    I was totally confused about this place - Oakridge Park!…read more Was it a museum, a gallery or a popup ... I was curious & in a state of wonderment! Did some digging & found out that it's actually a ... ta da ... presentation centre for the future brand new Oakridge mall, high rise residences & businesses, all amongst a 10 acre park. Currently under construction with opening date of 2027, this project is absolutely massive. This will all go down or up if you prefer, at Cambie St & West 41st Ave & is a multi year project by Westbank Corp, a real estate developer. No I'm not going to tell you about this company (I'm just excited about this new development project - Oakridge Park) but just know that they have upcoming projects in Seattle, San Diego & the rest of the world including several already completed buildings in Vancouver. Have a peak at their website. Oakridge Park is going to be huge, yes as in bigly - an amazing place to live, work & eat at! The colours, the artwork & the lighting are an absolutely stunning visual presentation. Your mind will be dazed & confused trying to take it all in! So impressed was I with the future Oakridge hub presentation, I immediately purchased 10 units! Aw hell naw! What you thinking ... that my last name is Gates!? I wish! If you've got a lot of cash, & I mean a heck of a lot, then invest here ASAP! 1 bedroom units with 900sq feet plus start at over a cool million. They will all come fully furnished! It's going to be a spectacular place to live at & be immersed in! I'm jealous! My mind was blown away here at this show room! Get down here ASAP & check it out. Please note ... currently viewing of the show room is by appointment only - so make an appointment! Oh & bring both your Black cards, cause you will be tempted! LOL! Yelpies I declare my second cousins cousin, my third uncle & my aunties do not work here & I know absolutely no one associated or with affiliations to this project!     I would avoid these builders at all costs. Their customer service is completely lacking and when…read morethey do send someone out to fix the ,multitude deficiencies you will have on your new build you will yourself lucky if they don't break more things than they try to fix. They use the cheapest quality materials on their builds and have people working that are so poorly trained you will wonder how a company like this can even stay in business. I have had a deficiencies list 5 pages long and for the better part of two years only things that involved a bit of paint would they fix. They redid my border tile in my bathroom only to break more of the main tiles. My kitchen cabinets have been crooked and discolored for two years now and home warranty had to ban them from coming back and bring in their own crew. one of my toilets broke after a year and when i pulled it out to see what was wrong it was so crooked underneath its amazing no one was killed. Avoid or put a massive holdback in any offer you write on Clayton Heights

Always use your own realtor to represent you, never use theirs. Industry standards need to be revised if what we have here is acceptable. Home Warrantee less than useless. Deficiencies person: No follow through Plumbing materials: Query cheap and breaking down with shoddy installation. Laminate floor: Poor quality. Builder installed washers and dryers improperly set up and literally rock out the doors - not addressed. Concrete: many garage floors had to be replaced which makes you wonder what lurks beneath the carpeting in your basement. The city compelled them to replace sidewalks and curbs through out the neighbourhood due to poor cement quality. Landscaping: Buried construction debris through out the yards of the development e.g. siding, chunks of cement, tile etc... Yards don't drain. The grass in the boulevards and yards is dying off for lack of sufficient topsoil beneath it. Home Warrantee doesn't cover this. Vaulted ceilings in some master bedrooms are cracking at the peak. Crooked walls. We started out thrilled. The GST issue made us loose faith in Legendary's integrity. Improper installs through the complex have caused problems. Instead of re-installing the things properly Legendary prefers to do the band aide approach and 'adjust'. Drywall/Paint: Watch out for marks in the dry wall, unpainted patches, wrong paint etc. A word of advice to Legendary: Be up front. Use clearly worded contracts. Have translators available if your trades people need to deal with home owners who only speak English. Deficiencies usually aren't huge, stop trying to band aide them.

I can firsthand let everyone know that so many times my unit had water damage. My whole bathroom ceiling had to be torn down as well as the dining room and had to be redone with myself and my small daughter still living in it while being repaired. The water damage on one exterior wall was so bad I had mushrooms growing inside my living room against one wall all along the wall. The window sills had so much condensation that mould was all along the windows in my bedroom and in my daughters bedroom. Westsea Construction is driven by pure financial greed, and regularly assesses exorbitant renovation fees up to tens of thousands of dollars per leaseholder. I would stay far away from any property that Westsea manages. Their incentives as a dual property manager and construction company are misaligned. Unlike similar companies, they use every opportunity to brazenly extort their leaseholders through outrageous renovation fees. How many leaseholders have already overpaid since the "accounting software" 's inception? Would Westsea even reimburse them, without them asking? If you were a leaseholder, how much would you trust Westsea to manage the property budget and to calculate your monthly maintenance dues?
