In January they told me it might be ready by spring, but it's now September and looks exactly the same. I think they just wanted me to stop talking and leave. I assume if I ask again this year they'll just kick the can a bit further down the road and hope I move away so the my replacements don't expect the pool should be functional. I've never heard of a pool taking 2 years to get fixed. I think you could build a few new pools in that time. There's a bunch of paper on the windows so you can't look in to see the lack of progress. The paper was falling down so we actually could see, but after 6 or 8 months they finally went in there and put up some new paper so we can't see. Similarly, the staircase on the back of the property that goes down to the river walk, the one right in front of the maintenance storage or whatever...I think it was about a year before they fixed it. Literally. Wooden stairs. I am not particularly handy, yet am confident I could have knocked that out in a weekend or paid a couple guys to do it in an afternoon. But they waited a year with caution tape up on it, looking like a crime scene. What a strange choice to paper up your magnificent indoor pool room and put caution tape over the stairs to a park. It's a very trashy look and they're perfectly fine with that. There's also a clubhouse at the front of the property that no one has been able to use for 5+ years. They closed it for covid and started using it as a storage unit for appliances. I guess management is okay with having a big vacant clubhouse front and center on the property, cobwebs building up in the long-since-drained hot tub. Windows all over the building so you can look in and see the broken refrigerators and washing machines. Local kids have started saying a witch lives there, lol. This summer has been really good with the outdoor pool, but one summer the outdoor pool was closed for a whole month out of the summer. 100 degree days, and absolutely no sense of urgency to get it working. I felt so bad for the kids who live here that summer, what a rip off. As others have said, the trash gets to the point of overflowing every week. The last maintenance request I placed took over 2 weeks before they called me back, but the maintenance guys seem nice so there's that. I really love the property itself and the location, it's such a shame that management is so complacent in mediocrity. I feel bad complaining to the front desk because they just work here and clearly are not empowered to make any changes. Hoping this gets someone's attention who might actually care about having the property live up to its potential. Please fix the indoor pool.

I've lived here through a few different management teams, and the current crew is the MVP: friendly, helpful, and on top of things in a way that makes you feel genuinely taken care of. My apartment has two roomy bedrooms and a fireplace that gives off major cozy-day vibes. And the pool and hot tub? Peak summer joy. (Petition to open the hot tub year-round. Just saying.) Shortly after we moved in we began dealing with hundreds of ants coming into our apartment causing me to have to deep clean just about everyday when I get home from work cause ants come out of the unsealed cracks where the walls meet the floor. They must have an ant infestation or something going on in the walls but definitely should have been mentioned prior to us moving in because we would've gone elsewhere, to top everything off this apartment complex has COCKROACHES which I found out by turning on the closet light and theres a roach in the light. Our dishwasher and washing machine gave off a horrible smell the first few weeks of us moving in and there's mold around the light fixtures and wouldn't be surprised if there's mold elsewhere. This place is NOT well maintained and honestly needs to be shut down it's disgusting and we will moving out as soon as our lease is up and make sure to spread the word publicly that this complex is disgusting and to not move in here. In November 2024, we spoke with the on-site manager before renewing our lease and explained that we were facing a likely family medical crisis - one parent in hospice care, the other facing a terminal illness. We were reassured that if things took a turn, corporate would likely respond with compassion and that exceptions have been made in the past. Based on this conversation, we signed another 12-month lease. By April 2025, that medical emergency became a reality. We submitted a written request to terminate the lease early so we could move across the country to provide full-time care. We offered documentation. The company declined the request outright and has ignored our attempts to follow up and create a dialogue. We never asked for charity - just basic flexibility during a time of documented crisis. After five years of good-faith tenancy, this lack of empathy has been profoundly disappointing. If you're considering a NALS-managed property, please take our experience into account. If your life circumstances ever change unexpectedly - due to illness, caregiving, or hardship -- you may find that NALS is unwilling to meet you with the humanity you'd expect.

This is my honest review, I am not being paid lol. We moved from California last summer and needed to find a place to live in a limited amount of time. I contacted so many apartments and staff at the colonnade were so responsive and helpful! Mihail helped us when we moved in and immediately was so kind with my two boys. My oldest son always loves to go visit him at the office and always leaves with goodies. Mihail continues to provide us with the best assistance when we need anything and always greets us with a positive attitude. If you ever need any maintenance done, you can easily request it through the resident portal and I promise you, they are there either same day or the next morning! The maintenance staff is super respectful with your unit and are nice as well. The units themselves are nice and it's a plus that they come with garages. If you have more than 2 cars, you maybe have trouble finding parking and that is probably the only downside. Other than that, I highly recommend living here. It's a big plus being next to the Rock Creek trail and we love going for walks often around here.

On move out day, I had an appointment I couldn't make because I had a last minute work trip so I would have my partner turn my keys in. I emailed them explaining and received an auto response that it was noted on my file. The next day, they called and once again I explained I would have someone drop my keys off. My partner went to turn my keys in and was interrogated about it and then I received an email that it needed to be documented. It was documented. Get your shit together. FIRE HAZARD - LOCKED INSIDE OUR UNIT When we first moved in, the front door knob was improperly installed. One day, we were completely trapped inside the apartment for nearly 24 hours. We could not exit. Had there been a fire or medical emergency, the result could have been catastrophic. Management's response? We fixed it ourselves. BOTTOM LINE: This complex fails to meet even the most basic standards of safety, sanitation, and tenant care. If you value your well-being, your family's security, or your financial integrity, look elsewhere. No one should have to endure the danger, neglect, and blatant disregard for human life we experienced here.
