I don't think they have quite achieved the "relaxed coffee shop" style they speak of on their website - compared to some estate agents in London with bottles of water everywhere, this still looks pretty much like an estate agents to me. As for relaxed, well you could start by losing the suits and ties as this look has nothing to do with being professional. The office still looks very smart and new but I don't think that flat screens in their window are enough to differentiate them from other agents. Besides an A4 particular sheets are far more effective and ecofriendly. One thing that might be worth checking, there is no mention of any professional affiliations on their website other than OEA and OFT logos.

This little stretch of Allerton Road, is home to all the local agents and is just around the corner from the famous Penny Lane and homes of two of the Beatles. The area is still a very popular suburb and I have really enjoyed reviewing some of the many independant businesses here which make the area so interesting. For professional services and property management you are better to contact their central office directly. The Allerton office really only does sales and lettings with the sales department also opening on Sunday afternoons.

Reaction speed to any issues raised with the flat rented is normally very slowly processed. This is ok for things like a new door stop and lock, but when you have a building with a mice infestation, and a month passes without a response you really must wonder where the fees went you paid? This company need to be more reactive and stop ignorning emails and phone calls. They like to pass on the blame to the actual owners of the property. Often the response: "the owner has been hard to reach for years" they tell me. Then why do you continue to list their property on your website? I really don't anyone going through the same hell that we have been though. Everyone in my building have exactly the same issues with this company.

Overall on my sale with them I saved £2,772!!! I found all the staff to be professional, honest, very knowledgeable about the local area and most importantly - available to take and return calls quickly throughout the selling process. I used them to manage a couple of my rental properties and their management service was so good I decided to sell with them also. I sold my house quickly for the asking price and I would definitely recommend using HSI, they still have my rental properties and I am confident in their services.

I did not take a property with them as my situation changed but the way they handled my custom left me feeling very impressed and as though they really cared. The properties here are very good and the ones I viewed seemed to be well cared for and obviously regularly checked and this is something every tenant would hope for. In order to do business of this kind you must trust in the people you are dealing with and the attitude of the staff here meant that I trusted them instantly. The people here took time and care to deal with me and on the whole they deserve a big well done.

SHAMBOLIC, DISHONEST AND TOTALLY INCOMPETENT. UNTRUSTWORTHY…read more We instructed these people to find a tenant for a newly refurbished house which was carried out to a high standard. They did absolutely nothing. We had to do our own advertising on Rightmove, Gumtree etc.(They would only put it on Zoopla) In two months they did not generate even one enquiry, let alone viewing, let alone again one applicant. We were getting approximately one enquiry per day due to the workmanship of the interior of the house. We found two separate sets of tenants which they then lost for us. Being reasonable, nice people ourselves we gave them the opportunity to talk it through whereby most landlords would have just walked away without a word. Upon funding more advertising for ourselves whilst these people sat on their laurels we managed to find yet another applicant. The applicant wanted to pay the referencing fees of £125 the following day and the deposit the following week. Kensingtons told them not to come in and pay the £125 but to wait a week and pay it altogether. The applicants had a date they needed to move by and Kensingtons were aware of this so why shorten the time period? I did not know why they had told these people that and so sent two emails questioning it, to which I did not receive the courtesy of a response. I was later told by Sian a staff member, that the reason they told them this was because, if after paying their substantial fee of £125 the tenant disappears or fails the referencing then Kensingtons have their money to keep for themselves. Due to the failed tenant possibly causing them to miss out on a better one and losing them the opportunity of the money tenanting the property, would have generated for them. We, as landlords, would have been happy to have taken the house off the market for a week in the hope of the tenant proving suitable. However, we were not given the option. Kensingtons then did absolutely nothing to reference them apart from sending out a couple of templates with four questions on it with yes or no answers! Unbelievable. I then had to do the referencing myself as time was of the essence. They did nothing to chase up the referencing, absolutely nothing, I then asked to speak with the owner Mike, a totally ineffectual drip of a guy. I was told he could not phone until Friday. The call never came - unsurpringingly. I emailed them again and phoned. No response. Then at almost the close of business for the day I was phoning around desperately trying to find someone who sounded competent and professional. I managed to find one and the process started again. We now have two days to get these applicants in. They managed to extend their move out date. Now Kensingtons are refusing to refund their money because they did the referencing. An absolute lie. As of Friday there was nothing done on the referencing. They are refusing because I changed agency. They were given chance after chance after reprieve until we had no other option left open to us. In my opinion they are nothing more than fraudulent. Do yourself a favour and don't give your hard earned away for nothing. With all due respect to the other review printed on here the person did not actually end up using them. Surely anyone can sound friendly when saying "hello" as it would appear that was all his experience amounted to in the end. It does not mean they are honest or competent because they are friendly. If our tenants cannot get in by this date they will be facing costs of temporary accommodation and storage. It is a shame when people cannot admit their mistakes and do the right thing. Kensingtons have lost nothing. Us and these tenants are about to lose everything. Shocking. They should be closed down and charged with fraud.

The staff are very helpful and friendly and they do their best to help you find a property which is ideally suited to your needs. There properties go fast which is a good thing as it reflects the quality of the properties they provide for their tennants. For a £200 deposit they can provide you with a four bedroom house in the Kensington area with bills included at £60 per person per week, this is exceptional value. They regularly check their properties and are quick to repair damages and generally make your stay as one of their tennants as enjoyable as possible. On the whole Top Propert Lettings are a reliable, friendly and good value housing company and if your a student in Liverpool looking for accommodation you could do far worse than go to these guys.

They have a good range of properties across Liverpool and showed me quite a few that interested me greatly and they all seemed to be well kept and I was given the impression that these were reliable and professional people. The reason I chose not to sign any contracts with CPM was that the staff themselves just didn't make me feel that valued as a potential customer. Overall I got the sense that losing my business made very little difference to them and as a student without much cash they were not too interested in spending much time helping me. Housing companies need to show care for their customers and CPM simply didn't which was a shame because they have some very appealing and very well looked after properties.
