We purchased our first rental property in Greeley and worked with a management company that eventually left the business. My wife found 365 along with several others online and we interviewed them on the phone. We visited with Susie and Dave at 365 to discuss having them manage our property. The first meeting, the application process and the initiation of service were all easy. Their story is that they had some properties themselves and felt that they needed to manage the properties themselves to improve the quality. Well they were right! We have been with them for over a year and they do not fail to impress. With our old property management company we had to constantly follow up to ensure things got done. This is not the case with 365. Things get done right the first time and the charges seem reasonable. Estimates are provided and costs targets maintained for in-house maintenance. When outside contractors are hired they solicit quotations and manage the work with little or no additional charges. You can trust them with your wallet because they are straight-shooters and hard workers with integrity. Their service does not stop there. While keeping our financial interests in mind they are always responsive to our tenants and we have not received complaints about how they are treated either. It is a refreshing thing indeed to meet with fellow business people who "do what they say they will do." Kudos also to Melinda, Rhonda and Rob. Please keep up the great work team 365! read more

Do not rent any property from 365 real property Management they have no problem just leaving you waiting on maintenance lists as well as sending inner office emails or they like to refer to their tenants as pests and they will call your guests names and tell them they can't come to the property anymore. This place was a move-in fire hazard I wish I would have been paying attention no fireproof front door no smoke detectors in the unit no nothing when I moved in should have taken him to court then probably still can now. We have decided to hire Real Property Management for our rentals. in the beginning they were great. About a year later we began having issues, no communication and no feedback from them. We were just about to get rid of them and go with someone else, however, we stuck with RPM and things did improve. Our lease stated they had 60 days after moving out (5/22/23) to return our security deposit. I tried to contact them multiple times around the 30 day mark and so on. I was always told that they were still processing everything, even after they rented the place out after us about a month or so ago. I was finally told the day before the deadline, by my property manager, that the check was going to be mailed out that evening (Friday July 21). After not receiving it the following week, I contacted them on Monday July 31. I was told the check got returned to them and they had to send it out again. Come to find out the date printed on the check was 7/25/23... three days after the deadline and when it was "mailed" out the first time. This company is horrible with communication and it takes the property managers days to respond to emails if they even answer them at all! read more

If I could give a negative star review I would. We moved in and the townhouse was barley cleaned. The outside patio is filthy and we are being forced to clean it ourselves when it wasn't even our mess. The lawn care people do not care and will go blasting by you and spray you with rock, grass and other debris as you're relaxing on your patio. No maintenance requests are ever addressed and when they are they usually don't complete them. It's been 7 months and we're STILL waiting on a window screen. 11/10 do not recommend renting from these money hungry clowns read more

DONT RENT FROM THIS COMPANY!!!! We lived in our house run by this management company for 3 years. To start they allowed the owner to be on our property whenever she pleased, for as long as she wanted, without any type of heads up because "she's the owner so she can do what she wants." Even when we were moving out the owner went into our house when we weren't there. This company will always have the owners back over any tenants for any issues what so ever. They will also try to take as much money as they possibly can from you. When we first gave our move out notice which was 45 days, more than the required 30 days, they told us that we would have to pay rent and utilities until they had someone else move in. Of course we knew that was unacceptable, and why even have someone move in if the previous tenants are still paying rent and utilities???? Luckily we were smart enough to say absolutely not but some people would trust that the company who runs the house would be telling the truth about their policies. Not the case here. On top of that we had the entire house professionally cleaned TWICE when all of our stuff was moved out. Specifically so that wouldn't be a charge taken out of our security deposit. Surprise, they still took $250 out of our deposit for cleaning the house after move out. Even though we sent in an invoice for everything we had done, they wouldn't refund it at all. It was never said or in any type of document that they would automatically be charging a $250 cleaning fee, otherwise we wouldn't have paid someone else to do it. When we talked to 365 about it they said "well you guys left some Tupperware in a drawer." Ohhhhkay, there were things in the cabinet when we moved in. When we called multiple days in a row trying to talk to someone about these charges and get it fixed, they kept dodging our calls and it took me finally walking into the office, for someone to actually talk to me about it. This company will try to take as much money from you as possible until you notice or fight back and even then they have some nonsense excuse for everything. read more

