I've lived at Union Flats since May 2022, and while the…read moreapartment looks modern on the surface, the experience over time has been one of neglect, disorganization, and complete lack of accountability from management. 1. Chronic Noise Complaints -- Ignored for Nearly a Year We began reporting severe noise issues with our upstairs neighbors around December 2024/January 2025. These weren't just occasional disturbances -- we're talking constant, disruptive stomping, yelling, throwing parties, sometimes shaking our walls and ceiling. Typical college frat behavior and an absolute nightmare. We submitted multiple noise complaints via the resident portal and received no response. We eventually followed up through direct email. At one point, a staff member named Melissa finally responded, telling us to contact Hampden Township Police ourselves -- essentially washing their hands of the issue. She also requested audio recordings for legal documentation "if the situation escalated." We provided those recordings. No follow-up. No updates. No indication anything was done. We were left guessing based on whether the noise slightly improved, but eventually it escalated again. This past weekend on September 21, 2025, their party, their TV and voices were so loud, we could hear it from the building entrance hallway. The stomping and crashing sounded like full-on wrestling matches. We had no choice but to contact police, just like management originally told us to -- because they did nothing. 2. HVAC Failure -- Another Example of Neglect This isn't our only issue. Our HVAC cooling broke and remained broken for nearly six months from Oct 2023 going into Spring 2024. We were told by management that they couldn't fix it until the weather got warmer, and then when a warm spell hit, we never heard back. We had to reach out again just to get basic air conditioning. Our apartment's thermostat read 88 degrees at one point while the call center agent we got directed to couldn't even find our original maintenance ticket because it was submitted in Oct 2023 when I called in 2024 to follow up. Union Flats has a chronic issue with broken HVACs throughout the complex. Their go-to excuse is that they must "wait for the HVAC vendor to be on site," which can mean waiting weeks with no air or heat while they give you this dinky air conditioner window unit that barely cools the living room itself. There is zero urgency when it comes to resident well-being. 3. Empty Marketing + Lazy Copy/Paste Responses Meanwhile, we're constantly spammed with emails about their new EV charging station -- as if that's more important than working HVAC systems or basic peace and quiet. And anytime someone leaves a negative Google review, management responds with the same robotic, copy-pasted message: "Thank you for taking the time to leave a review... We're sorry to hear your experience wasn't positive... Please email us at unionflatsmanagers@wpmllc.com." If they valued our feedback, they'd stop ignoring complaints, losing tickets, and forcing residents to deal with police just to feel safe in their homes. Over and over again, Union Flats has proven that they do not care about tenant wellbeing. Any problem you have from loud neighbours to broken HVAC units will be handled as slowly and vaguely as possible. They've raised our rent every year and it's not worth it. This place is a money machine, not a community.

Things we like: -The maintenance crew is incredibly helpful and kind and has made sure that when they needed to come in and fix the plumbing, that the time worked for us with having a newborn. -Its nice to have a bathroom in the primary bedroom. Things that we absolutely hate: -Rent is incredibly expensive for paper thin walls and facilities that are mediocre, at best -Management is unresponsive and not very kind -Our rent has gone up a lot since we moved in for no reason other than inflation. They would rather lose respectful, clean tenants that have never caused problems than keep their rent at a reasonable rate. -They have no idea how to manage recurring payments. They've forgotten to add the pet fee for over a year and a half and then when we said that was their problem, not ours and we weren't paying it back, they said they would "let it go this time". -When we broke our lease 3 months early due to buying a house, they said they would only honor it if we complied with their BS rule about paying an additional 2 months rent even though they routinely brag about having a waiting list. The money grabbing corporation is atrocious. -They guest bathroom tub is incredibly small. An average sized adult can't take a bath. -They heating/cooling system is in a closet in the living room. The only place to put our TV is right next to this closet. When the heating/cooling is on, it's so loud it's impossible to hear the TV unless you turn it way up. I get that the renting world is messed up all around right now with slumlords, disgustingly high rent, and low quality housing abound, but do yourself a favor and look elsewhere.

