I own a condo in SSF. A family medical situation came up and I needed to move back to South Africa for a couple years. To support the mortgage payment I needed to rent my condo out so I started looking for a management firm to help. AGH was a nearby one that I found online that seemed to do what I needed. Their website looked professional. So far so good. Then they never responded to my call for help... On 5/5 I emailed their main company mailbox (info@) about my situation and never heard back On 5/14 I emailed one of their realtors (suzanne@) thinking she could direct me to the right person instead On 5/18 I followed up with the realtor (suzanne@) again to see if she missed my email. She never replied Because of my work it's hard for me to use the phone during AGH's business hours, but I also tried calling them twice and nobody picked up Thank God I was also reaching out to a few other property managers, and found one in time who is now helping me take care of the condo. I was able to leave the Bay Area with a peace of mind. A whole month later I still don't see no reply from AGH so I thought they are out of business. Then I see here on Yelp some recent comments saying that Suzanne is always responsive. Guess these people just ignored me, then. Thanks a lot. I don't understand how a company just completely ignores a potential customer offering to pay them to do stuff. An absolute joke of a management company, just renting temporarily here thank god. Good luck to those who own units here or are looking to buy! Restaurants leave giant trash cans in front of garage entrance on the daily, USPS doesn't deliver packages due to theft (AGH fault 100% to be clear, USPS you're doing great). This random dude smokes a cig starting the hallway one fire door in. Smoke alarms were going off after midnight and before 6am, even happened on Christmas. Oh ya i've only been here for a few months so far. Might pay rent on an empty unit if that's what it takes to get out of this place. Do not rent here, but especially DONT BUY HERE YOURE BUYING A HEADACHE. read more

My hoa dues went up 3% this year because our property management company (AGH) decided to give itself a raise. Okay that's fine, if they can show me why they deserve a raise. They can not. I pay $350 a month and my building is still completely mismanaged. The insides are smelly. The outsides are dusty. Bird poop stays on the sidewalk out front for months at a time. The water fountains have been on their last breath for three years. The courtyard umbrellas have been broken for just as long. The girls running AGH are so unprofessional. I ask them to fix stuff. No response. My husband asks them to clean stuff. No response. Our neighbor asks them to inspect the big cracks on the building wall. They say it's nothing and send someone to hide the cracks with paint. What are we paying them for and how do they deserve a raise? AGH is already horrible at managing our building. They don't feel embarrassed enough about that and still want to manage our condo units for more money. The "homeowners newsletter" is useless except to advertise their additional "services". AGH is located in and manages my condo building in Millbrae. A core part of their job is to run our HOA meetings, and they deserve a grade somewhere between D and F. 9 out of 10 college interns in my office run a better meeting than AGH does. Let me explain: 1) I have been meaning to attend but missed all of the past 5-6 meetings. How come? AGH likes to announce or cancel meetings last minute, often with only 24-hour notice (last night's meeting was a reschedule, for example). My neighbor tells me that attendance is always low. Well duh. How do we show up if we don't know about them? Anyone with a real job knows that if you want to schedule anything with 5 people, you need a full week of advance notice. We have 160+ HOA members, so AGH is probably trying to make sure nobody shows up. 2) AGH sometimes sends out agenda before (like 24 hours) the meetings. Usually they don't do it at all. Sometimes they send out meeting minutes after. Usually they don't. When they do, it takes months or years. They just sent us meeting minutes from TWO YEARS AGO! What the hell do you do with meeting minutes from two years ago? 3) Their meeting minutes suck. 50 words on a page per meeting, with typos. That's 1 word per 2 minutes of meeting... so people just sit there and stare at each other, or what? I hear that heated debates happen during these meetings and I can't find a trace of it in the records. Having your HOA managed by AGH is like living in a democracy where you find out it's election day only after you head out to work, and you have no idea who's on the ballot or who wins after the fact. AGH needs to look up the word "management" on the internet and try to learn a thing or two. *** note: 2 stars instead of 1 because they've made some (very) small improvements in this area lately. AGH's existence is God's idea of making Comcast customer service look good. Got a problem with your home? Plumbing? Neighbor? Garbage? Cracks in the building? Find them in the office and the full room of ladies tell you they aren't your property manager; your property manager will be "right back"... like in the next 200 hours. Call them and again, property manager will be "right back". The person answering the phone will decline to take your message. Call back if you please, as many times as you want. A retired person must have nothing better to do with his time anyway. Email them and they might write back. Just like buy lottery tickets and you might win. But whereas the lottery sometimes gives you $5 or $10 of real money, this property manager tells you things like "cracks on the building wall are perfectly normal" and disappears in the distance again. read more