This place is known to scam college kids! They are unhelpful and unprofessional. I lost out on $500 dollars, when they told me i could not sublease my apartment. They made me pay $500 to break my lease, they did not list it, and i had to do tours on my own! When i found out i COULD sublease, i asked for my money back and they said no. $500 down the drain to a bunch of unhelpful, lowlife scums. They lie to you at every turn, don't answer emails or phone calls, and have done many illegal things during my time with them. The only way to get my $500 back would be to sue, which would cost more than it's worth. DO NOT LEASE WITH THEM, THEY DO ILLEGAL THINGS WHILE SAYING THEY HAVE NO CHOICE. My apartment that I leased from them caught fire on a saturday, the home became uninhabitable. I didn't get any communication from the company until Monday. Then the property manager DEANNA told my insurance company that the home was habitable when there was not heat, electric, or water. This again happened on the weekend and it was impossible to get someone on the phone. Last monday I was told by that same property manager that she had a check ready for me and to just hand in the keys and trade. I went to the apartment one last time to take what was salvageable, my home was obviously broken into and a lot of my stuff was either destroyed or stolen. I went in, leaving work an hour early to get to the office before it closed and she said they couldn't even start the money side until they had that inanimate object in their hands. I mentioned the theft and vandalism and she told me "no one could get in there because no one had keys" this is a house that they didn't disclose to me was used as a literal homeless flophouse and people used it as such again. Do not rent from these people they value profit over human life, they almost killed my dog in the fire, the customer service from everyone except Bobbi needs major work. They also didn't disclose that there was a literal meth lab next door. Called the cops in Greeley and no one came. read more

They told us that the owner of the home was going a different direction and taking over the house and is making us move out, a week later this same company listed this house for rent for 200.00 a month more!! SCAMMING OF COLLEGE STUDENTS: 365 Real Property Management took over our building a few months before my roommate and I moved out. During checkout, Irene commented on how clean everything was, and how they "probably wouldn't have to hire a cleaning company." We also steam cleaned all the carpets. This was before she charged us $225 to have a cleaning company spend 4.5 hours deep cleaning the entire place. This was not including the $110 she charged for deep carpet cleaning. 365 RPM scams college students out of their money by using them to pay for their costs. Irene has been particularly rude in her communications and continues to blame the "terms of the lease" on these miscommunications. The lease is open-ended, and they can twist the words to whatever they need them to mean. Additionally, they "lost" the photos from the previous company of what our apartment looked like before we moved in, so we were charged for ALL additional cleaning even if it had been caused by previous tenants. I urge you to seek other options, and do not trust Irene or the company with your housing needs. read more

After a final walk through no issues were noted, yet were charged $110 for "carpet cleaning" as their lease states you MUST prove you had it professionally cleaned no matter how gross the carpet was to start with (and it was mentioned at move in and move out that it probably needs to be replaced). THEN they charged $225 for "deep cleaning". NOTHING was noted at move out!!! The unit was cleaned (and was never very nice to begin with). read more

We moved into a rental, it was dirty, and the yard was in poor repair. The upstairs carpet was replaced due to the absolute filth from the previous owners, there were feces and urine stains throughout, including the basement. Their response time when the septic backed up was days, and the basement flooded with sewage. It took several more days for them to send someone to clean, and they cleaned a spot, and not the entire mess. The stains from the previous pets came back up quickly on the floor, and this was brought to their attention. The property was an acreage, and had a well. They were supposed to turn it on, but never did. The yard was atrocious. We had to pay to spray for spiders, which was beyond the norm (1/2 an acre of sheer webs). The cooler died, and it took weeks to replace it. The dryer quit, and several calls and an extensive wait later, we repaired it ourselves. The wiring in the house was not safe (according to their own repairman) and they never repaired it. They billed us for carpet cleaning (we had it professionally done ourselves the day we moved and one when residing there due to the previous resident's stains, the stench and the sewage they didn't mitigate. They billed us for cleaning dust (the house is on a dirt lot and we cleaned EVERYTHING before moving) almost two months after we moved. That's a lot of time for dirt to collect in a house on a dirt lot across the road from an industrial trucking lot. This company is not to be trusted. You are basically paying for the last resident's filth and upkeep they don't pay to do themselves. read more

I guess you get what you pay for. The staff is super nice yet that doesn't help with day to day living. I live in one of their smaller complexes and thought the noise level would be better since its smaller and with them being all 1 bedroom units I wouldn't have to worry about children noises since I work 12 hour over night shifts. unfortunately, assuming just bit me in the butt. I hate living here. The person that lives below me has a god awful smell coming from their apt that comes through the vents and smells up my place to the point I've stayed at a hotel, my friends, and in my car just so I can sleep the smell is so bad. I've put in complaints yet they come to my house instead of theirs or ignore the complaints all together. I had friends come over and then ask if we could go else where because they can not stand the smell in my apt despite the 35 air fresheners and cole bags I have near vents. We share a common hall way to the laundry room and the smell has permeated that area to the point I put vix vapor rub under my nose just to wash clothes and at times I take my stuff to a laundry mat. When I go to do laundry she opens her apt door and monitors me as if I'm not allowed to wash clothes. Not only does this person smell, they spill their detergent on the machines and leave it there. I put a pack of Lysol wipes as a hint yet they tossed them on shelf. Just recently I found out this person shut my utilities off, when I called to find out why I hadn't received a bill since I moved in; so xcel and atmos now have an acct password in order for anyone to shut it off. I'm woken up at all hours of the day and night when I'm home with loud banging like hammering and demo sounds coming from down stairs as well as their need to slam every door they touch. The other neighbor lady really nice, she does throw peanuts down every day for wild life- I enjoy watching some times and then there are times I get annoyed cause I'm tracking it in my home. which I guess I'm a tad ODC about clean. Out side of the rude neighbor and the snow white neighbor, this unit also has electrical issues for example lack of plugs- and only use one item at a time or power cuts off (so ya cant cook), wasp nest in the outside siding next to front door- were I've been stung multiple times, terrible parking since its public and down town you're screwed if there's an event, or its fri/sat night. It prob could be a cute place, and maybe I'm just picky yet for 300 more monthly I could of chosen one of the newer complexes so my bad for being cheap and wanting to save money. It's taken me several months to calm down enough to write this review. I initially met with Ron about 3 years ago to discuss selling my property but he said an option may be to rent the property and avoid paying capital gains on a sale. I had rented the property myself in the past and problems with tenants, so I turned to 365 RPM to manage the rental of the property. It seemed to be working initially, but the latest tenants exceeded the occupancy, ruined carpet, walls and flooring, smoked in and out (neighbors complained) burned trash in the backyard and brought in an infestation of cockroaches that took months to eradicate. I'm literally out thousands thanks to the mismanagement of this company. It appears they will rent to anyone as long as they get their fees. read more

