Sever of us good and reliable tenants got non-renewals. Can only be for more money. Then today they…read moretagged our travel trailer for tow. We have occasionally parked it at a dead end, with office approval, for 4 years without a problem. Last week they allowed another trailer to park in the right of way blocking flow of traffic for several days without tagging it. We are documenting this as reference for possible further harassment by the office staff. Corporate is no help as they don't answer phone. We are looking forward to being out of here.

They have a nice swimming pool, tennis courts and a small gym. The apartment surroundings and parking are clean and well maintained. They have few apartments with garage. Office has fresh baked cookies available, which are delicious, one of my favorites when I visit the rental office. They have DVDs to rent too, I think they are free. I have a 2 bedroom apartment. It is decent sized with a nice view to the heritage trail that runs behind my house. Yes they have a trail that is behind the apt and is a great place for running and biking. Heating is not great in this place from my experience. I heard the same issue from other tenants too. The bedroom heating is bad though it is centralized. The service guys checked and said its same temperature through out the house, but I doubt it. Other than that this is a decent place to live in Terre Haute. Best part was when I was out of town, I had power shut down from my energy company and it was winter. The emergency service guy was very helpful, he got an extension wire and a mobile heater and hooked up power from the garage for that night in no time. Prompt and efficient service. I will give 5/5 stars for the service they provide.

I lived at Greenbriar from April 2014-August 2016. There are pros and cons…read more First, Mark and MaryBeth were great. Both accommodated all my requests in very timely fashions. Mark did the best he could with the resources he was allotted by the property owners. This man runs himself ragged to do repairs in this complex, but there really is only so much he can do when the units are outdated with extremely old appliances. MaryBeth always responded to me right away when I had a question. She was so sweet and helpful, and again her job isn't made any easier by the property owners. I have lived in apartments for 15 years and I know when you have good staff who try to work hard but are limited by property owners who give them no resources. You can always tell where the problems lie based on the solutions being offered. All that being said, the complex itself leaves a lot to be desired. I do like all the trees. I like the general layout of the units. I was always in a more updated unit so they were clean with newer kitchen appliances. I liked how big the patios were and how quiet the complex was. I liked that they were pet friendly and relatively affordable. I hated the spider problem. But I'm super afraid of spiders. I also really hated the old appliances (AC, etc). They were so inefficient that my electric bill was often well over $250/month. There were problems with mold, based on the horrible musty smell my apartment had. Water leaked badly from the walls and ceilings, so the roof was in terrible shape. Windows are single pane and leak like crazy. The giant back sliding glass door had no seal on it and you could feel the outside air coming in constantly. Many units flood very badly. Mine did not, thankfully, but I have seen the water around the complex and I know those apartments are in bad shape. These are not issues with the manager or maintenance. These are clearly problems with the property owners trimming costs and refusing to take care of the residents. If the owners cared, they would update the heating/cooling systems, replace all windows and doors, and have the place checked for mold. Flood protection is a must. But they don't care so these things will never change.

I was expected to pay for replacing outdated items in the apartment that had absolutely nothing to do with me. I even cleaned the entire apartment prior to moving out only to find out that it was useless because I was charged $105 for a cleaning fee. I would never go back here. I would never recommend anyone to live here. I'm not the only person that's been cheated out of money. Even though I always paid rent on time and kept to myself, I was still treated like dirt. If there was a star lower than 1, I would give it. The only thing I recommend about this place is to stay away from it.

