When we moved out we informed them that any communication they might need to contact us about could be sent to our new address or emailed. No contact, so we assumed everything was all good. Then less than a month after move out we get a collections bill for almost $5,000. Mind you, they never contacted us, and more than likely sent it to our old address because they are a sketchy company! When we moved in, the front office staff was very kind and helpful. Now you are lucky if you can even get somebody to answer the phone, and if they do they usually have a horrible attitude. When we turned in our 60-day notice they wanted to do an inspection, which our lease specifically states that the only inspection required is at move out, meaning they went against their own lease. We informed them of that, and the agent got rude and told us it was in a section that doesn't even exist in our lease. The hot tub and pool are down every other week it seems. We found out after our pipes froze and we had no heating in January and no water, that our unit freezes every year and it's a known issue. But nobody ever informed us of that until we had been without water for almost a day. There were stains on the carpet when we moved in and large patches of carpet replaced but not the full carpet, learned this when it kept coming up while vacuuming, and I just feels like they are going to try to charge us for that even though it was already there. (Which it looks like they did) When maintenance did the walk through for the 60 day move out they kept warning us that if basic wear & tear isn't fixed we will be charged, which is technically illegal, not mad at maintenance but they are saying the leasing is sketchy. They want us to repair all nail holes, any areas where paint might've rubbed off, etc. Because the place has to be turned around and ready in 3 days. So instead of actually repairing anything they are doing horrible landlord specials which you can see all over the apartment and just putting it right back out. We spoke to some other residents and they were telling every single resident different things regarding basically everything. They pick and choose what they want their policies to be depending on how much money they think they can get. Literally the ONLY good thing about this place was the maintenance. Maintenance has always been very helpful and kinda and honest with us.

They placed packages in our new home for us before we arrived that came early and made the process simple and stress free. This place is close to many local eateries and by the light rail which makes it easy to get into the city. Also very pet friendly. I would recommend it to anyone and we looked at a lot of places before making this our home. Thanks Camden Team! I look forward to updating our experience as our residency continues.

The apartments itself are very nice but there are several reasons for the negative review. I have…read moreseveral pictures to support the review and will post them on yelp as well as apartments.com -Smoking everywhere. Cigarettes and weed. Cigarette smoking will take place at the entry and exit of the garage entrances so have your windows rolled up always! Smokers are friendly but it constantly reeks of cigarette smoke. Hallways always smells like weed. Residents smoke along the property sidewalks and grass as well. -Balcony compliance is not followed here. People have anything and everything on their balconies. It's a bit tacky. I've lived at other properties where it was beautifully maintained, this one is very different. People routinely dump water off higher balconies which lower ones feel the effects. -Others cannot respect personal property in the garage. Whether it's drawing on a dirty car or taking something sharp to scrape off stickers on your car. there have been several instances where people had their car broken into, motorcycle stolen, and I had a sticker scraped off my back window. There are no internal garage cameras. There are allegedly cameras at the front entrance but I am unsure if they work. -There are several steps throughout the property making it not so ADA or dog friendly. the back area, front area, and pool gates are the only areas with ramps or flat. It's really not for those who cannot do stairs. Only 2 elevators that are not that big. -Lots if sketchy people at RTD station next door. There are constantly Douglas County Sheriff being called for suspicious people, breaking, or rowdy kids. BEWARE. We were walking her dog on Night two after moving in and a deputy asked if we saw someone with a knife.....ugh. -Dirty trash areas! Grosssss. Where it's the recycle areas or trash cutes, it's always littered with trash and cigarette butts. It's horrible, especially in the middle of a pandemic. It's horrible adults cannot clean up after them selves and it's definitely not the responsibility of the apartment complex but they do nothing about it. They continue to let residents carry-on. -Staff is very polite....but passive. You can tell they do nothing to hold people accountable. Seems like they just go through the day to day motions. They don't seem to care about making your living experience great, they cared about getting our money. We eeee truly disappointed with our experience here. We are living out of a hotel because of this property. There are several others moving out this week too as they were not happy as well.

