We did all the search work ourselves, visiting many sales offices and websites. Since this was our first home purchase, we wanted to hire an agent to help us with the purchase. Preferably, one that would give us a partial rebate of the 3% buyer agent's commission. After many web searches, I came across Ronnie Orston at Hoffman International Properties. Her website detailed a program where if you bought a new construction home through her, you would get 2/3 of her commission (generally 2% of the home's value). I called to get details and discovered it was totally legit. Her feeling was that you were entitled to part of the commission since you did all the work finding the home. And with the web, it is quite easy to find all new construction homes in your desired area. We decided to sign with her. Since she would only be getting 1/3 of the buyers agent commission, I wasn't sure how much attention I would get. Well, she was amazing! She would often call and email to check in on us, and was very helpful whenever we called with questions (and we had many). She was also accessible late nights and weekends. Her professionalism and friendliness were superb. She was also a great negotiator, as we got a terrific deal on the home. We ended up buying a townhome in the Brookhaven/Dunwoody area, and received our rebate check from her a few days later (2% of the home's value buys you a lot of nice furniture!). Another bonus- a Federal Court has ruled these types of rebates are tax-free. Also, commission rebates are LEGAL in Georgia (look it up). A few local agents told me rebates are considered illegal kickbacks, but they are 100% wrong. In the end, Ronnie is a no-brainer choice for anyone who is buying new construction and doesn't need hand-holding in terms of finding new homes. Many buyers go into sales offices without agents, and demand a discount because the builder won't have to pay a commission. Sure, they'll probably give you a discount. But if you use Ronnie, you know you will be getting an additional 2% rebate on top of whatever discount you negotiate with the builder. If you have decent negotiation skills, this is the way to go.

We were first time homebuyers and Lolah was able to educate us on the process and even helped us out with our lender. We initially tried to go with one of the popular online lenders who initially gave us a great preapproval, but once we started getting closer to underwriting started chipping away at the amount we could feasibly borrow. In this current market, having an ally was crucial to finding our home. Lolah was there for us every step of the way, even playing hide and seek with our daughter in homes we were checking out. She took away the joy and excitement of buying our first home. We were scheduled to do our final walkthrough the day before our closing. Cathy picked the time and date, which meant that we moved our schedule around and missed my grandmother's birthday dinner to make this appointment, while traveling over an hour from where we lived. Our agent even messaged her hours before the schedule appointment which she couldn't be bothered to respond to. We showed up (on time) and she is no where to be found. We tried calling her multiple times. Our agent also tried calling her and she was unresponsive. Finally after almost 30 minutes, she picks up the call and instead of trying to hear anything I had to say, she abruptly tries to defend why she wasn't there. She was under the impression that we were different people and looking at a different property. Again, not taking any accountability that she in the wrong for missing a scheduled appointment. Instead she was too busy trying to defend why it's okay that she was not there. When she finally arrives to the property, she refused to make eye contact with us and remained extremely unprofessional. She even made it to clear to us that "she was doing us a favor and that she didn't need to let us in." Again, she agreed to letting us in (days in advance) and decided on the date and time. We honored her schedule and yet she made us feel extremely small, insignificant and not worth her time. I literally cried on our hour long drive home because I was so upset that a "professional" who claims her motto is "treat others the way you want to be treated," treated us like complete and worthless shit. She spoke down to us as if we were children and her husband just stood there and watched as she carried herself in an unethical and unprofessional manner. I will never ever forget how she ruined this special moment for us. We couldn't even celebrate closing on our home because her negativity, lack of organization and cruelty had me distraught. She made us feel like a pure transaction and thinks that she is some big fish in such a tiny pond. I would never recommend this agent to anyone. Stay away, she is aggressive and unkind.

