We had been looking at houses in The Grand for several years, including wintering in AZ a couple of times. Just hadn't made the move to purchase. We hit it off with Mark immediately; finding him open, honest and witty with an infectious laugh. Most important to us, he was laid back and not pushy. We weren't looking for an agent that day. In a discussion later we decided if we were ever going to buy a property he was our guy! Every agent asks if we are represented when looking at a house and as soon as we say no they are all over us...not Mark. He was great!! Just chill about it. Fast forward to end of January 2026, we had decided it was indeed time to finally make a move to purchase in The Grand. We contacted Mark and he immediately asked about our home priorities in order of importance. He then lined up plenty of showings. We looked at approximately 15-20 properties over a couple of days time that fit our needs. He nailed the properties making it difficult to choose our favorite. We missed on one property, but our original fav had a price reduction and then included the furniture to seal the deal. That's when he kicked it into gear! Mark's communication during the home buying process was spot on. He anticipated the process and kept us up to date on what was happening and could happen. He was patient explaining the various forms we needed to fill out. His experience as "The Real Estate Guy" proved to be accurate and beneficial. His list of professionals he works with made the inspection and selling process as easy as is possible. Most importantly he has helped us to understand Arizona summers and went to our new house a couple of times to check on things we forgot or missed in the shut down process as we live in Wisconsin in the summer. To top it off he escorted us around The Grand showing us all the amenities. Then we went and had beverages. At this point I consider Mark a friend and would recommend him to anyone! I rented from Valentine Property Management for three years, and if I could do it over again, I…read morewould have listened to the one star reviews. Unfortunately, my experience ended up matching many of them. Our first impression should have been a red flag. We were charged a rekey fee, yet we were handed old, mismatched keys at move-in. Our lease also listed two garage remotes, but we only received one. The first time I ever met anyone from Valentine in person wasn't during move-in or any property inspection it was about 2 1/2 years into my lease when I had to hand-deliver a cashier's check. They claimed one of my rent checks had insufficient funds even though my bank records showed the money had been withdrawn and then returned. I emailed them the documentation, but they still charged me a $50 returned-check fee and required future payments to be made by cashier's check. It didn't matter what the bank records showed. Every maintenance request seemed to result in waiting a week or more just for a shady handyman to come out and put a temporary bandage on the problem instead of actually fixing it. Ironically, Valentine had no problem entering the home once a year to conduct inspections and photograph virtually every room, inside and out. Yet when it came time to move out, they never offered a pre-move-out inspection or gave us an opportunity to identify and correct any issues before assessing charges. They were willing to document everything during the tenancy but not provide tenants with the same opportunity to avoid unnecessary move out expenses. The move out process was by far the worst part. I touched up a few small paint areas using a can of paint that had been left inside the home, assuming it was the correct paint. It wasn't an exact match, and instead of touching up those areas, they charged nearly $2,000 to repaint the entire house. They also attempted to charge me to replace an entire refrigerator because of a small dent. Replacing a perfectly functional appliance over cosmetic damage is completely unreasonable. Individually, these issues are frustrating. Together, they left me with the impression that the goal was to find every possible reason to charge departing tenants as much as possible rather than apply reasonable standards for normal wear and tear. After my experience, I started reading more of the one star reviews. It was surprising how many people described nearly identical situations. When so many unrelated tenants tell the same story, it becomes difficult to ignore the pattern. I would never rent from Valentine Property Management again, and if you're a property owner considering hiring them, I'd encourage you to read the negative reviews carefully before making that decision. Good reviews can be bought....
