Evelyn M Szymanski suggested one price based on market value prices for the same type house in the same area. She oushed me into making an offer on a new place when i hadnt even gotten a solid offer so i would be stuck taking whatever price i could get or lose the new place. Then when she didn't have a commission 6 weeks later she decides it's not a good time to sell unless I wanna drop my price nearly 100k. I asked if she wanted to cancel my contract if she wslasnt up to it. She didn't even wait for me to make a decision. Nancy True is the worst real estate agent I Have dealt with if I can give her a zero I would. 8543 s osage Dr, mesa, 85212 was the property she owns and was trying to rent. Her lazy behind didn't even bother to check our paystubs showing that we made 5 times the rent and went but what transunion said which it was not accurate and denied us after she had said all of our paper look good and said she was going to go with someone else. This company charges higher rates for property management than many other companies in the area. They additionally charge hundreds of dollars extra for items which are not typically included as extra charges in standard property management contracts. They also charge service fees on taxes paid on properties! From what I have observed, company representatives do not follow directives given by legal representatives, and are not willing to discuss fees for services, stating that they are "not negotiable." In particular, avoid Scott Laflen, who is particularly arrogant about the "quality" of services that he overcharges for. These business practices, and borderline hostile attitude toward at least one customer who paid them thousands of dollars per month, would lead to my strong recommendation that you take your business elsewhere. read more

Brian Powell, an agent in this company helped me to purchase two homes. Because I was a referral from a friend, he gave me a friends discount on the first home. When I went to purchase my second home with Brian, he agreed to use the friends discount once again. When it came time to sign closing documents, the full commission was claimed by Brian. I brought this up with Brian and he denied it. This cost my family over $3600. He also messed up the sellers credit which was supposed to be $10,000. This cost me additional money. He neglected his fiduciary duty to me. He gets anxious and blows up your phone even when he knows that documents will be signed in the evening. He lied about having a conversation about Ernest money. He is not interested in the client, only his commission. Do not use Brian Powell as an agent. Would have chosen zero stars if it was an option. read more

DO NOT USE. Realtor, Valerie Clark will lie to you about rental prices, tax and her admin fee. She took the payment on her personal zelle for the app fee. Told us there was no rental tax, then after we applied and paid, she said there was. Then she tried to charge us prorated rent on a 30 day rate but a 31 day cycle. She claims she didn't know the house was technically in Queen Creek not San Tan Valley, had no idea who the gas connections were so we could switch, refused to allow us have our attorney review the lease stating if we didn't sign right now, it would be rented to someone else. She would not answer my questions and when I persisted, she started calling me "rude, mean, aggressive" and a slew of other names in FB messenger and insulting the business I own which has a 5 star rating unlike her 2.5 rating. Finally, she lied to the owner and sabotaged our agreement which means in 3 days when we move from our Airbnb, we will be homeless with 2 kids. Don't use them if you value integrity and honesty because you won't get it. read more

My fiancé and his brother got a place through an agent named Landon Harris. He (Mr. Harris) was friendly and professional from the start. He was very prompt in responding to Joe's texts about any issues he and his brother were having. During their stay, Mr. Harris was on top of every issue that needed to be dealt with. When my fiancé and his brother moved out, Mr. Harris went beyond his duties to make the move out transition as easy as possible. They even got most of their deposit back. We definitely recommend Landon Harris for any housing needs. read more

Dont even bother wasting your time and money on these a-holes. John Denney is a horrible excuse for a man/ landlord. Upon move in, he didnt even clean the house! It was absolutely filthy! The pool (which we were paying extra for, and extra for the pool cleaning service) was so black, we couldnt even see the first step. Had to clean ourself. He has threatened us, even cursed at me. He tried to charge us ALOT more upon move in, claimed it was a 'mistake'. His staff is equally rude and uncaring. Save your self the headache, and go with someone else. read more

He was more optimistic than other realtors that I could get a higher price for the sale of my house than other estimates by his competitors. Susan Harry at West USA Realty does not care about the safety of her clients. We were charged for throwing away disgusting outside furniture that sat outside for three years. It was moldy and bug infested. She charged us $150 for patio furniture that was not worth a dime. I am truly disappointed. read more

