Reserved a property managed by Agate through AirBNB. They confirmed the reservation and then increased the rental price. Beware.....

No host present at any time during our stay and no other guests (not counting the man who came and went at odd hours). The cottage could use some upkeep and a good cleaning...multiple lights burnt out, shower glass was extremely dirty, one wash cloth for two guests, soap dispensers all empty. One bedroom TV didn't work, dishwasher was hard to open due the bottom cabinet trim being out of place. On the second day I notified the management company that a bear had been through the property leaving debris scattered throughout. The reply was I'll come by tomorrow and clean it up. The debris was still there when we left two days later. On the second night we noticed a man arrive late and go into a cottage, he left early the next day. He arrived again around 11pm on the third night, blasting an air horn outside our bedroom window in an attempt to scare the bears (Mom and cub) away from his car. Again, I called the management company who stated no staff or guests other than us were present. No concern on their part, "What do you want me to do?". I got a lecture on bears even though I shared that I had owned a home in Tahoma for many years, I am very familiar with bear behavior. And although my car was damaged by the bears, the bears weren't the issue. I received a survey several days after returning home and recounted our experience and disappointment in what should have been a very pleasant stay. At the end of the survey I was prompted to request a call regarding my experience, responding yes. Never heard from anyone.

Our first experience here was at the Onyx Gem, 17 I think, in Sept 2015. I remember thinking this could be a good winter location to rent. In the summer, it is walkable to the beach but bring cold weather wear. The Onyx had such a tiny water heater that we ran out of hot water with just two people showering. It also has two open walls with beds right against the half walls in the loft area. The upstairs beds were unbearably uncomfortable so we used the downstairs room only. There are electrical cords all over the place so if you have anyone in the under four crowd, stay away. Our second experience is at #54, carnelian charmer. The water heater is larger, so we haven't had any hot water issues. The heat in master bedroom is very loud, my husband was unable to sleep at all the first night. This place has tucked away all electrical cords and the loft area has one open wall without a bed directly adjacent. There is most of what you need kitchen wise except I would BYO crockpot and potato peeler. Sharp knives and cutting boards were included. The beds are moderately comfortable but the large selection of games was a huge plus for us. The washer and dryer appear new and the sound bar is top notch! In both cases the toilet paper and facial tissue were the worst, we BYO always.

It is located just a few miles from major ski resorts - North Star one way and a few miles from Tahoe City, Squaw and Alpine Meadows. Spectacular kitchen and living space were located in a mid level, of a 3 level condo, giving us an opportunity to cook and congregate together. The kitchen was fully stocked and had every possible tool and gadget, very sharp knives, clean cutting boards and fresh pretty towels. The kids could not have enough of the loft. Playing at the tent and bunk bed. The lake Tahoe was just 5 minutes walking distance. And Old Post Office Car Wood cafe was just great. There is a very nice club house which belongs to HOA of Carnelian Woods. 2 Jacuzzi, and an olympic size newly remodeled swimming pool. The club house has a gigantic fire place, pool table, sauna and video games for kids. You can rent a large patio if you come in with a large group. The condos at Carnelian Woods are rented through www.firstaccommodations.com The rental company helped to make our vacation just perfect. Thank you for suggesting condo #63. What a great find.

I signed the agreement, noticed that the number of people was 1 with dogs but did not see a spot to change the number of people, so I signed and communicated via email with Waters on the number of people and dogs. Waters responded that there was a 2 dog limit and they were canceling the reservation. I tried calling and emailing to discuss since I was more than willing to adhere to the dog limit. After repeated attempts via email and phone, I was unable to have a reasonable conversation with anyone from Waters. Now it's less than 2 weeks from my trip date and I have to try and find another accommodation that meets our needs.

They had a wide selection of dog-friendly cabins, and the area where we ended up at - Carnelian Bay - turned out to be a very dog-friendly area indeed. Pups freely roam the neighborhood where our cabin was situated, and there was many a healthy dog poop lining the snowy trails. Booking over the Internet is quick and efficient. We received a prompt reply and follow-up call after our first email, and were quickly able to arrange to send in our deposit and book our cabin. Take careful note of the amenities listed for the various properties - the lists for each are long and varied, and it's easy to make assumptions about say - high speed internet being available when it's not ubiquitous for all the cabins listed. We received explicit instructions once we sent in our deposit, and I have to strongly recommend that you follow the directions provided rather than relying on Google Maps. The cabin we stayed in - Cedar Lodge - was simply gorgeous, immaculate, and spacious, with an amazing modern kitchen (stainless-steel appliances and large kitchen island - perfect for a group with folks who love to cook and eat. Other places may advertise that a certain property may sleep -- say 10, but 2 may actually end up having to sleep on the couch. This place advertised for 10, and provided a bed for each of 10 folks (a mix of singles and couples) very nicely. The huge couch, too, was a sleeper sofa, so in reality we could have housed 12 quite comfortably. The lease, however, only limited our numbers to the max advertised, on the danger of losing our deposit. We arrived to a nice welcome of complimentary pinot and doggie cookies. All in all, we'd definitely rent from this company - with their lovely dog-friendly properties - again and again.
