This business is a joke! Cole Anderson and his crew of family are scammers, liars and thieves. Cole told me that the property I wanted to rent at 159 Kudu Trail was mine to rent, I was first on the list. Then I paid him $35 for the rental app and POOF...he never called again, didn't answer text, never answered. I'm calling the BBB on this company. I'd give it no stars if I could. They run a shady operation, they lie, they're thieves. Run away as fast as you can! They showed me a place that I offered to clean because it was disgusting. I offered to paint it. We rented a home through A-1 mountain property management for only 3 months. The owner is crook. The home was absolutely disgusting when we showed up to move in even though the property was vacant for 18 days prior to moving in. The day I moved in I called Cole (owner) to ask if I can have a house cleaner come to take care of the mess. He said no. Also, Jean (Cole's 1st employee) showed up for the previous tenants move out the inspection the day I was moving in. She apologized for how filthy it was and blamed Cole for everything. Dog hair was all over the carpet, along with stains everywhere, and spider webs all over the place. She literally was "cleaning" (vacuuming) while our movers were moving our belongings in. She also assured me that I wouldn't be charged a cleaning fee when I moved out, LIE! Just filthy. We dealt with it and cleaned up the home very well. We never had hot showers and they were never fixed properly despite our request. Once we moved out, we were ripped off on our deposit. They took pics of the stains that were present BEFORE we moved in and charged us to clean the carpets (although I'm sure they weren't cleaned Bc they sure as heck didn't clean them for us). They charged us to move a washer and dryer back in that was about 20 feet away. We allowed them to store it in the home for free (us trying to be nice), yet they still charged us over $200 to move them back in place. Whenever the home was being shown for new tenants, they did not show up! We had to handle all showings ourselves. Every possible tenant calls/texts you and not the agent. When I moved out, I called Jean to check to make sure everything looked good, she told me that "it looked great, and you would only be charged for the septic pumping," LIE! When I called Cole to discuss the deposit refund he told me he's "not talking to me on the weekend." Absolute rip off. Do not use them. They do not take care of clients and especially their properties. Gross. We should've been paid for cleaning up that property so much! read more

A1 Property Management LLC is the worst property management company we have ever used. On two occasions they allowed tenants to move into our home that did not pass credit checks. The first ones had gone bankrupt and had nothing to lose by running out on us owing rent. And we caught them wrapping up a grow operation in our heated garage. That's right; they built an enclosed room in our basement, rerouted our water lines into drip hoses and produced a cash crop. Our our property manager did not make one inspection of the premises during the entire time it took to grow the pot. We only caught them disassembling it when we came to town unexpectedly and did our own inspection. We gave them the required 24 hours advance notice of an inspection and the property manager and tenants begged us to give them a little more time to get ready for us. Which only made us more curious and want to get in there asap! We caught them clearing it out red-handed. So they moved out without paying the last months rent. The moisture from this grow operation swelled and destroyed two garage doors and two regular wooden doors. Also, before they moved out they called A1 to repair a malfunctioning household boiler/water heater unit. Cole Anderson sent an untried repairman up to the house to replace a $165 thermostat valve. He sent someone right out of the phone book he had no knowledge of. He did not provide any oversight nor check the repairs. We could have done the same ourselves without a property manager. The repairman fixed it alright...and then he left the flame turned on without opening the water valve and blew up the boiler. Fortunately it didn't burn the whole house down. But it did cost us $6,800 to replace the boiler. After that, A1 was in a such a huge hurry to get someone to sign a lease and move in before we could fire them, that they went against their own contract and didn't inform us they had moved a new tenant in. The day the new tenants were moving, we called the old tenants and they told us they were leaving and a new tenant was moving in that day. We had no opportunity to review or approve the new tenant per our contract with A1. Cole Anderson is sneaky and underhanded. Regarding the new tenants, he told us a young newlywed couple had moved in, but it turned out to be 3 guys, one girl, two huskys, and a wolf. We sent our son to check them out and he told us there were a bunch of guys and lots of cars coming and going. So my husband went to Colorado under the ruse of doing maintenance on the house and saw them through the windows from his ladder while he was painting. They had empty bottles of alcohol and drug scales and pot everywhere, not to mention a keg refrigerator in the mudroom. They trashed the place in one month before we could get them out . One final comment I would like to make is that we told A1 we did not want him to rent to smokers. But every tenant he leased our home to openly smoke cigarettes and marihuana. Needless to say, it has been a very expensive nightmare getting them out and firing A1. We are still adding up the cost of repairs and damages. read more

A-1 Mountain Property Management company was wonderful and went above and beyond for our family. We found ourselves at a loss for what to do when we suddenly found that the house (not one of A-1's properties) we were prepared to move into in two weeks no longer up for rent (the owner decided they were going to stay in the home rather than rent it out). We found a home on A-1's website that was a perfect fit for our family (we have three dogs) and A-1 worked with us to get us approved an into the home quickly. Cole, Jean, and Karen are great people and took the time to get us acquainted with the area. During the 2 1/2 years we lived in the home we never had an issue with the property management company. As long as we paid our rent on time (and we did), there was no issue. At one point the owner's of the home wanted to increase our rent by $50 a month and A-1 went out on a limb to convince them to only raise the rent by $25, which was a huge blessing to us since we had just had a daughter. Due to an unexpected opportunity our family (now with a daughter), found a house to buy that we couldn't pass up in the middle of our lease. A-1 was very understanding. Our lease stated that if we broke the lease then A-1 would work to find a renter, but if they couldn't we would be responsible for the remainder of the term of the lease. A-1 worked hard to find a new renter for the home and we were able to move into our new house without a problem. We are happy in the home we have purchased but if for some reason we ever needed to rent again we would definitely go through A-1 Mountain Property Management! read more

If you are unfortunate enough to be forced to rent from Cole Anderson: - Thoroughly document your rental with photos and ideally video before moving in. - Insist that they meet you inperson to do the final inspection to try and minimize the surprises they will undoubtably spring upon you. - When he promises things in advance, make sure to get them in writing, or they will definitely never actually happen. Good luck! Avoid if possible!! Despite charging a great deal for rent, Cole made multiple promises for repairs and improvements, like installing screen windows (which he promised to do when we were touring the house, before we even signed the lease) and a patio screen door, and never delivered on them. Multiple windows would not even lock, so they installed 5 cent locks like you would put on a small wood box, leaving such a large gap in one window we had to duct tape to keep bugs out. A woodpecker was living in the house and they refused to patch the hole for an entire year. To top things off, when our lease was up, they kept an inappropriately large portion of our security deposit and refused to justify why after multiple requests. They are even trying to bill us for issues caused by previous tenants and clearly noted on our move-in form, yet are completely ignoring our requests to make it right. We're left with no choice but to take them to court soon to get an answer apparently. read more
