Absolutely some of the most unethical property management I have ever seen. They ignore calls and leave maintenance issues drag on for MONTHS before taking any action, if at all. Then if the tenant fixes the problem after being ignored, they threaten to charge the tenant to have the problem fixed "professionally". They have no records of maintenance so IF their contractor comes to repair anything and leaves the job unfinished they blame the tenant for unauthorized work on the house. This place needs to be investigated for unethical practices. They are hurting so many families. read more

Called in a work order because only HOT water came out the tub. The repair guys (2 people) came out. I now have cold and hot water but the water will not turn all the way off. Fix one thing and leave a new problem. Ridiculous! A slow flow of nonstop water makes for a HIGH water bill read more

Terrible property management company. After asking why I was receiving my payments at the end of the month, they told me that they had 30 days after my tenants paid them to get it to me. So now I don't receive my money until the next month and they will not answer my emails. Use another company to manage your rental. read more

They will sell or rent you a house. Some of the people there are nice, good people. I would not recommend using this reality company for anything other than a landmark to get around Sumter though. They are not really good for that even. They back a builder who I am finding has a reputation for less than desirable work. When I bought my home, the punch list items were not fixed. The plumbing guy confessed to not tightening a water supply line and flooding my kitchen. Now, the property management side is impossible to get in contact with without walking in that building. Once you are in, you are hooked, and they have you, you are no longer important. This is your home and your future, a lot of money invested, find a better realtor!! read more

Advantage Realty continues to miss-manage military owned rental properties. Over the course of more than one year I have had complications with their management of my rental property in Sumter, South Carolina. Only today I found out of an additional issue with my property, a maintenance need dating back to the 1st of March, which failed to be adequately addressed. Apparently numerous attempts have been made to contact me through email and telephone. Once again, as always, no telephone records nor email can be found. Previously emails were sent to addresses that were incorrectly spelled. A property management organization which lacks organization and proper management within its own offices is not a preferred organization to represent my best interests. Though we did previously discuss terminating our contract with Advantage, it took a few months to finalize a contract with a new firm. read more

Not good at returning phone calls at all. Emails take days to receive a response. Had issues with the PM in beginning of contract. Talked to broker about my issues and they were never resolved. I asked to be released from contract and was told that I could not. Be careful...there is not out to the contract. Absolutely NONE. Also term of contract depends on term of lease. read more

I cannot even go lower than one star or I would. At this point going three months in with them it has been nothing but a horrible experience. Not only did they lie about the house we were renting online (yes we should not have done sight unseen but you expect when they say rent ready and accurate photos they are honest) but it wasn't clean, it was unsanitary, and completely trashed. I feel so bad for the homeowner who is also military and out of state. They may not know the state of their home and this company is supposed to be making sure it's cared for. Also every time I pay rent a day or two early they never apply it. I have a credit on my account yet I get late rent notices. They have refused to hold the homeowner responsible for repairs that needed done from the previous tenant. At this point we are just waiting out this lease and than getting out. Do not rent any house through them ever. Go else where. If you are looking for someone to manage your home, I also suggest you spend your money with a company or person that will care about your house. These people told us they hadn't stepped foot into this house to even check on it for three months. People could have been squatting here but they could really care less. For all they knew it could have had wild animals in it due the huge not secured dog door. Absolutely ridiculous. Just go else where. read more

Wow. I don't think I can say enough amazing things about this place! We were looking for a home to rent and the staff bent over backwards for us to make sure every single question was answered in detail and to make sure we loved our home. Which we do!! Our home is perfect. Any time we needed to look at the home the keys were readily available. Once we got our home we had just a few concerns that were taken seriously and handled immediately. They made all the maintenance calls for us, got an exterminator there asap AND an electrician. Every concern we had was handled quicker than I expected and I am so thankful for that! This staff made me feel like they will do anything in their power to help us and they'll do it fast. I honestly don't have a single complaint from them. Great company till you begin renting from them. Been renting from Advantage Realty for 5 years now. Not a single maintenance problem was resolved quickly. Average wait time is 2-3 weeks till they call a technician to schedule you an appointment. Then further wait time for the technician if they remember you still have a problem. Staff is very dismissive of any concerns once you are renting from them. Very unimpressed. Would not recommend. read more

I haven't had pleasant experiences with this company. I remember my mom purchasing a home from them but through another realtor and at closing their closing realtor was very rude and unpleasant. Since then she's sold her house and we were looking for a rental property instead. Every one of the realtors that we were in contact with of course were Caucasian and sent off an incredibly bad vibe of racism. I stopped looking at any of their properties and if one of their realtors contact me. I avoid them altogether. I don't think I'll ever purchase or rent a property from them ever again. They are quite the racist bunch even though they put up a really good front. :-( read more

When we moved out, apparently they don't do joint walk throughs. We marked everything on the inspection sheet only to get half of our deposit back weeks later. They claimed that they had all these issues with the house and the yard and they had pay for people to fix them... I told them those issues were not real they said they have their contractors receipts to prove... Their contractors??!!! Overcharged and made up receipts!! I asked why didn't they do the joint inspection they said it's not required by law in SC.. I took all the paperwork to the lawyers on base, the second they saw the company name on my folder they told me " here we go again". This company has a reputation of being shady and treating service members unfairly because apparently the owner is well connected ( politically supposedly)in the community and nobody has been able to touch this unethical business... it's just a shame... all 7 years in the military and dealing with multiple property management companies, this company is by far the worst and most unethical people ever!!! We used Advantage realty to purchase our home 7 years ago, based on great recommendations from other military friends. We began renting our home about four years ago. We looked around at the various agencies and every person we spoke to recommended Brenda Atkins. After using the company for four years we love working with Brenda. Trust is key and she goes above and beyond her job requirement. She takes photos before moving in and after so there is always proof of any issues. We once had an electrical issue and our renter thought it might have damaged some appliances. She had a specialist look at it and our renters appliances. She works so hard to ensure everyone is happy. I have recommended her to multiple friends and they are just as happy. If you are looking for someone to be honest about the local economy, local contractors, and protect your interest this is the company for you! read more

