Our experience with AMW Real Estate was nothing short of a nightmare. They rented us a property that had severe safety hazards, showing a complete disregard for tenant well-being. One of the most alarming issues was the pergola, which had plastic panels dangerously held down by bricks. Eventually, these panels came loose due to high winds, nearly hitting our dog. This was just one example of the unsafe living conditions we endured.
The deck was completely falling apart and hazardous. When our daughter started walking, she tripped and fell numerous times due to its poor condition. Knowing we couldn't rely on AMW for anything, we took matters into our own hands and spent over $100 of our own money to fix it--just to ensure our own safety. A landlord should be responsible for maintaining a safe living environment, but with AMW, that was never the case.
Getting maintenance requests addressed was nearly impossible. Anytime we needed a repair--even for urgent safety concerns--it took forever to get a response. When we finally did, the fixes were either delayed or completely ignored. It became abundantly clear that the owner had no interest in investing even a dime into necessary upkeep, prioritizing cost-cutting over tenant safety.
One particularly disturbing issue involved the water heater, which was long past needing replacement. The water was causing rashes on my pregnant wife and our 6-month-old baby, yet AMW repeatedly ignored our concerns. After constant follow-ups, they finally sent someone out--not to replace the faulty unit, but to attempt a cheap fix by replacing a rod instead of the entire water heater. This neglect showed a complete lack of concern for our family's health and safety.
In another instance, water became trapped under the shower, and despite repeated requests, it took them months to address the issue. Given that my wife was pregnant and we had a baby in the home, we were deeply concerned about potential mold growth, which could have posed a serious health risk. Yet again, AMW failed to act in a timely manner, showing blatant disregard for our well-being.
To make matters worse, the glass sliding doors were so poorly sealed that carpenter bees were getting inside the house. When we brought this to their attention, rather than properly fixing it, the owner--being as cheap as ever--told us to just put tape over it. This was beyond unacceptable and further proof that they would do anything to avoid spending money on necessary repairs.
On top of all of this, AMW wrongfully withheld a significant portion of our deposit, falsely claiming that we had abandoned the property. The reality is that they pressured us to turn in our keys before our lease even ended. Despite paying for the entire last month, they still fabricated an abandonment charge to justify taking our money.
And these are only a handful of the issues we dealt with while living in this home. The level of stress, frustration, and outright neglect we experienced from AMW Real Estate was beyond anything we've ever dealt with before. We could not be happier or more relieved to finally be out of that house and, more importantly, to never have to deal with this company again.
We are not difficult people to please, nor are we the type to leave negative reviews, but AMW pushed us to our limits. Living in this property was never enjoyable--it was a constant source of stress due to their neglect, unresponsiveness, and dishonesty.
This company is unprofessional, negligent, and dishonest. If you are considering renting from them, think twice--you will be dealing with a company that disregards tenant concerns, drags its feet on critical repairs, and unfairly withholds deposits. I highly recommend avoiding AMW Real Estate at all costs. It also seems from other negative reviews they don't take accountability so don't be surprised If they respond back to this and somehow blame us. Just a couple pictures we have for documentation
