Expensive rent. I lived there for 2 years and while many other apartment complexes were giving 6-10 weeks free at the end of my 2nd year I was not given much of a concession for staying so I left and got 2 months free at a new place. Alana was giving better concessions to NEW tenants but not people who paid their rent on time every month. I did not feel appreciated in that way. Also, packages here are a nightmare. Amazon keeps putting packages in the mail room instead of the package room and packages get lost. Alana management no longer deals with the package room or packages in general so you have to contact Luxor or Amazon or whomever delivered the package. This takes time and a lot of patience. The grills in the pool area have not worked for most of the time I spent there and these are brand new apartments. No idea why they can't seem to get these working. read more

Hi girlfriend and I moved into the Alana in November. When we moved out in March, we were told that we would have to pay a one month lease break fee which we paid. We have had consistently quick responses and fixes to any question or maintenance issue we have had for the entire time we have lived here, which has been 1.5 years. I'm not even sure where to begin...but here goes... At first glance, the complex feels like a luxury complex. Do not be fooled. They lied about utility costs, amenities, construction...you name it. The dog park is ALWAYS full of feces. Parking is a free for all and several broken down cars just sit there. The security doors are always propped open. The halls smell like trash. Disgusting. My problems began when they started charging me monthly for their renter's insurance policy, although I had my own and provided documentation for 3 months while they continued to charge me (I spoke with several tenants that experienced this). It was never resolved and I was never credited. The amenties are always broken and the transparency of charges for utilities is non existent. They just tell you what you owe and can never show proof. When I finally decided to move out, they tried to tell me my lease was longer than it actually was, and never got back to me about a final walkthrough. I cleaned the apartment (I have video) and left a month early just to get out of there. Wouldn't you know...they are now trying to keep my $300 deposit and charge an extra $250 for charges I have not even seen. While the community advertises luxury living, mountain views, and resort-style amenities, the experience was anything but. Hidden and Improper Fees: During my lease, I was charged monthly "property tax" passthroughs, administrative utility fees, and even billed for a refrigerator water filter -- none of which were authorized by the lease or by Colorado law . These were only corrected after I documented everything, cited the law, and formally demanded reimbursement. Amenities and Upkeep: The pool, grills, and gym were frequently closed for extended periods -- often during the months when they mattered most. Instead of offering rent concessions, management hosted "community events" like pizza parties or Halloween costume contests, as if that somehow made up for the loss of access. Security doors were often left propped open, cigarette smoke was common inside the building, and the exterior windows (which supposedly frame the "luxury view") were never cleaned. Treatment and Management Conduct: Throughout the lease, I made multiple good-faith attempts to resolve issues professionally. Each time, I was met with dismissiveness or avoidance. Terin consistently acted above engaging directly and ultimately passed the matter off to her assistant after being dismissive and grandiose about it -- never taking personal responsibility or engaging in a professional, adult manner. It often felt like the approach was to assert control rather than provide service. Even routine communication was exhausting, with irrelevant mass emails flooding residents' inboxes despite repeated requests to stop. Move-Out Experience: At move-out, I faced more improper charges and partial deposit withholding until I issued a formal, written demand citing Colorado statutes. Only then -- and only after I backed up every detail with documentation -- did management respond appropriately. To their credit, once forced to act, they refunded the exact amount I requested and did so quickly. That responsiveness deserves acknowledgment, but it shouldn't take escalation and legal citations for a tenant to receive fair treatment. Final Thoughts: If this can happen to someone who documents everything and understands tenant law, it's concerning how many others might simply accept what they're told. Alana Apartments offers great views, but you'll be looking at them through dirty windows while dealing with hidden fees, closed amenities, and management that prioritizes control and image over accountability and respect. read more

