Listen. remodels are so stressful as it is. If you want to take a risk and hire someone who is going to put his profit margin before quality, customer care, and basic human decency, then go with Will. He is a scum sucking bottom feeder and will try to suck every last dime out of you. Will worked on a kitchen, bathroom, living room extension remodel for us during the summer of 2017. At first he was very nice trying to get our business. But as soon as the contract was signed and he started work on the project, his demeanor changed. Everything from then on was like he was doing us a huge favor. From day 1 we had problems with Will. He did not even have his contractor's license because he forgot to renew it. During the middle of month two, Will tells us he was getting married and is taking a three week honeymoon. It was a 4 month project, so 3 weeks is a lot of time. This would have been good information to have before we signed the contract! While he was gone on vacation, many things go wrong, his workers as hard working as they are, do not speak English. He blamed all the the errors on us, because the email thread was too long. When I expressed my anger and disappointment with how the situation was going, he blows his lid and says, "HE HAS REACHED HIS THRESHOLD WITH MY ANGER" and threatened to pull his guys out the next day and put a lien on our house if we didn't pay him in full. He was so angry or fed up with my attitude that he refused to meet with us for the final walk through!!! My wife had to call him and convince him. Will didn't actually finish the work and get it signed off until a month after our agreed time. The bathroom wasn't complete and there were SO MANY things done wrong and sloppy that he had to fix. In that last month he threatened to put a lien on our house two more times because we didn't want to pay him until he finished the house. I'm pretty sure he is going to reply to this, putting the blame on us as he did with his other bad review. So look out for that. Like I said folks, not worth the risk. You work too hard for your money and you don't need the headache dealing with a little GOBLIN like Will. Our gutter started to leak because Will installed it unevenly. This is one of the things we asked him to fix before we gave him our last payment, you can see how well that went. Even though we have a one year warranty, we would rather not deal with Will again. His last words to us were, "Do not call me if anything goes wrong, because I will not pick up!!!" Total scumbag. Edit 11/20/17 My wife and I are not having problems, even if we were would you want to hire someone who would put something so personal on the internet? The Building Department was 6 weeks late and I went in to speak to a supervisor. Will actually already started without a permit. I pulled off my shirt during one of the site visits because it was a really hot day and I had a tank top underneath. We were in MY house and everyone was wearing shorts because it was so hot. There was no following or grunting, his foreman was in our bathroom working the whole time. It puzzles me why this bothered him so much??? My wife sprinkled water on the paint weeks after it was painted asking if it was normal that it change color. This actually is normal, that is all his foreman had to say. Instead his foreman Alex, cussed my wife out and yelled at her. Look this is just my personal experience, I'm just trying help others avoid a disastrous situation. I've never given someone a small fortune to be treated so badly and put through hell for 5 months. If you think I'm crazy, that's fine, you're not hiring me, just disregard my post. But if I'm right and you end up hiring Will Lopes you are taking a huge risk. It's just too much money to take a risk like that. read more

Will and team are fantastic. They did a gut renovation of about 1/3 of our house including the kitchen. They also did a light renovation on most of the rest of the house - scope that we added mid-project. The crew shows up on-time, works hard and smart and Will's foreman runs a neat and organized job site. Its difficult to know where to start with this review. Do I start by saying what an awesome job he did on my kitchen? How creative, insightful and patient he and his team are? How the crew was punctual, respectful and went out of their way to make sure I knew that while they were there, I didnt need to worry about anything (including rushing back home to let my dogs out or give them water on a hot day). Above and beyond any and all expectations. The work was immaculate. Will is an incredible person. He walked into our nightmare situation and saved us at his own expense. Without getting into the details, Will made it possible for our family to have a safe and functional (as well as beautiful) home to live in after we were completely devastated by a very bad contractor who left our home with holes to the outside, no running water, heat or kitchen at all and two torn up bathrooms. The previous contractor left us broke, and left our house broken. We had been forced to live in hotels for two months when Will stepped in and at his own expense fixed our home knowing we wouldnt be able to pay for it for months. How many people would do something like this? It is not often that you come across a person like Will and I feel like meeting him was the most unexpected blessing of my life. read more

