    AGH is located in and manages my condo building in Millbrae. A core part of their job is to run our HOA meetings, and they deserve a grade somewhere between D and F. 9 out of 10 college interns in my office run a better meeting than AGH does. Let me explain: 1) I have been meaning to attend but missed all of the past 5-6 meetings. How come? AGH likes to announce or cancel meetings last minute, often with only 24-hour notice (last night's meeting was a reschedule, for example). My neighbor tells me that attendance is always low. Well duh. How do we show up if we don't know about them? Anyone with a real job knows that if you want to schedule anything with 5 people, you need a full week of advance notice. We have 160+ HOA members, so AGH is probably trying to make sure nobody shows up. 2) AGH sometimes sends out agenda before (like 24 hours) the meetings. Usually they don't do it at all. Sometimes they send out meeting minutes after. Usually they don't. When they do, it takes months or years. They just sent us meeting minutes from TWO YEARS AGO! What the hell do you do with meeting minutes from two years ago? 3) Their meeting minutes suck. 50 words on a page per meeting, with typos. That's 1 word per 2 minutes of meeting... so people just sit there and stare at each other, or what? I hear that heated debates happen during these meetings and I can't find a trace of it in the records. Having your HOA managed by AGH is like living in a democracy where you find out it's election day only after you head out to work, and you have no idea who's on the ballot or who wins after the fact. AGH needs to look up the word "management" on the internet and try to learn a thing or two. *** note: 2 stars instead of 1 because they've made some (very) small improvements in this area lately. Still pretty subpar but I hope to see further improvement.

    AGH's existence is God's idea of making Comcast customer service look good. Got a problem with your home? Plumbing? Neighbor? Garbage? Cracks in the building? Find them in the office and the full room of ladies tell you they aren't your property manager; your property manager will be "right back"... like in the next 200 hours. Call them and again, property manager will be "right back". The person answering the phone will decline to take your message. Call back if you please, as many times as you want. A retired person must have nothing better to do with his time anyway. Email them and they might write back. Just like buy lottery tickets and you might win. But whereas the lottery sometimes gives you $5 or $10 of real money, this property manager tells you things like "cracks on the building wall are perfectly normal" and disappears in the distance again.

    Seriously, AGH?  What's with the stingy time limit and all the restrictions on what homeowners are allowed to voice at a homeowners meeting?

He used great negotiating tactics and got us sellers credits on top of a great purchase price for the home. I really can't say enough good things about the OWN team and especially Jordan. In my experience, it can be hard to find a real estate agent you can trust. But we found them with OWN/Jordan.

She's extremely personable, friendly, professional, experienced, and reliable when it comes to working with you on finding your home. She actually took the time to listen to us and confirm our budget, walked us through the entire process of how homebuying works and was transparent on everything in between. She asked for our expectations up front and confirmed what we were looking for in a home, showed us what's currently priced in the market, and even tailored weekly emails on home reports and any off markets that were in our price range. After an open house, it wasn't a question of "would you like to put an offer?" but more of a "how did you feel about the home, did you like anything about it or did anything stand out?" type of question to show she actually cared about our home search process. Any questions we had, she was able to answer. She didn't give any BS responses and if we had questions during our bidding process she would make sure eveyrthing was addressed. One thing we truly appreciated about Vivian is the fact that she gave us her honest opinons as well - she knew we originally were looking for a SFH but my wife and I were considering the idea of a townhome and went to a couple open houses; Vivian immediately gave us pros and cons to both and gave us her opinion and important things to factor in. When we interviewed realtors we were drawn to Raziel because it felt like every question we had was answered and backed up by data-driven analyses. We were also really intrigued by his unconventional process that is extremely involved in the beginning. Coming from out of state we learned so much about the area and what kinds of properties we could expect for our budget in each neighborhood we were interested in. This allowed us to really hone in our search and made the process less stressful because at that point we knew exactly what we wanted and were prepared for the right house to come along. During this time Raziel also guided us through the process of understanding buying a turn-key property vs. something that would need renovations. When we found our ideal property, we were a little anxious because it was an off-market Hillsborough house. But Raziel was quick to move and get us a showing and guide us to make the right offer for the property. It was complicated, as some off-market listings can be, but it was Raziel's strong relationship with the listing agent that helped our offer prevail. We have to say that every time we saw a house and the listing agent heard we were working with Raziel they had a genuinely warm reaction that made it obvious he is well-liked and respected in his field. Also, Raziel knew our plan was to buy in the 1-2 year range and we never felt pressure to move that timeline up. In the Peninsula's competitive market, we couldn't believe it! As first time home buyers, we were looking for someone deeply knowledgeable who could guide us through the entire process: from understanding local neighborhoods and why buyers might choose one over the other, narrowing down our criteria along with what's realistic in our budget, doing diligence when the right house pops up, and navigating the offer process. We didn't know what we didn't know, and we really wanted an expert. Raziel was exactly who we were looking for! He has a very well-structured process that we loved - touring neighborhoods, looking at past sold homes together, and moving quickly when the right house pops up. I really enjoyed learning as much as I could from Raziel, as he has so much local knowledge that I would never have learned otherwise. For the home we ultimately purchased, he suggested bringing an engineer on-site to take a look at the house before we submitted our offer. He also flagged an unusual item in the seller's disclosure packet that he hadn't seen before and recommended reviewing it with a real estate attorney. We followed both suggestions. Everything checked out, and because of that diligence, we felt confident submitting our offer. We would not have taken those extra steps without his guidance. Raziel truly de-risked the process as much as possible. By offer day, we felt informed and prepared. We love our home and are incredibly grateful for Raziel and his team. We can't recommend them highly enough!
