My husband and I have lived at KC for two years. We chose it mostly for the location because we both commute on I-5 for work. Second to that was the price, which was comparable (at the time) to other places we looked at in the Portland Metro area. Now, I think it's overpriced for the unit sizes. NOTE: Utilities are NOT included in the rent price and that will cost you another $70-$80 a month. Our PGE bill typically comes out to $40 in the warmer months and $60 in the colder months. Our 1 bedroom apt is pretty small, 590sq ft but that's perfect for us and I love that it has a washer/dryer in the unit. Everything in the unit works well for the most part and if needed, maintenance responds quickly and fixes any problems. Our most common issues are poor water pressure (mostly in the bathroom sink) and problems with the washer/dryer. In two years, we've had to call maintenance at least 5-10 times to fix the W/D, which has been frustrating. They don't seem inclined at all to replace it. The unit walls must be thick and/or well insulated because we rarely hear our neighbors. And we're in a middle unit with people on either side and behind us. The community is kept very clean and maintained by the groundskeepers. This is great but the annoying part is being woken up by an obnoxious, extremely loud leaf blower that, like clockwork, starts around 8:30am M-F. Not too bad for most who are up and out to work by this time but with a varying schedule during the week, it's frustrating not being able to "sleep-in." Often times, the groundskeeper isn't even blowing anything...it's just a routine so he does it everyday regardless of need. The pool area is great during the summer months and as expected, gets crowded with kids in the late-afternoon/evening and on the weekends. Other than that, it stays pretty empty. The hot tub is open year-round which is nice. The fitness center is small but I think it's an average size compared to other apts....Don't be fooled by how pretty the equipment looks! It's the cheapest and worst equipment EVER! They're flimsy and ALWAYS breaking down. Less than a week after the new equipment arrived, they started breaking down. It's been downhill since then. If you don't work out then this shouldn't matter, but if you do, don't plan on having a reliable fitness center at KC. Parking at KC is the best I've ever seen. There is always plenty of open parking spots so we chose not to rent a covered spot for $20/mo. This is also great for having visitors, there's always a parking spot for them near your unit. KC's manager is just OK. He's unapproachable and has no personality whatsoever...he doesn't really appear to do much of anything but sit in his office. The assistant manager is great, she's very friendly, nice and helpful. The leasing agents are pretty nice too. All in all, KC is a great place to live. A quick drive to Downtown, Washington Sq area, Bridgeport, Wilsonville etc. The surrounding community is clean and safe. There's a lovely park just a couple blocks away. read more
