Which made us the first people to see the property. We told them we were interested and wanted to submit paperwork right away. We specifically asked how fast this process could take since we wanted to be out of our current place by the beginning of the month and were told 3 business days starting Monday Sept 14th and it was based on a FIRST come FIRST serve basis. On Saturday Sept 13th all of our paperwork was done and turned in ready to be processed for Monday. We did not want to waste any time. On Monday we reached out to make sure they had everything and were told to call back in a few days since they were not in the office. We waited until Wednesday and called back. On Wednesday we were told things were being processed and to reach back out on Friday Sept 18th. And So we waited again and reached out then only to be told to call back the following Monday. So we are now on business day number 5. On Monday we reached out and we're now told the paper work had to be sent to the homeowner and to wait a few days. Since nobody ever called us we decided to reach out AGAIN on Wednesday Sept 23rd almost 2 weeks since we had viewed the property. We were then asked who we were and that we would get a call back. An hour later we received a call stating the "property owner" chose someone else and there were TOO many applicants. My negative review comes with the lack of communication and the lack of what they say they provide. If you tell someone it takes 3 business days why did we get the final word in 2 weeks. If you say it's on a first come first serve basis why all of a sudden do you have sooo many applicants that it's hard for you to decide and keep up. Of course you will have many more applicants if you process things slower. I would appreciate Transparency of no I'm sorry it is not going to work out earlier on then all of this back and forth. We all know that time is of the essence and we are all busy with work and life but you shouldn't have to be the one constantly reaching out to a business and chasing them. $150 down the drain with the application fees and zero customer service....will not be using them again.

Not to mention we arrived in the springtime and the rental market was CRAZY! Good homes only stayed on a the market for a couple days. GREAT rentals were gone faster than that. It was extremely frustrating to find a place because of that and because we found ourselves going through so many different property management companies because of the levels of supply and demand for the rental housing market here. After several weeks of looking, we finally found a rental through Gable. They were so nice, professional, and flexible with their meeting times. The schedule flexibility was the first thing that stood out to me because the market here is so crazy busy. Candy and Lisa must be great at time management. Everything went fairly quickly with the lease signing and move in. It was low stress and that was a big plus with everything else going on for us with the move here. During this rental period, there have been minor maintenance issues. They have a great online site for maintenance requests and rental payments. It's so convenient and (more importantly than that), they are very responsive. Even if the repairs are not able to be done right away, they let us know they have received the maintenance requests and begin working a fix to the problem(s) right away. This not only shows care for the renters, but also a lot of care and respect for the property owners. We're about to renew our lease and the whole experience with renting and renewing has been very laid back and low stress again. Candy has been answering any questions that I have had about the new lease. Thanks, Gable for making our time here low stress in regard to renting a house. The home hadn't been maintained much since we purchased it twelve years earlier. We didn't just need a real estate agent; we needed one with a team of service providers and resources. That's what Justin is. He acted like a general contractor to coordinate his handyman, his plumber and hydrojetter, his air conditioning guy, and his landscaper. My wife and I met these contractors and they were all very happy to do the work on short notice for Justin's clients - for Justin. And they did it based on our budget - a very limited budget. It truly blew us away. The new central A/C they put in to make the home more desirable cost us about $12K less than we had expected. The repairs Justin's team did for us (replacing old French doors with sliders, touch-up painting, replacing bathroom cabinetry and fixtures, repairing broken electrical outlets, adding lighting where needed) cost us about one third the amount quoted to us by independent general contractors. The home was listed in September, the same week mortgage interest rates hit their highest level in several years. Every day, the media was running stories screaming that nobody would be buying a home because of the high prices and interest rates. I heard experts stating, "The market is different now. You will get one offer; not two or three. Don't expect an offer in two weeks; it will take 60-90 days." With Justin's strategy, his guidance, and his network of realtors and clients, we had three offers within two weeks of listing the home. The final sale price was exactly in the middle of the range we were hoping for. Escrow closed in about 20 days. It is clear to me now that not all realtors are the same. Not all realtors have an extensive network and resources. Justin has developed these relationships and he puts them to work for his clients. His efforts far exceeded our expectations.