Me and my husband hired Will to add about 200 square feet to our house including the addition of a den, a complete remodel of the kitchen and one bathroom, replacing all the windows, electrical panel upgrade, paint inside and out, upgrade to copper pipes, and other stuff. Our project was pretty well defined as we had worked with an architect to draw up detailed plans and the contract was based on those plans. We met with Will a couple of times before deciding to go with him and he assured us that typical things are all included in the bid amount. His bid was in the middle compared to my other bids and when I called his references, they said he was alright so I decided to hire him. Things with Will started off well but they definitely went downhill as I realized that I couldn't continue to trust him as I had at the beginning of the project. The project deteriorated further when Will reached the contracted amount (including a 5% contingency) and couldn't bill me anymore. He then kept pressuring me to pay him the final payment when he hadn't completed the job, including threatening to put a lien against my house (twice) and telling me that it could lead to a foreclosure of my home. He failed to account for one of my payments worth $6500 and if I had not caught this error, I would have ended up paying him $6500 extra. During negotiations, he said that the kitchen backsplash would be included but when we got to them, he said that it would cost an extra $2500. I reluctantly agreed to pay him and picked my tile but when I got home, he had installed porcelain tiles, instead of the frosted glass ones that I had picked out. The porcelain tiles cost 1/2 as much as the frosted glass. He told me, "They look the same." He had to tear out and replace the backsplash with the correct ones. Incidents like this eroded my trust and made me wonder what other errors and inefficiencies might have occurred. We didn't have kitchen cabinet pulls for about a month after we moved back into the house. Can you imagine how maddening it was for me to have a beautiful new kitchen and not be able to use it effectively or organize it without pulls? Will also did not install two electrical outlets that were clearly in the plans. One was on the kitchen counter. The city inspector caught this and made Will drill through the backsplash to install another outlet per code. Imagine my dread, coming home to find super fine dust covering everything in my house that I had to clean up! But I'm still glad the inspector caught this because I'm using that outlet everyday. The other outlet was supposed to be in the master bath and to this day, we only have one outlet between the sinks instead of one on each side per the plans. I mentioned this to Will and he didn't even offer to fix it. I didn't bother to ask him to fix it, because by that point, I just wanted Will out of my life. I really hope that nothing major breaks in the next year, because even though it's in the contract that the work is guaranteed for a year, Will made it clear that he is not planning to fix anything. read more

Will came to us after we had gone through a horrific experience with a previous contractor, and with his keen expertise was able to swoop in and work with us to finish remodeling our home even though we had very limited funds to clean up the mess that we were trying to fix. We purchased our ranch-style home in Alameda a few years ago, and while it had "good bones", we wanted to modernize it, as well as add square footage. After working with an architect, we had plans to add a room to the front of the house with bi-folding glass doors that opened out to a deck, as well as adding several skylights. I should mention that we soon after we finalized our plans found out I was pregnant with our first. SO many people told us not to start a remodel of this magnitude with a baby on the way, but we really wanted to get it complete before baby was mobile. We got several bids, and ultimately chose Will and his team, and we are so, so pleased that we did. Was he the cheapest? No, but he was reasonable and the saying "you get what you pay for" couldn't ring truer. His team added an entire room, including creating a new roofline plus a deck AND install giant skylights - and beat his estimated project timeline. His team started 3 days before I gave birth. I came home from the hospital (a nervous new mama) and every single member of his team were nothing but kind and understanding. (They warned me when they would be making extra loud noise; when they took the front off the house off they made the most incredible temporary wall and WE HAD NO DUST!). They arrived promptly every single day. They cleaned up their workspace before they left every day. Will was excellent in communicating the project timeline. Were there a few hiccups? Yes - like many home projects, you can't anticipate everything when you start taking down walls! What I appreciated most about Will and his team is the way they handled it. He and his two foreman were excellent problem solvers - and our home turned out better than we imagined. Doing any kind of significant home remodel or addition or new, its very challenging so be prepared to spend a lot of time to work closely with whoever you pick. Fortunately for us after evaluating several contradcts we selected William Patrick Design Builders for several projects. We have worked with Will Lopes and his team on two large projects. The first was completed two years ago and included external work, retaining wall, and development of an internal space under a new tiled deck. It created a beautiful outdoor living space and office underneath. Structure, framing, electrical, plumbing. They handled it all. I was particularly impressed with their interest in bringing in additional expertise in some very narrow specialities where they wanted additional ideas. The results are great. Even more impressive, Will and team returned the following year to remedy some small issues that appeared after project completion. Great quality, warrenty what they do, and pleasure to work with on the several jobs we have undertaken with them. Highly recommended. I was suprised to see some of the other reviews where things didn't go as well so think its really critical to make sure you have good communication, good documentation, and spend time with Will and the forman assigned regularly throughout your project. read more

Here are the facts: Will worked on our 1910 Roadhouse in Oakland for 10 months. There were problems managing the money from the start. Will hired a project manger in the middle of the work. Many mistakes were made and he was let go. The problems persisted. Will lost the help he had hired for bookkeeping and details. After this we noticed he had charged us twice for items. We then had to take over details like renting an industrial dehumidifier for the basement to dry. We spent $10,000 on a Panoramic door that was ordered and manufactured backwards. Will expected us to live with it and passed the blame on the the Company. Will did not manage our job well. We were left in the dark about the inspection and when I asked about the process, I was ignored and dismissed. After passing inspection we were left paying the balance to many subcontractors, which he had already received payment for. We are left with the work of staining our unfinished wood floor, installing an exterior door, sheet metal work, brick work, painting, fixing mistakes and cleaning which are all things Will had been paid for but did not complete. As a consumer it would have been much smarter of us to check his records at the Contractor's Licensing Board. This experience was not awesome. read more

Will and his crew are stellar as a team that brings good "will" to the work and behave like respectful and competent guys. They show up when they say they will, they have various expertise within the team, and always (!) cleanup at the end of the day. If you are in the midst of a remodel, they are very mindful that you also live in the space. I never felt they were rude, careless, or poor in their craft. Will has done building projects and remodeling projects for me over many years. They have done outside and inside work of all sorts, even a major leak repair job that needed to be done in the rain and was a major, time consuming and unexpected crises.