We rented a townhouse from this property management team from Feb. 2021- Mar. 2022 and the overall experience was unsatisfactory. Upon moving in, we noticed the cleaning from the previous tenants was repulsive. Little to no cleaning must've been done prior to us moving in and the follow up by the property manager was poorly executed. There were stains on the walls, one of the bathtubs was filthy and the overall care of the unit was dismal. Our first week there we experienced a bed bug infestation left by the prior tenants. They had to treat the unit not only once but twice for the issue. This speaks to the lack of a thorough follow through when the previous tenants vacated the unit. The basement also flooded and instead of investigating the root cause of the issue, the maintenance man moved a drain outside and called it "fixed." The lack of competency with this property management team is embarrassing. Out of the $2,100 we paid for the deposit we only got back $600. They have the nerve to charge for blinds that were already damaged when we moved in. We called them to replace those blinds and they're response was that the blinds were only "cosmetic." To the property investors and the renter before you use this company please do some research. The experience I have had with them they are a slum property management company. I am the owner of a property beside the property they manage and have watch them put Band-Aids on a lot of things, but now my property is getting damaged because of their unwillingness to fix things correctly. I have left several messages for them with the issue with no response, I had to get the fire department involved as my basement was being flooded from there neglect and no response. It has been 2 days and they still have not responded to my phone calls. They don't care if you have to sell everything you on to pay the rent, they don't work with you. i am expecting some money this week end to pay the rent, yet they don't care. The worst place to rent in Greeley. I rented a property from this property management, and when me and my two roommates raised concerns about the property, the receptionists along with the lady who showed my roommate the house (Suz), have been complete bitches. They said that some of our concerns weren't their concerns. The house wasn't repainted before we moved in, was filthy, had a hole in the ceiling and insulation was falling out, the carpet was ripped, the blinds were broken, the windows wouldn't lock, no screens on windows/ripped screens, etc. Needles to say, I'll never rent from these people again. read more

We had a horrible experience with Brian Franzen, the listing agent who works for this company! The man cannot be trusted and is unprofessional and dishonest! Our agent (from another company) called us up and told us a FSBO seller had contacted a friend agent of hers, saying that his house was for sale by owner and he would pay 3% commission to an agent. He listed it on Zillow for $410K FSBO. So, our agent called the seller and we viewed the house and put in an offer. Two days later, the seller refused to counter or accept our offer and said he had hired an agent to represent him instead. That agent was a "friend" of his, named Brian Franzen, from 365 Real Property. Our agent called Brian, only to be floored when he said the seller now wanted an additional $5000K added to the listing price, and he, Brian, wanted a 3.2% commission, and said our agent had to take a 2.8% commission! This was deceptive and unprofessional on Brian's part, especially after the seller had agreed to pay her 3%, and she was the one who brought the seller a buyer (us). But, because our agent is good and fair, she was willing to take the commission cut, even down to 2.5%, to get us the house. We had offered $405K and agreed to go up to $410K, but refused to pay an additional $5000 since we felt manipulated and deceived, and the house needed paint and carpets. Brian called back and said the seller accepted our offer of $410K and he promised to sell to us. Our agent promised us it was a done deal. But, Brian lied, and the next day, when we went back to view it again, and had signed the updated offer, we found out he had showed it to another buyer right before we showed up. He said the seller would sign our offer in a few minutes, but it did not happen. Excuses were made and we knew they were waiting for another offer. A few hours later we backed out of the deal due to the deception of Brian. We did not feel comfortable buying a house with people we did not trust. Brian needs to learn how to respect people and co-professionals, and not put the love of money before common decency. He is not a man of his word. Do not use this company. read more