I wanted to go for a workout the other day but there was a homeowners meeting taking place in the community gym. I sat in through the last 30 minutes of it and watched AGH, our management company, in action. It was so embarrassing... There was this part about a painting project for our building, and the manager was supposed to report our options to homeowners. There was a printout with several bidding companies, but she brought so few copies that most people in the room were just sitting there for 20 minutes not being able to follow along. Then a couple of homeowners started asking questions - like how does the cost break down, how much wall space are we painting, what's a reasonable market hourly rate for similar jobs, what to do with a PG&E pole that gets in the way, etc., and the AGH representative had no answer to any of them! Then another homeowner ends up using a calculator and Google on his phone to get answers for himself and the rest of us. So get this... the manager of our building, after soliciting paint job proposals, did not even know the surface area of our walls! Also she did no analysis at all, basically punting 95% of the job of finding a painter back onto us homeowners. I saw a copy of the meeting agenda. Half of the page was about how homeowners should not be allowed to talk too much or ask certain questions at this meeting. So all AGH prepared for this meeting was essentially to shut us up at our own meeting? NOTE that the HOA just recently increased our dues to pay AGH more... it's ridiculous that they deserve to be paid at all, especially the inept "manager." read more

AGH misappropriates my HOA's money for their own gains. A few examples from the last year alone: In the name of enhancing security, they installed more surveillance cameras in our building. Half of them are directly above their office entrance and their personal parking spaces! These are highly redundant while most of our parking garage still does not have camera coverage. Not sure what they are afraid of but one of them always carries a gun around the office. In the middle of the current COVID-19 quarantine, they dispatched a cleaning crew to "disinfect" the building. No warning, just out of the blue, and it was supposedly for our health. Then my neighbor noticed the cleaning crew spent the whole time cleaning their own office. Our hallways and staircases remained dusty the day after, even though the money came out of our HOA funds. There had been multiple instances where AGH threatened our neighbors with legal actions and brought lawyer to HOA meetings over trivial matters. You read that right - they feel entitled to use our HOA money to harass contributing members of the HOA! I've only been in this community for a couple years and am only sharing what I have witnessed, but my understanding is that these abuses are neither new nor uncommon. Somehow they managed to hijack the HOA's board of directors and manipulated our elections so they keep getting our contract. read more

I owned a condo in Millbrae and loved nearly everything about it - convenient location, good school district, friendly neighbors... The exception? AGH was the building's management company. Although I have moved away to Redwood City, having been AGH's customer for 6.5 years and interacted with them in various capacities, I am confident that I have seen it all. - The Good - The ladies are friendly and polite in person. They are flexible with schedule (eg people moving in on a weekend). They also do the basic cleaning and repairs fairly well. - The Bad - These management people have zero experience dealing with the more complex issues that arise from time to time to our large concrete building. They default to inaction even as homeowners repeatedly bring up certain problems. Their writing skills are below high school level, so the notices that they put out often come across as confusing or condescending. They can be really slow to respond, sometimes not at all. They definitely play favorites among homeowners, and if they don't see you as a friend it takes 2-3 times longer to address anything, often with a less desirable outcome. Lastly, they conceal important information from homeowners. - The Ugly - Here comes the elephant in the room... AGH is a puppet management company that the building developer put in place to assert control over our community. The same guy also installed a bunch of HOA board of directors including himself. We tried to replace AGH a few years ago (because they were so terrible already) and solicited quotes from good prospects, but the puppet directors made sure the puppet management remained in place. Knowing that they cannot be fired, AGH's primary mission is to protect the developer. Servicing homeowners (who pay them to do this job, by the way) is mostly an afterthought. read more

AGH realty group was super helpful in my search for a new apartment in the Bay Area. They're professional, transparent, and extremely friendly to communicate with. There was never any difficulty getting a hold of anyone and they answered all of the questions I had. I ended up with a beautiful, affordable apartment that AGH manages in SF Richmond district and couldn't be happier! My apartment building including the parking garage is maintained constantly (no smell of pee like most SF garages!!). I never see trash laying around and never have issues with other tenants. Just recently with the heavy rain earlier this year, there was a pretty huge leak in my living room. AGH responded to the maintenance request immediately and was able to find the source of the leak and fix it before anything got severely water damaged. I haven't had any other maintenance issues but I feel pretty confident they'll continue being reliable and helpful if anything happens to come up. I've recommended AGH to all my friends and family and will continue to do so as long as their service stays the same! read more
