. I think they were closed a solid 75% of the time I lived there. When I complained they said I could use the facilities at Biltmore or Vanderbilt. Those were okay (indoor pool at Biltmore was nice) but if I am paying $90 a month for amenties at my complex, I expect to be able to use them and not to have to go elsewhere.

    do not move to lionshead apartments!…read more i urge potential tenants to reconsider moving to lionshead apartments. my experience here has been nothing short of terrible. safety is a serious concern. my vehicle was stolen within the first two months of living here, and it became clear that management was unhelpful and dismissive. they claimed they had no access to the surveillance footage and offered little support in resolving the issue. after weeks of follow-up, they stated there was no usable footage available, leaving me feeling ignored and undervalue as a resident. if you're looking for a safe and supportive community, i recommend exploring other apartment complexes in omaha. there are many options that prioritize the well-being of their residents. please consider this review and all other reviews before making a decision. ask yourself why there are so many reviews about stolen and broken into cars at this location. makes you wonder if management might have a connection to these incidents! another disturbing issue that residents have recently encountered is the increasing presence of snakes around the apartment complex. if you're sensitive to snakes or simply value a safe environment, this should be a significant red flag. you are not and will never be safe here stay away from this place

    Very poor company. They solely have money on the mind, and it shows...They lack everything…read morenecessary to be a good company that actually cares about their tenants. They disregard the need from everything to compassion to caring about basic human needs, especially regarding health and safety. Not to mention horrible leaking after storms (sometimes shortening out the lights in the main pathways and in the units) which also caused a lot of black mold growth -which does not get taken care of by the way-; the list can go on and on, everything from demeaning and condescending upper management, or never office management. The physical and emotional turmoil this company has influenced so much of is not worth it. After a terrible last several years, I will be glad to no longer be associated. Thank you for your time.

I will move it from a 1 star to a 3 star for their effort in correcting the matter. My son who is a first time renter at Ridgeline Apts tried to make a payment on the 5th as he was out of town working. He had issues with it getting submitted and it finally went through. This was prior to the 6th. He said it was different than normal. He then went on in the morning to make sure and seen a late charge of $100. Confused he emailed the property manager informing him of what happened. This was before the office even opened. The response, sorry we can charge either $20/day for being late or $100 for the month. Refused to remove late charge without screenshot of payment. Kind of hard to do when it didn't work right for you. Lesson learned for him, but horrible property management, especially when they reach out right away. Guess he won't be staying there long and based on the reviews, not sure many will either!

The idiot and complete incompetent site manager at my NP Dodge property is such a braniac, he towed my vehicle, which had been parked in the same spot, closest parking spot to my front door for a consecutive 17 months. He says is had not moved for "some time", well that some time consisted of about 90 minutes from my earlier in the day trips to Panera and Caseys. Not to worry, I have the receipts with the date and time stamped on them, along with two work supervisors who have provided me with sworn statements legitimizing they saw me at work with my car, also on that same day when you say my car hadn't moved in "some time". Maybe the people who work at Dodge are such huge bottom feeders this is the best place for them, other than working at organized crime.

    The only reason I would even give this business one star is so I can actually write a review. So…read moremuch depends on the agent and obviously we got the worst one available. From the very beginning he was always too busy to do his job. He always used his wife who had health issues (which by the way was doing great) or his kids as a reason for his neglect. He brought in his family members to do repairs which incidentally resulted in unresolved electrical issues and his home inspection referral was a flipping joke. We know better than to use them (12 hour certification education) inspectors but he came highly recommended and we trusted this agent in the beginning. He conveniently forgot to communicate several appointments that created even more problems. we had negotiated a 5% fee since he had sold our 400,000 home at a 6% and presented a buyer before we listed it. His mama gave him the lead & the buyer so truly she was the star here. That became obvious when he had to work on his own...Every-time we mentioned him not helping he basically referred to the 5% fee and it not being enough. We now own a home with HUGE electrical issues, faulty dishwasher and hot water heater and just got the stove fixed Christmas Eve (2 months after the sale) He promoted this 2-10 warranty that was going to make it all better. They are a joke too. By the way his name is Tim Salzbrenner, the electrical company was Orsi Electrical, the home inspector was Inspec=CTIX/ Keith Nelson (who missed a huge liability with a burner out in the oven and gas leaks!) Lucky the house didn't blow up...Ashley Jantz / Caldwell Banker was the sellers agent who obviously bought all of their lies hook line and sinker...was told the roof was replaced in 2018 but the insurance company says 2013. The whole group pushed for top dollar without any true value they could prove true. We have bought 18 houses in 25 years and never have we been so mislead and ignored by agents pocketing thousands of dollars to turn a key in the door.
