    Waited 1.5 hours for a tour and then was told they stop at 430 when it was 430. Must be super full or something and don't want new residents

    The apartments itself are very nice but there are several reasons for the negative review. I have…read moreseveral pictures to support the review and will post them on yelp as well as apartments.com -Smoking everywhere. Cigarettes and weed. Cigarette smoking will take place at the entry and exit of the garage entrances so have your windows rolled up always! Smokers are friendly but it constantly reeks of cigarette smoke. Hallways always smells like weed. Residents smoke along the property sidewalks and grass as well. -Balcony compliance is not followed here. People have anything and everything on their balconies. It's a bit tacky. I've lived at other properties where it was beautifully maintained, this one is very different. People routinely dump water off higher balconies which lower ones feel the effects. -Others cannot respect personal property in the garage. Whether it's drawing on a dirty car or taking something sharp to scrape off stickers on your car. there have been several instances where people had their car broken into, motorcycle stolen, and I had a sticker scraped off my back window. There are no internal garage cameras. There are allegedly cameras at the front entrance but I am unsure if they work. -There are several steps throughout the property making it not so ADA or dog friendly. the back area, front area, and pool gates are the only areas with ramps or flat. It's really not for those who cannot do stairs. Only 2 elevators that are not that big. -Lots if sketchy people at RTD station next door. There are constantly Douglas County Sheriff being called for suspicious people, breaking, or rowdy kids. BEWARE. We were walking her dog on Night two after moving in and a deputy asked if we saw someone with a knife.....ugh. -Dirty trash areas! Grosssss. Where it's the recycle areas or trash cutes, it's always littered with trash and cigarette butts. It's horrible, especially in the middle of a pandemic. It's horrible adults cannot clean up after them selves and it's definitely not the responsibility of the apartment complex but they do nothing about it. They continue to let residents carry-on. -Staff is very polite....but passive. You can tell they do nothing to hold people accountable. Seems like they just go through the day to day motions. They don't seem to care about making your living experience great, they cared about getting our money. We eeee truly disappointed with our experience here. We are living out of a hotel because of this property. There are several others moving out this week too as they were not happy as well.

    We decided to break our lease early at Lincoln Station Apartments, moving out March 28 . We gave…read moreour notice on March 1st, understanding the need for a 60 day notice we knew we were going to pay rent for 60 days (all of March and all of April) plus a 1 month rent cancellation fee. Even though we agreed to the terms, Camden decided to charge us all of May rent as well since they did not find a tenant on time. Keep in mind we paid for 60 days of rent, essentially providing a 60 day notice. Giving them 2 months to find a tenant. When talking to management, they are mentioning we are rent responsible until the apartment is rented, meaning if it doesn't rent until July, we would pay until then. Management is stubborn and did not provide any sort of documentation.

I have backgrounds in the military (Cpl., USMC 1988-1992), Law Enforcement (8 years/now disabled), and a lifetime in customer service. Ive seen a lot of very tense situations unfold, and I've seen trained professionals buckle under the pressure. On that fateful day a few weeks back, I observed Teal in action under pressure. She remained calm, cool, and collect while this situation unfolded. I cannot explain the full details of this incident, but suffusive to say, Teal handled it like a true seasoned professional.     One of the primary reasons that I selected this community is that the manager said that required…read moreentries are limited. This was simply not true. They enter apartments frequently for a variety of reasons. Residents have no privacy. Required entries may happen on weekends or during the holidays and residents have no opportunity to request a reschedule. Sometimes they give advance notice to at least allow residents to plan for the entries, but sometimes they only provide the minimum required notice even if the entry is not urgent or an emergency. They just don't care that some people consider their apartment residence a home. They don't care that some residents have families to consider. Their primary focus seems to be upgrading the facility to attract new tenants. They have zero concern for the effect of the upgrades on current residents. The management at Avalon Castle Rock has NO respect for the people who live in the community. If you're someone who doesn't care about privacy and you're impressed with the positive reviews submitted by other residents, here's one last consideration: some residents are also employees. You may want to ask how many employees live in the community and compare that to the number of positive reviews. I honestly don't know how many there are of either but I do wish that I had asked before signing a lease.

    Multiple shootings and stabbings in recent years. Paper-thin walls and floors ensure you hear…read moreevery cough, step, and argument, while the grounds are disgusting and crawling with a constant (and apparently much-needed) police presence. Add nonstop dog barking at all hours, and peace is nonexistent. Be prepared to call the police yourself after overhearing domestic violence through the walls or from across the hall. The grounds are absolutely COVERED in dog poop and trash. Waste stations and dumpsters are perpetually overflowing, spewing the stench of feces and trash everywhere you walk. Abandoned furniture is left for WEEKS, making the entire complex feel more like a dump than an apartment complex. Evictions are a montly occurrence - you'll regularly see people's belongings dumped on the street for days like garbage. At night, the "safety" lights are OBSCENELY bright, blasting into apartments and making blackout curtains mandatory if you want even a chance at sleep. Parking is nothing but a predatory cash grab. You're forced to pay an outrageous fee (especially if, God forbid, you own more than one vehicle), and any car not registered WILL be towed immediately - no warnings, no compassion - because the tow truck patrols this place like a vulture circling multiple times a day. The leasing office NEVER answers the phone, and if you do finally reach someone, the staff are dismissive, clueless, and completely useless. The management company is blatantly greedy, deeply disreputable, and painfully incompetent. Tenant safety, cleanliness, and basic livability are clearly not priorities here. This place exists solely to extract as much money as possible from anyone they can.

    Today Two Large Dogs launched at my wife and tried to bite her. This happened in the hallway of the…read morefourth floor near the elevator. My wife and I both reported this to the Management Staff on duty today. She said that she knew the Two Large Dogs and they were very friendly and she did not believe that the Two Large Dogs would ever do anything like that. She as much as called my wife and I both liars. She said that there was nothing that they could do and she would not give us any information about the dogs owner. It appears that the Two Large Dogs are more important to her than my wife and my safety.

Then after move-out I was charged over $400 for simply moving out. They want to charge me for CLEANING my apartment which is not in the contract. Essentially they just wanted to be paid for turning over the apartment, which is their job as a property company. Per the contract, I should only pay for DAMAGE and after I asked for evidence they sent photos which show NO damage. This was puzzling. I was lied to when I went on my tour and they said that you should not hear the trains at night. This was false and I was woken up by the trains every night. VERY LOUD and hard to sleep. Lots of construction in the area. Additionally, the air quality in the apartments is horrible and if you have allergies you will suffer. I ran air purifiers and they did nothing - I had to run a vacuum 1-2x daily for the dust. Last, if you want to live on the top floor it's very noisy. There is an air conditioning unit or heating unit which I reported multiple times but it's failing - so it shook my ceiling and vibrated to wake me up all night long. Any replies from management to this post is a blatant lie. If you check the Google reviews, you'll see how many property companies have owned this apartment complex over the years - very high turnover. Be careful.
