    I've had a space here at activspace in the mission of San Francisco for nearly 2 years and it was a great decision to come here to open my art school 'Hannah's Art Place.' The prices are affordable, The costumer service is great, the staff is not only fast and efficient but genuine. Jaimie and Luis are always ready to help. There is such a warm inviting and creative energy throughout the building and my students are always thrilled to be here.

The way that they handle property management in the interest of the landlord and the renter is nothing short of an impressive juggling act. All he did was collect rent and via email communicate one lease extension and then they went month to month on two plus years. I don't believe he ever checked on the condition of my property or if the lease terms were being followed. I know of two flagrant violations 1) no animals and a cat lived there the entire term of the lease openly and 2) no smoking which is also a Belmont City Ordinance. I was told they are "good tenants" which they were from a bill collectors perspective, however, horrible from a property owners perspective as they lived hard and the wear and tear on the unit was unacceptable including pot smoke lingering and making the unit filthy. Then there was the cat leaving animal mess behind when they vacated. I learned there was a leak on October 12, 2024 not by a phone call or direct message but being included on an email chain with the tenants! How unprofessional and this violated the entire principle of a property manager only having contact with tenants and what he was paid to do. From the discovery of the first problem I am aware of Josh was absolutely no help. He didn't manage the situation. Instead it was on. On me to deal with and coordinate access with the tenants to first get a leak detector in. He didn't offer any help. Left me high and dry! When I went to meet the leak detector I was appalled at the condition of my condo that had been fully renovated prior to the tenants. It was grimy and there was cat stuff everywhere and the cat walked up to me even to be petted. I called Josh very upset especially about the cat as my main point was no animals and this was not a service animal. He said they have forfeited their deposit by having the cat. When the tenants vacated , after asking for one more day, which we declined as I had set up - not buy the property manager, but myself Service Master and my insurance adjuster to meet me to start to deal with the leak from upstairs (from different condo owner) and repairs. When he showed up he said it wasn't bad ... They turned off the water days before vacating and left feces and urine in toilets, food on kitchen sink, tons of stuff in the garage , the floors where sticky from a party , the hall bath covered in hair - not sure if human or cat, tacks and tape everywhere on the walls , the new kitchen counters stained .... A drawer with pot debris. While the Farmers adjusters and Service Master there never once did he say I will coordinate as it's my job as property manager. We did agree for his guy- also there to haul away abandoned items - which wasn't even thorough. I had to ask him to return to complete. Then no phone call he emails me he is firing me. A blessing. But very unprofessional. Then he sent me my accounting the first of the year via email without salutation or closing with one word "okay"? In pulling together paperwork for insurance I realized I didn't have a copy of the one lease renewal. I emailed Josh for it ... waited 5 days later forwarded email to him with bookkeeper and maintenance guy with "second request" to finally receive. In interviewing and hiring a new property manager I realized I was not provided any service. I SHOULD RECEIVED A REFUND ACTUALLY!!! There should have been physical check ins on the property and its condition. The notification of a leak - major problem that took 5 months to remediate and repair - should have been handled by him as that is what his fee was for. After the tenants moved out he changed his tune on the deposit. He was advocating for them after telling me it was forfeited due to the cat - not to mention property condition from their hard aggressive living- that most of it needed to be returned. He kept saying the condition wasn't that bad. He was not advocating for my property but only the tenants. Swept under the rug the excessive wear and tear , damage , pot smoking and cat living there. Ironically one of those tenants now manages an apartment building. I'm sure her employer would find interesting photos of how my property was vacated.

    My sweet landlord contracted this company for the last 5 years that I have lived in an apartment…read moremanaged by Makras. I do not recommend them to any owners looking to get efficient service to their tenants or properties. Over the several years that I lived in this apartment managed by Makras, responses usually took up more than a week to any emails or voicemails that were left for repairs for kitchen sinks, leaking from the rain on the back door, door repairs for doors that don't close, and keys for locks in an Edwardian home that used skeleton keys for the restroom and bathroom. When the building was being sold, the washing machine was full of quarters at and despite a dozen calls and emails, they did not remove the quarters from the machine for over 6 weeks, which was a violation of our lease and tenant rights. It took the real estate agent to be notified during the sale before they even removed the quarters. And when they did remove the quarters they did not notify any of the tenants. We had to email Viktor to ask in an email. I also had a unique breastfeeding shirt that was left in the washing machine that is now missing. The owners said that we should be receiving those quarters to replace the $10 I lose not realizing the machine was not working, but my shirt remains in the missing and we have yet to receive the quarters. Specifically we have been told to send emails to Maria for any building repairs. And in those last 5 weeks while the building was being sold I never received an email or call from her. I also had left messages on the general voicemail and for Viktor Makras and never received a call from him either. When finally someone did answer form reception, they told me to just email him or to leave a voicemail for him. And they said that the building was sold so it was none of their business anymore.

For the first…read moreapartment, they changed the terms of the lease, removing yard access which was the whole reason I moved in since I have a dog. I had to negotiate for rent reduction, which was a small fraction of the rent. The landlord was nice and came by frequently, so I was able to talk with him about being let out of my lease if I found another place with a yard. I ended up finding a place with a yard also through Makras. The application process was easy since they already had my documents. I emailed with the leasing agent about having two dogs in the unit, and he approved. He noted "dog approved" on the lease. Then when I was fostering two puppies, VICTOR from Makras sent a letter in the mail saying there were complaints that I had three dogs. Luckily one was to be adopted that weekend, but I wrote an email to them that I was approved to have two dogs. A lengthy correspondence followed. VICTOR always sent a letter in the mail, a clear power play that only delayed the inevitable: I had an email stating that I could have two dogs and the note on the lease did not specify the number of dogs. Then when I moved out, they withheld a third of my security deposit for cleaning and painting. I emailed that the lease states that standard wear and tear should not be taken out of the security deposit. I also pointed out that the paint in the kitchen was peeled off by the trash can lid opening and closing and other simple things. One could literally scratch the wall and have paint come off. VICTOR MAKRAS sent back blurry pictures of the unit to prove that it was dirty. The pictures looked clean, and any dirt could not be seen due to the low quality of the pictures. Despite pointing these things out, Victor did not sway from his initial, WRONG decision not to return my security deposit in full. I DO NOT recommend working with this company.