We purchased a home from Alisha Anderson with West USA Realty. We would never recommend anyone to use this realtor or this company. Alisha Anderson and her brokers did not do their due diligence and make sure legal contracts were upheld. Her clients broke contract and failed to disclose information when selling us their home which resulted in us (the buyers) losing several thousand dollars to fix an issue which never should have happened. Instead if helping and owning up to their mistakes West USA Realty passed blame and claimed no ties to the problem. I would never work with Alisha Anderson or West USA Realty. My experience working with West USA Realty (Specifically Joyce Chan) was absolutely HORRIBLE. I have never had to jump through so many hoops to get approved for a rental before. Not only did my fiancé and I do EVERYTHING they asked of us to get the rental we wanted in a timely manner, but we also are now out $135 because they had us do three separate applications. Paper applications, online applications, provide a medical letter for my emotional support animal, ALSO provide a signed letter that they wrote themselves for my emotional support animal, get a co-signer, have them do the two applications, and then we waited for DAYS to get any sort of response from them. Both of our credit is average, and has never been denied before (still not sure why this was such an issue). My fiancé and I are horrified at how dehumanizing this whole process has been and how easy it was for them to do anything in their power to deny us. They WALKED IN to our apartment complex lobby to get information on us living there! Why not just call?? There was, however, a mistake when they went into the complex lobby with information regarding late rent payments on our behalf. After speaking with my current landlord, she felt terrible for the mistake and said she was happy to send over any more information explaining the situation to their team. However, I declined, as I would rather give my left arm than to rent from psychotic property owners like these. (1406 W Main St 115, Mesa, AZ 85201). They went above and beyond to disqualify us and we will never work with, refer, or speak highly of this company ever again. I HIGHLY recommend never using Joyce (who is terrible at communicating) or West USA Realty again. They did not want to have dogs in the rental, and I am almost absolutely certain that they did anything they could to get us out of the running because of the dog situation without saying it because that is illegal. They found a loophole and I think that this shows their morality. read more

I have attempted to contact Mike Cunningham of West USA several times and have never had a call back. The first time was on a Saturday when I had a recording telling me they don't answer the phone and to call back Monday! I left a message which was unanswered. I called back a week later during the week time and got a message service. Today, I again called and the phone was answered and the person told me they would put me through, but in the meantime asked for my name and number in case we got cut off. I supplied the necessary information and was then put through - to yet another message service. As before I left details but never had a call back. As if that was not bad enough, but wait (as the commercials say, there's more. The reason I was trying to contact Cunningham was that he was the listing agent for a new spec house built next door. This had been occupied for the last couple of weeks by a scary looking (but in reality probably harmless) homeless person. He may have been hired by the owners to scare off intruders or the owners may have been totally unaware of his presence. In any event I wanted to inform them of the situation. This man had been shouting to nobody and making noises at night like the devil in the movie Exorcist. I got concerned when I saw him pretend shooting at the front door and heard him having a conversation with himself. He is clearly a mental case and also could be dangerous. We don't want him living next door to us, even though we think the whole thing is sad and the guy needs help. We just do not want it to get even sadder, hence my calls to this listing Realtor, Mike Cunningham, who I suspect is also the builder. As it turns out several of our neighbors have also called Mike Cunningham & West USA and have had similar non response. Thank you Mike Cunningham and West USA for being such community minded Realtors, and the same goes for the property developer if it is a different person. read more

It gives me great pleasure to write this review. If I could give Lisa Etchells of West USA Realty a rating higher than 5 stars, I happily would! Lisa recently assisted us in purchasing our dream home. Immediately upon taking us on as clients and listening to what we were looking for in a home, Lisa set up a MLS search. The search allowed us to receive emails and view all homes that fell within the parameters that we had established. This was particularly important for us, as we were out-of-state buyers. Through this method, we could view homes and comment to Lisa about what we liked, or didn't like about each one. Lisa reviewed this feedback critically so that she had a good read on what we liked, and could further aggregate the available hones. This was especially important since our time to view homes was limited to one short weekend. Lisa tirelessly scheduled home tours for us. While we would view the homes together, Lisa recorded all the comments she heard us say so that she could help us remember and differentiate between the many homes we viewed, and narrow down our choices. Once we had made our selection, she quickly contacted and negotiated the sale with the other realtor and sellers, keeping our suspense to a minimum, thankfully! She supported us through the (sometimes harrowing) mortgage process with Quicken Loans, and was genuinely happy for us when the loan finally closed. Lisa is a patient, responsible and caring real estate agent who communicates well and stays in frequent contact throughout the entire home purchase process. Bruce Schacher had a complete lack of follow through and communication on any level in the whole process. Consistently sent wrong information to be signed, which leaves me to believe he does not read docs before asking customers to sign them. Bruce Schacher stated he didn't get our emails when it showed in our sent mail we sent them, but tried to flip it back on us like it was our mistake. Has not stayed in contact to get what is owed to us from the other realtor for the completion of our sale. We have to track him down as well as call the listing agent to get what was promised. That is completely unprofessional on his part that he couldn't get it wrapped up for us. This guy totally sucks. Don't waste your time. He is useless. Shop your realtor like you shop your home. You will be very disapponted if you use this guy. To top it off he was too cheap to give a gift to the new homebuyer, not cool and please do not use this guy. You will be VERY disappointed and left hanging on many occasions. read more
