My offers were not approved as well as outbid multiple times without lesson learned for better offers later. In the competitive house market in late 2020, to successfully buy a house, it is neccesary to have a strategic plan, more creative approach and right mindset. I realized that my agent at that time didn't have all of those. I was in need of a more competent buyer's agent as soon as possible. Luckily, I found Man Ho through a high-quality real estate group on Facebook. In that group, he has been active and generously willing to share his strategy, tricks, tips to win the offers to the members, which attracted my attention. I especially like anyone who actively shares his knowledge to help the community. I interviewed him thoroughly to ensure he had the characteristics and skillset as a realtor I was looking for. After the interview , I felt compatible with him. He is aggressive, dedicated, caring and highly responsive. At our very first home showing at 6pm and it was getting dark, he was well prepared by having a flashlight handy . He tried to show me how potential the house was if used as AirBnB, what repair cost would be. He made an effort to listen to my interest in order to find me a matching house as soon as possible. He continuously texted, called seller's agents to collect more valuable information such as how many offers were received, why sellers were selling the house, how high the current offers were, which helped a lot in constructing a strong offer. He advised me on what offer price would be appealing to sellers, what contingencies should be waived to make my offer stronger but still safe to back out if needed, what should be expedited v.v... . All of these were in his strategy. Importantly ,he himself was tirelessly looking for good deals for me by targetting the houses that were on the market so long without pending. Per him, these kind of houses were easily bought at lower price. He always wants to get me a great house without my overpaying for it. I appreciate this a lot. Working with him, I felt confident that I would get the house sooner. I felt a promising future in home search! After only 1 month with him, we together succeeded in getting my offer accepted! On the showing day for this house, he actively talked to seller's agent on site to get the idea what seller was expecting. Then he advised me to offer at the asking price! How weird it was in this currently hot seller's market! Every buyers were expected to offer higher than the asking price. But he insisted on not offering more and said that we still had the chance to go higher in the counteroffer later. He was right! We bought that beautiful , well-maintained house for $20k higher than the asking price but it was completely worth it. He also got me a repair credit of $3000 from seller. I can't say thank you enough to Man Ho. He made my home search journey as 1st time buyer a breeze.
