I interviewed several firms, but went with Pacific Sands because I was very impressed by how they were able to bring so many other projects to life after reviewing their website, and speaking with one of the principals, Cameron Cox. They were able to get things moving fairly quickly with the City for approval, not an easy feat. Three months after the start of the project, Southern California Edison requested that the PDF of the plans be converted to CAD format so we could move forward with the electrical panel relocation. He told me everything I wanted to hear before we signed the contract. I should not have believed a single word he said. Pacific Sands assured us our plans would be a top priority. They knew how important this project was to us and that we had invested our life savings into it. They constantly reassured me during the first weeks of the project that they could comfortably finish the project within the proposed timeline. The timeline THEY proposed. I did not give any input about how long the project should take. They claimed to have done dozens of similar projects. I trusted them. I should have done deeper due diligence. Just look at the "not recommended" reviews here on Yelp. 4 of 11 reviews so bad they are hidden because the customers were so upset they used language inappropriate for Yelp. Wow! The online reviews were mostly positive as of December 2025 when I hired them (writing this to warn others) but my experience was horrific. Pacific Sands would constantly lag behind their own proposed timeline. It was impossible for me to contact anyone other than an ai agent to express my concerns. After speaking to the ai agent, it would take somewhere from a few days to over a week for our "designer" Victoria to get back to us. When she finally would get back to us it was never in a helpful manner. I am not an architect or engineer but I was able to identify dozens of glaring mistakes on the plans when I looked at them. After addressing the many errors I had caught, the plans were sent to the city about a month later than originally expected. No surprise they city found dozens more problems with the plans. Victoria told me she would need a week to revise and resubmit the plans. Pacific Sands did not take a week to revise them, they took about two months with my follow-up consistently minimalized or ignored. The second set of plans with the revisions was also rejected by the city. Many of the original errors were not fixed. Pacific Sands' favorite form of manipulation is an appeal to authority. They assured me this is all very common and perfectly normal and I should trust them because they have the expertise and experience. . I am a member in good standing of the Chamber of Commerce and have many contacts at the City as well. There is a consensus among everyone else I spoke to that while unforeseen delays are very common in construction and planning, Pacific Sands is to blame in this instance. They did not adequately address the issues the city identified. The plans were also derided by many general contractors who looked at the rejected plans as we were preparing to solicit bids in hopes the next set would be approved. Pacific Sands did not take any responsibility for the errors. Claimed the city was being difficult. They wanted to charge us EXTRA to do any more work because the project was taking too many hours. When we pointed out the contract stated addressing all comments from regulatory agencies was included in the scope of work, they countered that the contract had an expectation of 60 hours of work and anything beyond that would be extra. When I asked for an accounting of where the 60 hours was spent, I was told there is nothing to show. During one of my final communications with Pacific Sands they told me they were going to stop working on the project unless I paid for additional hours. We went back an forth a few times about the contract. I cited the clause stating all city comments would be addressed. They cited another portion of the contract stating the expected working hours were 60 which had been met, and I would be for charged anything over that amount. They refused to do any more work on the project and we terminated our relationship with them. Over six months of waiting for two rejected sets of plans. Constant disrespect and gaslighting. Culminating with Pacific Sands refusing to move forward with the work without us agreeing to pay for an undefined amount of additional hours. DO NOT HIRE THIS FIRM

I came to him with a complex situation: I had an ADU that was already built and needed to be legalized. From day one, Sam has been incredibly patient, knowledgeable, and solution-oriented. His patience is a true gift, especially in a process as frustrating and drawn out as dealing with city regulations. Sam has walked with me step-by-step through the process of legalizing my ADU. Honestly, without his help, I don't think it would be possible. He has gone above and beyond -- even to the point of covering costs upfront on multiple ocassions just to keep the project moving, with the trust and understanding that I'll pay him back. Erick on the other hand has been on time and responsive on our first step of the process and that is the design and permitting of the work we want to do on our house. He has been on time on everything we have asked of him and high degree of honesty. His honesty has helped us with navigating our discussion with other contractors. We