Property management is horrible. My home was on the market for four months with no renters. When we returned to the States and had a chance to view the home, we discovered that the previous tenant did damage to the home that was not reported by Advantage Realty. They were showing the home with the damages, hence no renters. The repairs were completed and I listed with another company. Home was rented within two weeks. They also collect kickbacks if the tenant calls with a complaint and a repairman has to conduct repairs. I should have listened to others that warned about this company. read more

As a military family, it's hard to find great customer service from a company who knows you'll only be around for a few years. The woman I talked to was nice but she said I would have to talk to the property manager and transferred me, now this lady talked to me like I was mud under her feet. When I got off the phone I felt like I was worthless. Just because I fell on hard times didn't make me a bad person or give her the right to talk down to me. I called and talked to Brenda Atkins and she was without a doubt the nastiest person. At first she was ok but the more questions I ask the nastier she got. I have never called somewhere and had them speak to me the way she did. This woman really gives this place a bad name. Please anyone who is from Shaw Air Force Base look around before putting any money in this woman's pocket. There are lots of places in Sumter that rent great houses and would love to work with us. My experience with the property management service offered was awful. Communication within the office is absolutely atrocious. It will take weeks and sometimes months to get answers to basic questions as you get bounced around from one person in the office to the next. As the home owner, I was never notified of repairs to the house until my monthly payment was less than expected and I contacted them to ask what happen. I then tried to bring these concerns up to the office manager who never replied. When our contract expired and I informed Advantage I would be moving on from their services, they continued to put off their move out inspection of the property. They withheld the keys and wanted me to waive them of their responsibility in the move out inspection. Avoid this company at all costs. Much better options available in Sumter. read more

My daughter found a home online which she was interested in renting. It just so happened to be listed with Advantage. Everything went smooth for the first several months. When the storms came through in October, a large tree was knocked down in the backyard, blocking the back entry gate. A portion of the privacy fence also was knocked down. She contacted Advantage several times, but the tree was never removed and the fence was never repaired. Once she deployed, I was given POA and was responsible for moving her belongings out of the home, cleaning the home, and finishing up the paperwork with the lease. The first problem I encountered was being able to get in touch with the rental office. Jessica is nearly always out of the office. She does not answer the phone and does not return phone calls. The second problem I had with this company was getting the security deposit back. Two weeks after moving out of the home, I called to inquire about the deposit. Jessica was very rude and exclaimed that BY LAW WE HAVE 30 DAYS TO REFUND THE DEPOSIT. In any case, she said she was not finished processing the paperwork and notified me that there would be a deduction for minor cleaning. At that point, I became insulted. I have done professional cleaning jobs and spent at least 8 hours cleaning this house from top to bottom and shampooing the carpets. A few weeks later, (10 days after the 30 day time limit) I still had not received the deposit check. Jessica stated that the check was mailed 2 weeks prior, but she would find out if it was cashed and would mail another check. When it finally arrived, I discovered that $200 was deducted for a general cleaning! If you are a renter, I insist you not use this company. They will do what they can to get you into a property, but there is no customer service one you are in and they will find a way to keep a portion of your deposit. read more

Nothing but issues. We are an Air Force family, and had purchased a brand new home (which was in showroom state- there are videos out there to prove it), unfortunately we received orders after only 2 years therefore we had to put our house up for rent. Advantage had been recommended by our realtor from another agency. The original person we worked with was very much on the ball, however she left (which we were never notified of) and the service went downhill. We were stationed overseas for 4 years and when we returned our house was a hot mess. There were things missing from our home, damage that hadn't been taken care of (holes in the kitchen flooring, permanent stains in our jetted tub, finish worn off marble counter top, broken kitchen sink faucet, cabinetry and appliances scarred beyond normal wear and tear just to name the main issues), animal scratches on the french doors, there was trash in our backyard from a repair job that they had done prior to our first tenants moving in. The agents are very lax about returning calls. I called 3 times/left messages, in addition to sending the agents and the owner an email about missing items from the house. (Still to this date there has been no resolution.) We had to deal directly with our tenants on a few issues, such as having no A/C for almost 4 weeks. Their excuse was that there new computer system didn't generate a message to them. They reduced our asking rent price by $100 without our prior approval, (which was partially our fault for not catching it on the contract before signing), when called on the issue they had to answer as to why they did this. They also approved our tenant having a cat in our house without prior approval, we only found out about it because the tenant sent us a direct email about moving herself, her kids and cat out. In short, I wouldn't recommend Advantage Realty to anyone, as involved as we had to be, and how often we had to remind them to do the tasks that we were assured would be done- it wasn't worth what it cost us in the end. read more

I rented a house with this company a few months ago My husband and I were on a budget and there were not many houses that we liked that we could afford. We went through several agencies, but only found one and that was with Advantage. We had no problems with the house, really, but customer service was absolutely horrendous. A phone call almost always went to voicemail and emails took days and days to be responded to. The worst part was one of the receptionists. I believe her name was Caitlin. She never greeted us with a smile. I always knew it was her on the phone by the way she spoke with an attitude and a condescending tone. I thought it was just us at first until I saw her interacting with other clients just as badly. Her attitude bothered us so much to the point that before we signed our house we were desperate to find a different house just so we never had to deal with her again. In the end though we couldn't find a better house, so we just put up with the lack of professionalism. Unless they have property that you just HAVE to have, or if customer service is not something you're much too concerned with, I suggest you look elsewhere. read more