I would highly advise to not be fooled by the looks of this apartment, let alone the amenities the property "offers". Here is a list of the consistent issues and challenges I faced while residing at this apartment complex: * The staff in this leasing office are extremely unreliable, non-supportive, unhelpful and EXTREMELY CONDESCENDING. Yes, it could sound like I'm whining and b*tching and I understand that is how most negative reviews are perceived, however, this staffing situation needs to be reviewed. * 90% of the time the hot tub is out of service and unusable, the pool is often dirty as well. * The Luxer One system for your packages from UPS, USPS, Amazon is extremely difficult to deal with as the complex does not enforce delivery standards, hence forcing you to take up 30-60 minutes of your time on the phone with the company if after leasing office hours. * The grills are always dirty and have issues starting up (ignition switch is usually faulty). * The dog wash hasn't worked properly during the entire 12 month contract I had signed. * The staff are extremely rude, especially Lainey and Taryn. Attempting to reach their management is impossible, almost as if they puppy guard their regional manager so they don't get in trouble. * Maintenance is also almost NEVER addressed even if given proper notice, which is extremely frustrating given how much you pay in utilities and flat fees to this apartment complex. * IF YOU ARE A VETERAN OR SOMEONE SERVING IN ACTIVE DUTY I WOULD LIKE TO LET YOU KNOW THEY ARE EXTREMELY UNEDUCATED IN SCRA. * They also will never work with you if a tough situation comes up in your personal life. They believe the sense of being fair is to be apathetic and not assist you, as it is an inconvenience to their business, and mind you, YOU are the consumer. ** Might I add that the gentlemen who works evenings at the leasing office is extremely helpful, and always quick to see what your situation is, so props to him and void him from this review**. I highly recommend to not waste money on this complex. If 0 stars were possible, I would do my damnest to give them less than that. Also, I will be marking this reviews date at 10/22/2025 as they seem to have an affinity for taking down negative reviews and giving answers that are completely unrelated to your concerns and assure the third party viewer that how I am speaking on the subject is extreme or radical. I work in property management, and I would never treat my residents the way this property does. Living here has been one of the worst experiences I've ever had. I was promised a bathtub -- there isn't one. I was quoted a lower rent than what I was actually charged, and on top of that, they sneak in hidden fees that were never disclosed upfront. The way they operate is completely dishonest and misleading. The apartment was filthy when I moved in, clearly not cleaned or properly prepared. Every door in my unit is broken, including my shower door, which doesn't even close. Maintenance either ignores requests or does bare-minimum fixes that fall apart almost immediately. They also completely failed to follow through when I scheduled carpet cleaning. The day came and went with no cleaners. Days later, I was woken up by a call from a leasing agent saying the cleaners were already on their way up and that she would just give them the code to my door to let themselves in. I had to tell her absolutely not and that she needed to stop them immediately. I did not consent to that, I did not sign up for this, and it was a massive violation of privacy. That alone is completely unacceptable. The building itself is disgusting. The hallways always smell awful because the front entrance is unbelievably hot, and the heat combined with the trash chute door creates one of the worst, lingering smells you can imagine. Dog waste is all over the property and it's clear no one is regularly cleaning the grounds. The floors are dirty throughout the building and never properly cleaned. At this point, I am strongly considering breaking my lease and fully believe they should let me out without penalty. Between the broken promises, the health and safety issues, and the privacy violations, this place is not worth the rent they charge. However, a week later, after logging into the application portal, I saw that new residents were actually being offered a free month of rent. At the time, I accepted this without complaint, but it's clear the information I was given was misleading. 2. Unreliable Communication: I initially wanted a three-bedroom apartment, but after weeks of unreturned emails and phone calls, I ended up switching to a one-bedroom. The level of communication from the leasing office is astonishingly poor. They don't answer the phone at all, and emails go unanswered for days--if they're answered at all. I witnessed an even more blatant example of this when my co-worker called and immediately got a response, which led me to believe that they are selectively prioritizing who they communicate with. However, as of December 27, I have still not received the lease agreement. I left voicemails explaining that I needed to delay my move-in because I was in San Francisco for a mandatory work event. No one followed up with me. It's as though my communication was entirely ignored. 5. Payment Issues: To make matters worse, when I was ready to pay the rent, I was informed that they would not accept a money order or cashier's check, and because I was out of state since December 22, I couldn't physically deliver the payment. I attempted to offer payment via American Express or a bank transfer but received no response. As of now, I'm assuming the deal is off, but the complete lack of follow-up, and the absence of a formal lease agreement, has left me in limbo. At this point, it's clear that their lack of communication and responsiveness is not just a minor inconvenience--it's a complete breakdown of professional conduct. I've received no lease agreement, no clarification on the terms, and no attempt to address any of my concerns. Instead, I've been ignored, misled, and left hanging with no viable way forward. I'm now left questioning whether this property and management team can be trusted at all.
