Yoav is THE go-to realtor whether a buyer and/or seller! A home is such an important/expensive investment that you really need to know the person playing liaison on your behalf with other agents. Some agents will try to put their self-interest first and 1) lower the price of your home to make a quick sale 2) aim for a double commission by tricking the seller into a lower sell price to help their buyer find a property sooner. Their personal benefit is that it cuts down on driving around and searching for properties. Additionally, they make 2x the amount of money. 3) Agents may list the house at sellers' desired price to lock down the listing but know it it higher than the market. This will actually hurt the listing and will lower interest, especially if the listing needs to sit and is later reduced in price. I knew that the person to get my listing needed to be trustworthy, smart, business-savvy, personable, advertising-savvy and more. On par with a 200+ characteristic check list that you create about your future significant other. In my search for someone to represent my home, I took a day off from work to interview five real estate agents back to back. Each person had to have enough qualifications to get an invitation, but from there they only had 40 min-1 hour to prove their value to me. I quickly picked out the stars from the newbies, especially as I designed tests for each meeting. Of the 5 visitors, Yoav was the only person to pass every test- The test everyone failed was sadly one of the first things when they entered the house; I wanted to see who would catch it during our walk through knowing ordinary house guests had even commented on it. He immediately pointed it out and explained the necessary work to fix it. Video footage is significant when picking an agent because it provides a more authentic experience to the viewer. a) What drives a price up is the emotional attachment that a buyer has for a place. 2) Present on multiple social media platforms and separately promotes his listings. 3) DON'T FALL FOR AGENTS' ADVERTISING TRICKS. MOST CLAIM TO PROVIDE SPECIAL MARKETING MATERIAL. COMPARE! - Offered multiple potential list prices. 1) Most sellers don't realize that there are three ways to strategize a price 1) list lower to garner attention and start a bidding war 2) price appropriately 3) price higher and see if you can get it... reduce if necessary- Least effective method. 2) For background, I forced all of the potential agents to come up with prices based on the above and then would not provide any feedback. As mentioned above, he passed all tests with flying colors. 3) I chose price option 1 and went beyond our goal number. No Sales skills! Yoav was my buying and also selling agent. I can give him 4-5 stars on his performance as a buying agent. He finds listings that we like and we got our great house. One thing noticed in buying process, he showed he doesn't have good patience. ex) he called loan office so many times and loan officer was complaining to us and him. As a selling agent, he was not meeting expectation at all. I remember after his first open house he was telling us we might have to reduce our selling price. We said no and he had many open houses but could not sell. I was frustrated and asked him why he can't sell. He replied 1) market is not good 2) other houses in same Townhome complex are a lot better than mine. Other units were selling more thant 20 K than mine and we ended up lower 20K from our starting price even though our starting price was 12k lower than other unit which was just told. I had very unpleasant 4 months while my home was listed and I don't recumbent him to anyone want to sell their home. read more
