Avoid avoid avoid avoid…read more Management is openly hostile. The common grassy areas in front of, behind, and surrounding the apartment buildings and parking lots are absolutely filthy with dog shit. Owners do not pick up after their animals and management does not care. I submit a request for this to be addressed and was ignored. About once a month, maintenance or some other person with a clipboard needed to access my apartment. The span of time given to expect a stranger in my home was one full week. Reasons given include : reading my water meter, cleaning my AC unit, fire-proofing my kitchen, inspecting my shower head. None of these were maintenance requests on my behalf, I was informed they would happen and could not opt out. Specific Problems : September 2023 : Upon move in, I was told very explicitly that I needed to pay the deposit by money order, NOT cashier's check. The email, PDFs and all communications specified that a cashier's check would NOT be accepted, and only a money order could be used to pay my deposit. The morning of move in I hit up every credit union in Terre Haute to find a money order and NOT a cashier's check. Finally a woman at the third credit union I visited told me they'd made many cashier's checks for Village Quarter, and lo and behold, a cashier check WAS accepted. Upon move in, I informed my landlord of my apartment's AC unit having had exposed insulation foam that my cat could easily access and possibly digest. Nothing was ever done. February 2024 : A fire breaks out in an apartment in my building. No smoke alarms sounded and evacuations were ever conducted. I was only made aware of this danger when I could smell smoke and saw firemen setting up their ladders https://www.mywabashvalley.com/news/multiple-people-displaced-after-apartment-fire-in-terre-haute/amp/ A dumpster was brought in to empty out the apartment; as of my moving out six months later, it is still in front of my building. May 2024 : Three months before move out, I was informed I would need to complete a pre-renewal inspection. I never indicated I was going to renew. I was told my apartment needed to be "more organized" and I was at risk of a lease violation. For context, I have a pile of about five plastic tote bins and maybe a dozen or so cardboard moving boxes in the corner of my living room. I asked for clarification, or at least a more objective goal than "more organized", and was told to "download TikTok", because "they have organization tips." I was told I couldn't have my belongings in the corner of my living room, because "the ceiling might leak". I pointed out that all of the plumbing for the apartment is catty corner to my stack of boxes, and that plumbing leaks there are impossible. She clarified, leaks in case of rain. I suppose Village Quarter expects their roofs to leak? Never mind the fact that if the ceiling possibly leaking the the problem, there is no where I can store my belongings that isn't under a ceiling. The landlord doing the inspection was condescending, rude, and completely unprofessional. I was told it would be impossible to actually inspect my apartment, because this one corner is inaccessible, and that there would be a rescheduling of the inspection. See June 14th. June 2024 : June 1st : I came down with what I suspected was Covid and couldn't work. My rent would be late and I let management know via email I had applied to the states emergency rental assistance program. Three days later I was threatened with an eviction. June 9th - 11:30 pm a maintenance man comes to my door because of a neighbors plumbing emergency. June 14th - I am informed that the rescheduled inspection will take place sometime between the hours of 9 am and 5 pm, between the days of Monday the 17th and Friday the 21st. June 21st - Even with a window of an entire week, and after spending a week making sure my work schedule can accommodate a drop in inspection at any time, no inspection ever occurs. July 2024 : My air conditioning unit breaks; the primary knob used to turn on the unit is so loose I can only set my air conditioner to low. Maintenance sees the unit on July 3rd, and I am informed the AC tech will be in next week. No other contact is ever made. My AC unit remains broken for seven weeks in July and August. August 2024 : The dumpster placed in February (see above) is overflowing with trash. Insects visibly swarm. August 10th : I send an email to the property manager requesting proof of rental payment for the apartments I am applying to. I never receive a response. August 18th : My AC unit is not operational. It is 80 degrees F at midnight with 85% humidity. After reporting a faulty knob six weeks ago, my AC unit is finally fixed. (Credit where credit is due, I have never had any problems with the maintenance staff, they've all been sweet, friendly and helpful) September 2024 The dumpster placed in front of my unit back in February remains as I move out.

These people buy bad properties, put a bandaid fix on things and then rent out the property and…read morenever address any issues they said they would. Lots of promises are made, but they don't follow through. The most unprofessional landlords I've ever dealt with. She made a lot of promises before I signed the lease. After I signed it, getting her to respond is a miracle. She just notified me that she sold the property and the new landlord will take care of things when the property officially changes hands in 7 days. I have been basically begging her to bring over the AC units she promised since the weather will be in the 80's before the new landlord takes over. She's refusing and being a bully on the phone- which is nothing new unfortunately. I let her know the price of a hotel room if I don't get the AC units but she just ignored it because she's already gotten her money. I asked her for the new landlords number and she won't respond. Her husband did come by once to fix the leaking shower. He left before it was fixed because he didn't bring the right size part. He came back 3 hours later with the wrong part again. When I asked him for an ETA on when things will get fixed, he yelled at me saying that I need to quit adding stuff to his "list." He then left because he said he had other tenants that didn't have water. No one ever came back out and that was 30+ days ago. I still have a shower that won't drain and isn't caulked so pieces of the wall flush out when I turn the water on. The garage I'm paying to use is full of old moldy carpet and other trash. It's never ending...