have not settled on a contractor on the actual remodel but the work Erick has done so far on drafting our architectural design renderings and permit process. So this is part 2 of the prior review and it is post project completion review. So long story short Erick and his crew have been top notch, professional, cost effective, honest, punctual, available, approachable in every sense of every word I am using to describe his work. Although the project took a little longer then expected it was not his doing but rather my ability to keep up with the pace of the work. I suggest you order things in advance especially windows and any custom work. In short we remodeled our kitchen, laundry room and master bath. Demolished a hallway and bedroom closet to extend the hall way from front to back, sealed some doorways, widen the doorway to the kitchen and then because the price was right and we had the resources, we decided to paint the whole house. All in all, Erick was a man with solutions, advice and was really looking out for us and making sure the project was done right. I highly recommend Erick from start to finish on any project you are doing. Hey will do your design, get your permits, do the demolishing, remodel and be there for final inspection. And he did this all with the same crew everyday. Which for me means a lot because that means he has people who want to work for him such as Marcos, who was builder on the spot. My wife and I purchased a home built in the '70s that was in good condition but in desperate need…read moreof a complete remodel. We had a clean, modern style in mind for our growing family and needed an architect to help us turn it into an actual design. That's where YNG Architects came into play. We selected Yenny Ng and his team for design after interviewing several other firms because during the walk-through (a) he quickly played off and expanded upon our ideas, (b) provided pragmatic insight into the implications to build and construction, and most importantly, (c) had a gentle but confident manner that matched well with our working style. We were not disappointed. Over a period of several months we went through a systematic design process. Yenny and his team listened to our design preferences and took cues from example photos of design elements we admired. He lent his expert opinion and personal perspectives to balance pragmatic build versus splurging where we wanted to splurge (bi-fold doors between the indoor and outdoor space, yay!). He and his team worked well offline where we often exchanged and updated designs by exchanging emails and annotated PDF files--this was very productive as my wife and I both have demanding careers. He and his team also helped us through the city's permitting process to get the requirements and details done; they were thoughtful and swift in responding to the city's requests. There were no surprises with the design fees.  In the end, we have a beautiful modern and functional design that fits in well with the neighborhood. Over 65% of the existing home will be remodeled and an additional 30% new living space will be added. My wife and I were very pleased with the outcome and even more excited to see this design come to life for our family. We even have a Phase II project lined up with Yenny and his team to build out the outdoor living space. We would gladly recommend YNG Architects to our friends and family. Now, this also means the construction project will be large and complex and require an experienced general contractor. We did interview other builders but chose Yenny (via YNG Construction) for similar reasons as the design--experience, pragmatism, and working style. He runs two companies in parallel (or at least he did when we worked with him a while back), one is YNG Architects and the other is YNG Construction. Svitlana trying to act like they "don't do construction" is a disingenuous lie. Svitlana was not involved with the project years ago so she wouldn't know anything anyways. But HER OWN NAME & FACE appear on the YNG Construction website! Why is that if you "don't do construction and just do architecture"??? Svitlana, I get what you're trying to do in attempting to quell a negative review, but obviously I'm not going to reveal all my personal information. I am now going to post picture of screenshots of emails from Yenny and his staff to show Yenny's own staff sign emails with BOTH YNG Architects & YNG Construction. Your own face appears on the website. There is no Yelp page for YNG Construction and ALL of our invoices for the construction were PAID to YNG Architects anyways, so that's why I leave a review here - that's who was paid for the terrible job! So yes Svitlana, our experience was real, our pain was real, our suffering was real, the horrible experience was real and the tens of thousands we paid Yenny before you got there were ALL real. What does it say about a manager who tries to act like they "don't do contracting" work when her own boss runs the YNG Construction arm of his business and she is even listed on the construction website HERSELF?? Daniel was very easy to work with throughout the entire process. He was responsive, professional, knowledgeable, and kept the project moving efficiently. The City had only very minor corrections to his plans, and Daniel addressed all of them in less than a week. His pricing was fair, but what really stood out was the quality of his work and his responsiveness.