They got rid of designated parking spots, so now I have neighbors who park in spots that have lines saying dont park here, you call and ask them to look into it, they still dont. I write emails to them about small maintained things, dont get an answer. I had an upstairs neighbor so unclean we had a fruit fly infestation. They go upstairs and deem him responsible since we share drains. They insist theyll do monthly checks (and haventt done so!) and told me I should be neighborly and ask him if he needs help. Sorry, in what world? They never maintain any outside landscaping maintenance, said they stain our porches but havent so everything is a mismatched color, it smells like garbage outside 24/7 due to the plant next door, etc. Spend the extra money and go somewhere else where they actually care about you and the quality of your life.

Close to everything…read more Within the apartment though: cheap carpet, very old appliances, kitchen cabinets from 1950's, no washers or dryers in the unit nor balcony. When wanting to transfer to a different empty unit, because that one unit has washer & dryer & balcony, you're asked to pay whole full months deposit again, plus $500 transfer fee, which would equal over two thousand dollars plus a months rent. Here's just a few of the things we had to endure. 1. The walls and ceiling were paper thin, so we'd hear the person above us in their rocking chair at all hours of the day and night. 2. The wall mounted AC units (similar to a hotel) were drafty and let in cold air, so I had to stuff old rags in the pull out filter so the rooms weren't chilly. 3. Bugs in the apartment. In fact, we received a letter from the apartment staff alerting us to a bedbug problem and they had to spray in our building - a week after moving in. 4. People smoking in the foyer, so our apartment smelled of cigarettes. They didn't want to go outside since it was cold, so the hallway reeked of cigarettes and eventually made its way into our unit. 5. Automatic utility charges to our account. And they calculate this by sharing the cost between all the residents of the building. So we paid $22 a month for water, $38 a month for sewer, $13 a month for gas, and $5 a month for trash. Not to mention a $7 monthly service fee and 2% charge if you pay online. And we paid electric on our own separate account. 6. Crazy neighbors across the hall had the cops show up late at night on a regular basis, banging on their door to wake them up as they searched for the fugitive boyfriend. This one night the guy crawled out of the window to escape as the cops were talking to his girlfriend at the door. They catch him in the parking lot near my bedroom window as the squad car lights flash through the window blinds. Yeah, it was worse than some bad sitcom. 7. Ceiling heat vents made loud noises as they cycled on and off - this odd clicking sound that would happen at all hours to further aggravate us. Simply put, Camp Hill Plaza was the worst rental experience of our lives. Overpriced and dilapidated, it's only redeeming quality is the location, near route 581 interchange.

    I have lived here twice now. The first time was okay. I did have a flea issue although I had no…read morepets at all! Took them about 2ish months to take care of. The second time has been annoying to say the least. I recently called quite a few times to let them know I had ants coming in through my back window (I'm in the townhouse). Nobody answered like always. If you're renting here, dont bother calling the office. Only time they answer is if you're someone looking to rent even then you feel like a bother. So I resorted to putting in a maintenance request on 5/14. It's now 5/18 and I have still not heard from anyone in the office. I went online to rent cafe and it shows completed next to the work order which it was not at all! The laziness of the office staff is crazy! The only plus about this place is the maintenance staff. They are wonderful and will bend over backwards for you! Always respectful and genuinely great people. The dog park is a joke. Last time I went was about 2 or 3 weeks ago and the trash bin they have for doggie bags was overflowing. It was disgusting. Not only that but I was cleaning up after other tenants dogs! There was also a hole in there that can break a dogs leg is stepped in in the right way. The landscaping is rarely done. Grass will always be up past your ankles. If you're looking for a safe place, dont come here. I've seen numerous people being arrested and cops are always here! My lease will be up in August and I cant wait to get out! Save your money. It's over priced for what you get. It looks very cheap on the inside. They change your rent after lease is up and most of the time it goes up. Mine went from 1140 to 1219 not including pet or trash fee. If you see any recent reviews, it's because if you put a good review on any of these types of forums, your name will be put into a drawing to win a 7 night stay at a resort for $100. Most of all love that the office staff and maintenance crew is awesome. They respond so quickly to any problem that arises. I have called several times with issues that needed their expert advice and someone came immediately, and so friendly and eager to assist. Also love the quietness, I never hear sounds from neighboring apartments. The residents here are all so friendly and several time I have had residents offer to help me with packages and taking trash to the dumpsters. There is ample parking and in the winter the parking lots and sidewalks are taken care of as soon as possible. All in all, a great place to live.