Lived in the apartments for a bit over a year now. At first, they were great! The apartments…read morethemselves are spacious, a bit expensive to heat up during the winter, but in general quiet, mostly with professionals living here. However, several months ago a new management took over. Sadly, the overall condition outside of the apartments has gone down significantly. The trash is EVERYWHERE now. Inside the hallways, study rooms, the parking lot. Where the old management used to have a cleaner who would clean every day except weekends, we have not seen a cleaner ONCE with the new management. There are a lot more freshmen it seems like so the professional environment is gone, so if you want a quieter living situation, look somewhere else. Lots of loud parties and people don't seem to respect public places, the new management doesn't enforce it either. There are many residents with pets and the poop is everywhere on the sidewalks now. I used to use study rooms a lot in the past, but now they are unkept, the bathroom downstairs is disgusting and there's trash everywhere. The only thing new management added was a ping pong table, but it doesn't mask the neglect everywhere else. Very sad on how a once really pleasant living turning into a dirty, unkept space.

Boy I wish I could give zero stars…read more Price: I at first thought the price was reasonable. My rent was $1399 for 2 bedroom. $700 per person seemed reasonable for a nice apartment. Until we lived on the 2nd floor and the electric bill averaged $300 per month. Water is a standard charge added to the bill each month and trash/sewage is included. Quality: overall, the quality of the apartment was pretty good. The kitchen had granite countertops, the finished concrete floors were a nice aesthetic. That's pretty much where the good quality stops. The doors and cabinetry were made of very cheap materials that scratch and dent easily. The floor was not level so some doors would not stay open, so I had to buy door stops. My dryer did not work well so I had to run every load twice to get clothes dry. The worst was the insulation. My ceilings were not fully insulated, so I couldn't keep heat in. Also, SO MANY bugs could crawl in. I had a wasp problem for months before maintenance re-sealed some walls. Maintenance: probably the only section where I have mostly positive things to say. The maintenance staff were great!! They were friendly and I rarely had to wait more than a day for help. The wasp problem was annoying but they were trying to get rid of the nest before doing anything about sealing the walls. Staff: I hate to be negative, but there is really nothing positive to say about the office staff here. They are almost always rude and not helpful. I was going to resign to a one-bedroom and the building manager told me she had a unit saved for me while I was making sure it was what I wanted. I went to sign my lease and she told me someone else signed for that unit and there were no other units available in the time frame I needed. I'm pretty sure that manager got booted and the new one is cleaning up all her messes. I signed a pet agreement and they emailed me a month before my lease was up to tell me I needed to sign a pet agreement and pay $250 because they didn't have one on file. A great example of them being rude is the parking situation, which I'll get to now. Parking: there is a really nice big lot. Which would be great except they are low enforcing parking passes. Which would be wonderful except there is no nearby street parking. You can get a guest permit that is good for 2 days, but you can only get it during office hours and only have two guests at a time. So you cannot entertain guests or have a guest come without having enough notice to go get them a parking pass. Like I said, it would be fine, except there is no nearby parking. I guess you could have guests park on wabash a mile away and go drive to pick them up. When i asked the office staff where guests could park nearby, I got a standard reply that I needed to go to the office and get a guest pass during office hours (9-5 M-R and 9-4 on Fridays, I believe) Anyway, don't live here.

They do try to email you every time they are coming over, but more often they just show up. They are so super quick to rent out the apartment they start showing my four months after I moved in.. the people I shared the house (having their own studios) with are scheduled to move out in August and their apartments started to get shown literally at the same time as mine. Again I moved out in May... Laurie is a very nice lady. I only met Wendy (the owner) once or twice in my year of living there. Most people I've talked to said they have never received their deposit back from them. I'm still waiting to get my deposit and it is July. I sent them photos of damages that were caused prior to me living there. We will see if I ever get my deposit back.

Sharp Flats is, easily, the worst student renting company in Terre Haute. They take advantage of…read morestudents and once the lease is signed, they treat them like they have no rights. They try to cheat young people out of their own money, pressure them to end leases early so they can make more money, and say they allow pets but then berate you about them and insult you and your pets to your face. If you are a student in Terre Haute, please rent from someone else. Their rent is astronomical and they barely take care of their properties, and blame every problem on their tenants. I would give a negative rating if it was possible, they should not be allowed to rent to young people.
