*Update: 2/10/2016…read more Gas/electric bill: Heat insulation is very poor, so to keep my monthly bill down, I kept the temperature set low and used space heaters. My bill averaged $120/month for December and January. According to my nyseg bill statement, the previous tenant paid around $300/month during the winter. I'm guessing that's around how much you would pay if you set the temperature around 70 degrees. Maintenance is still very prompt. You can expect to have someone come the next day after your request, sometimes even same day. When it rains or snows, the area above my washer sometimes leaks water. *** I've only lived here for a month-- here are my thoughts so far (I will update again later). The apartment: I'm in the Dorchester, the smallest two bedroom unit. Overall, they are pretty nicely remodeled, although you can tell some places, like the closets and the doors, that they were just painted over, not new. Sound insulation between units seem very good. My neighbors have a young child and I rarely hear anything. I haven't received an electric/heat bill yet, so I can't comment on that. Management: I put in two maintenance request when I moved in because I found that the bathroom sink wasn't draining properly and that the drying machine doesn't work. The sink was fixed promptly (i put in a request on Friday and it was fixed the following Monday). I have yet to have a working drying machine. It's not a big deal, but I hope they replace/fix it soon. The location: I really love the location of this apartment. It's close to Binghamton downtown, yet situated in a beautiful park. I take the bus to work everyday and find it convenient. Most tenants have cars and there are plenty of parking places.

Update 8/30/14 Got…read moremy security deposit back from Legacy Bay in the mail today. Almost the full amount - they gave an itemized breakdown of what they deducted. They only deducted $35 from the entire security deposit because they had to fill, sand, and paint a few holes in the wall from adhesive wall hooks that I used all over the place that pulled off the paint from the wall. This is completely fair, and I expected them to make a small deduction from the security deposit. I also received the deposit back less than a month after I moved out - very prompt!!! This concludes my experience with Legacy Bay, and I highly recommend them to anyone looking for a new home. I was very happy with my experience living there, and do not believe that I could have done better, short of purchasing a home (which is what I did! yay!).

These apartments are one of the best in town. I remember driving all around searching in the…read morearea,The Clayton Village were located on a steep hill in a very nice neighborhood in Vestal. Right next to S.U.N.Y Binghamton University and down the hill in front of University Plaza + a 24 hours open Planet Fitness. The apartments had a basement which had individual personal storage with a lock for the tenants living there. It's also 2 or 3 miles from the Town Square Mall (which has a Walmart Supercenter, Sam's Club, B&N, TGI Fridays restaurant,etc). What I didn't like was that these apartments had one washing machine and dryer on each complex that took quarters, so you on occasions had to wait your turn if a neighbor occupy the laundry machines. Another bad thing is that there is no central A/C in these apartments, be sure to get a fan or a window A/C unit during the Summer. These apartments would be the best choice if your searching through out that area (which some of the neighborhoods especially Binghamton are run down and crime infested). Almost forgot they allow pets (of course you have to pay a pet fee) but they don't require you to declaw your cats or dogs, unlike some of the other apartments in the area.

He spent thousands on a new boiler Every time someone moved out thousands were spent to get the apartment perfect .complete cleaning full painting new outlets and switches Mr Travis is a class act .unfortunately long story short he furnished uniforms and they were green and white .he's a great guy but I had iron in my water at home that in time made the white on my uniforms turn off white . And that created problems .he never once was upset by my work He does his best and not a problem with him spending money to make his tenants happy I'm thinking of retirement there . NED Woodruff

The second you enter the…read morebuilding there is an awful smell that hits you, a mixture between a moldy smell and a chemical smell. The building is extremely old and noise is an extremely common complaint among the residents. I would definitely rate this building very low in terms of the quality of amenities and its maintenance. Finally, and not to be ignored, the manager is extremely extremely rude. The front desk tries to clean up after him and she is quite nice but you can't put a liptstick on a pig. I would definitely look at some of the more modern apartment buildings built in the area if you want a high(er) quality of life.

These are apartments right behind the mall and close to the university so perfect for college kids but expensive and not very well maintained so it's a mixed bag. I wouldn't want to live in these apartments, mainly because they constantly smell like weed, sometimes cigarettes but allllways weed... if you're a college kid and you don't mind the smell of weed, maybe these can be great places for you to live and much better than on campus.

There's a…read morelot of criticism towards Uclub that I feel isn't fair, however, there is also a lot that isn't discussed. I will be alternating positive and negative aspects (11 total): 1) SO MUCH NOISE... the walls are so thin. Way thinner than campus like literally hear your roommates talk in their room. Even worse, THERES A VENT RIGHT ON TOP OF EVERY DOOR. WHY... Such a bad decision. Everything from downstairs gets amplified through the big open staircase. When I'm in my room I can hear whole conversations from downstairs. If the TV is on, you can hear it as if there is no door. 2) Very quick and friendly maintenance. Every time I call they come by the following day or two. They have replaced my lights, installed a shower filter I ordered from amazon. Even installed a bidet attachment I ordered... And they do this quick. I know some people are complaining about them coming in when you aren't home, but there is now an option when filing a work order that asks if you grant them permission. 3) The price is kind of outrageous compared to what they're offering. They're now requiring utility fees as if you are not paying enough. I am currently paying 1k a month. My next house will be 450 + utilities, It's much bigger, also has a pool, better kitchen. 4) The location is really good. I walk to campus most of the time. takes 25ish minutes at a calm pace (15-20 if i'm late). And every 15 min there is a bus that can take you to campus (as long as the shuttle is running). IF YOU HAVE A CAR: If travel is not a problem then just find a place westside, you'll get a better house for less money. 5) The lighting is atrocious. I feel like i'm in a cave here. It actually gets me a little depressed. Downstairs is insanely dark. We had to buy our own lights because the ones provided are so bad. I literally set up a strip of lightbulbs across my room just so I could have better lighting. There's only one window downstairs. It feels like a basement... 6) Lots of closet space, I made a mini gym in my closet 7) There is NO PARKING for guests!! There is a small lot fit for maybe 25 cars. After about 5pm it is filled. There is no parking allowed in the other lots after dark, and there are no other lots anywhere in the area (I looked). You would literally have to pray there was parking if you wanted to have friends overnight. 8) Gym is right there. Literally walk over it's very convenient 9) Gym has no bench press. The only other gym in the plaza is planet fitness which also has no bench press...rip. 10) The study area is very convenient. The study rooms are usually taken but if you're lucky or stay long enough you can take a room. There's also a game room that no one uses haha 11) The floors are a certain material that makes it kind of difficult to get in there. It's fake wood with crevasses