The lease stated the carpets were to be cleaned before leaving. Professional cleaners in the area were all booked up and could not fit us in before the end of our lease. We reached out to management about the cleaning companies not being able to schedule us before the end of our lease. We were told if that is the case that Oakwood Hills would do it themselves for $106 plus any stain removal. We spent HOURS cleaning the apartment before our lease ended only to receive a letter in the mail stating that not only were they keeping out $750 security deposit but that they were also charging us $1300 on top of that to replace the carpet for supposed "stains". We were the FIRST people to live in the apartment and we had only lived there for 1 year. The "stains" that they claimed required and ENTIRE CARPET REPLACEMENT were the size of a dime (maybe smaller). When I reached out to the property manager, she actually admitted that her team DIDN'T EVEN TRY to get the stains out, they just decided to replace the entire carpet. Do not rent here unless you want to be charged $2000 when you move out. Thankfully my family and I took photos of the apartment before we left. We've sent them to our attorney. The $2000 charge for the stains they claimed were bad enough for a carpet replacement is laughable.

Maintenance is ok, they get things fixed, and do respond rapidly to emergencies. BUT... the office staff is horrid. Zero out five stars for them. They are rude and impolite, seemingly unaware that customer service is important when said customer is spending 15 thousand dollars a year! There has been a revolving door of employees at the office, and they have been consistently bad. They will jack your rent every single year. 3 to 5% up ever year, until about 2021, when they went berserk and raised my rent 15% in a single year. And when you move out, they will nitpick you for every single damage. There is no negotiating with them either. Your landlord will be a corporate lawyer. And don't fall for their smiles before you sign on the dotted line. Those smiles will disappear once you sign the contract. I only gave an overall rating of 2 stars because the neighborhood is quite nice. The landlord / rental office is appalling. Do not rent here!

    I would not recommend that anyone live at Georgetown Crossing, or ANY Triple Crown Corp. property…read morefor that matter. All they want to do is rip off tenants for every penny they have. The first issue with Georgetown Crossing is that they have no dumpsters and contract with a private company for trash and recycling. The private company is very frequently late or doesn't come at all (it happens at least one week a month, especially in winter) and when this happens, the leasing office puts the burden of this shortcoming on the tenants, requiring them to haul their trash in only to haul it back out a day or a few days later when the company is able to come. They also send scolding emails for there being trash blowing around outside. It is the leasing company's responsibility to provide sufficient trash removal service (for which the tenant is charged a separate fee, by the way) and the leasing company repeatedly fails to provide this while taking no action to correct their own failure. The next problem is the exorbitant move-out charges. When I decided not to renew my lease (I didn't break the lease early), I spent at least 40 hours in time and at least $100 in cleaning supplies making the place absolutely spotless. The only issues were a small stain on the counter I couldn't get out and a broken blind or two. They are currently attempting to retain more than $200 out of my security deposit for erroneous "cleaning charges" plus a mandatory $175 for carpet cleaning for every tenant who doesn't provide a receipt proving a professional carpet cleaning was done, despite the fact that I shampooed the carpets myself until they were spotless. The carpet cleaning requirement is buried deep in a 30-page lease with no bold or underlined text to draw one's attention to it and is not something they are upfront about until you are preparing to move out and may not even have time to book anything, forcing you to pay them another $175 on top of the already high rent. If you like keeping your own money, stay far away from Triple Crown Corp.

Triple Crown Corporation's consistent and unwarranted rent increases have left me feeling frustrated and financially burdened. The sudden escalation in rental costs without any significant improvements or valid justifications is simply disgusting. In addition to the unjust rent increases, Triple Crown Corporation has neglected to address the issue of outdated appliances in the rental unit hey charging A PREMIUM. These appliances were clearly outdated, inefficient, and do not meet the basic standards one would expect in a modern living space especially with the recent exorbitant renewal increases (my final one was over 10% had I stayed). Living with appliances that frequently malfunction or are simply ineffective has greatly inconvenienced me and impacted my quality of life and was making my energy bills spike despite responsible usage. I sincerely hope that Triple Crown Corporation takes this review as an opportunity to reflect upon their practices and improve the living conditions for their tenants. Thankfully I've heard new housing is being built in the area and surrounding which Should bring Back competition. I've moved on to the other coast but my friends that are still living there certainly deserve better than these corporate shills offer and deman.