I had the luxury of carefully researching where to live in Castle Rock before I moved. I compared…read moreamenities, costs, reputations and more subjective aspects (by touring many properties). I'm a bit of a nerd and there MAY have been spreadsheets involved. My decision to move to The Avalon was carefully made and I have been completely delighted with that decision. --My apartment is almost brand new and everything about it (9' ceilings, gorgeous cabinetry, perfect condition of walls and floors, plumbing fixtures, door hardware, appliances) is high quality and well maintained. --The price is extremely competitive in Castle Rock's market. Some similarly priced apartments I saw looked like sad motels compared to The Avalon, especially when you factor in an attached 10' x 30' garage included in the rental price. --The quality of construction is head and shoulders above the other properties I toured. For example, all of the shelves are solid wood, including the built-ins in my bedroom. The other properties have wire shelving in pantries and closets and it's just not as classy looking or durable as solid wood. --The leasing office (especially given COVID restrictions) was easy to reach and very cooperative in answering my endless questions before I even toured the property. Now when I contact them (Sophia, Maria and Trevor), they are actually happy to hear from me and to be of assistance. --The online resident portal is efficient and easy to use for everything from paying rent to making maintenance requests to reserving times in the gym and spa. The Avalon is a national corporation and it shows in the quality of the experience they deliver to tenants. --Now, let's talk about maintenance, which can sometimes be the downfall of an otherwise good rental experience. The maintenance crew at The Avalon Castle Rock (Adrian, Jeff, Steve and Frank) are simply amazing. Why? They're eager to help, respond immediately and bend over backward to make me feel like a valued customer and neighbor (several of them live here). Even a special request -- taking the door of my apartment off to facilitate moving in a large couch -- was cheerfully and promptly accommodated by Jeff and Steve (no gratuity accepted). Adrian walked me through how to best manage my vents and thermostat (he even did all the work) to keep my electric heating bill as low as possible. Frank patiently showed up a couple of times because my "problem" was cluelessness about how to work an appliance, then he pleasantly offered to help me program my garage remote code into my car. Everything I noted in my move-in inspection (a screen missing, schmutz on the wall of my balcony) was fixed perfectly within 24 hours. Frank even painted the wall of my  balcony (without being asked) in order to eliminate said schmutz. I could not feel safer or better taken care of because of the attitudes and professionalism of this wonderful maintenance crew. AND they are always masked and very careful about distancing. --I receive something almost every day from Amazon and the Amazon Hub lockers to secure packages are brilliant. (I've seen other complexes with dozens of Amazon boxes piled up next to the mailboxes.) I could actually go on for days about how much I love this apartment and this community. Everything is sparkling clean and well-maintained. Exceptions to policies, within reason, are taken into consideration. Given the amenities, customer service and quality of the apartments, The Avalon is an incredible bargain in the Castle Rock rental market (which is insane and out-of-this-world expensive).

Paper-thin walls and floors ensure you hear…read moreevery cough, step, and argument, while the grounds are disgusting and crawling with a constant (and apparently much-needed) police presence. Add nonstop dog barking at all hours, and peace is nonexistent. Be prepared to call the police yourself after overhearing domestic violence through the walls or from across the hall. The grounds are absolutely COVERED in dog poop and trash. Waste stations and dumpsters are perpetually overflowing, spewing the stench of feces and trash everywhere you walk. Abandoned furniture is left for WEEKS, making the entire complex feel more like a dump than an apartment complex. Evictions are a montly occurrence - you'll regularly see people's belongings dumped on the street for days like garbage. At night, the "safety" lights are OBSCENELY bright, blasting into apartments and making blackout curtains mandatory if you want even a chance at sleep. Parking is nothing but a predatory cash grab. You're forced to pay an outrageous fee (especially if, God forbid, you own more than one vehicle), and any car not registered WILL be towed immediately - no warnings, no compassion - because the tow truck patrols this place like a vulture circling multiple times a day. The leasing office NEVER answers the phone, and if you do finally reach someone, the staff are dismissive, clueless, and completely useless. The management company is blatantly greedy, deeply disreputable, and painfully incompetent. Tenant safety, cleanliness, and basic livability are clearly not priorities here. This place exists solely to extract as much money as possible from anyone they can.