She's aggressive and the pictures of the house were professional. A little too filtered in retrospect. There were 20+ viewings during the time she had the listing. That was the good. The issues we had were numerous however. There was poor communication throughout. We found out important factors after the fact, there were discrepancies in what she originally said and then it was changed to be more beneficial to whatever point she wanted to make. After 15 days she said on a joint call with us that we should reduce the price by $10K and from there it deteriorated quickly. Later she said she didn't say that. My honest opinion is she relies on the fact that she's done it for x amount of years and her way. She didn't use a system to alert for showings such as the app showing time which would have been very helpful. She tried to strong arm her thoughts and beliefs onto the client and the most difficult thing was to constantly hear that we were very important but we were asked to have this or that piece of info, paperwork etc done by this specific time because she had a client or showing or some other thing going on. Bottom line; we felt we weren't important, we were misled or pressured and her personality didn't work for us. Upon the termination of the listing, we found a different realtor who had the house under contract and within $2K of ask price in the same time frame.

Our concerns were not simply that every request was not accepted by the sellers. We understand that negotiations do not always go a buyer's way. Our concerns were about the quality of the advice, communication, advocacy, and transaction oversight we received. The most financially significant issue involved the sellers remaining in the home after closing. Before agreeing to the arrangement, we did not feel adequately advised that rent, compensation, or other terms could potentially be negotiated for post-closing occupancy. We only learned about those options later through our own online research rather than from the agent we trusted to educate and guide us as first-time buyers. Once we understood the financial impact, we asked for the refrigerator to be included in exchange for allowing the sellers to remain without paying rent, but it was not formally negotiated or secured. We ultimately continued paying approximately $2,400 in apartment rent while owning a home we could not yet occupy. While Kym did obtain a seller contribution toward our closing costs, that does not change the fact that we did not feel fully informed about our options or strategically advised regarding what to offer for the home or the occupancy arrangement. We knew every request might not be accepted, but we still expected our agent to clearly explain the available options, potential financial consequences, and possible negotiation strategies so that we could make an informed decision. Instead, I was left to conduct my own research and seek guidance from family members who had not purchased a home in decades. There were also communication and transaction-management issues. Two days before closing, I identified incorrect numbers in the closing documentation and learned that updated information had not reached our lender. At several points, I felt I was personally monitoring and correcting matters that I expected our agent to manage. I later submitted a detailed complaint to the managing broker and received a relatively quick reply from Sandee Burnham. Her initial response attributed some communication problems to my having "unsubscribed" from Kym's emails, even though I did not unsubscribe until well after closing and moving in. The broker later acknowledged that this was not an accurate characterization but maintained the same overall conclusion which was that Kym's lack of knowledge, guidance and support did not fall " below Atlanta Communities' professional standards" which says a lot about their business. I recognize that the brokerage reviewed the file and determined that none of its professional standards or ethics rules were violated. However, determining that conduct did not rise to the level of a formal violation is not the same as providing an informed, supportive, and well-managed client experience. The lack of follow-through continued through the end of the transaction. At our final walk-through, Kym told us she had forgotten the closing gift she intended to give us and would stop by with it the following week after returning from a trip. We never heard from her or saw her again. As first-time homebuyers, we expected stronger guidance, communication, advocacy, and follow-through from both our agent and the brokerage. I would tell people to RUN from this company and find another option that will give you the proper home buying experience. Edit: I moved on... until Kym replied to my Zillow review with a version of events that contains multiple inaccuracies & only reinforces my original concerns. Negotiating closing costs doesn't erase the lack of guidance/oversight or the fact that I caught the closing error two days, not weeks, before closing. If Kym advocated for us during the transaction as much as she is advocating for herself now, perhaps this review would not exist.

Lee Fuller and Team Rolo was a totally different experience. They had an i itial buyer's consultation with us so they knew what we wanted. Lee found properties that matched our wabts. On the first day of showings he provided an itinerary that included 9 homes, 200 miles. Three were in the running at the end of that day. That night he wrote up an offer on the top choice, it was accepted. BOOM. It has been perfection. Top notch, even when there were some property line hiccuos that Lee discovered and we solved with a survey. I've watched many, many home purchases in my lifetime, my parents flipped houses before flipping was a term. This experience blows them all away.
