    Dave had dropped off a business card at our business just letting us know what he does and when we…read moreneeded to do siding or roofing he would like the opportunity to speak with us. April 4th we experienced a hail storm. A couple of days later I noticed water running out from under our siding and it had not rained for more than 24 hours. We phoned Dave and he was unable to get to our office until after we closed. Due to the storm in the area he checked the roof and was at the office the next morning to tell us what he had found. We reported to our insurance company, he met the insurance adjuster, he scheduled for everything to be done and he worked around the criteria we needed worked around at our office and we not have a beautiful new roof. He communicates very well and keeps you updated on what is happening. Susan, Middleville, MI

Dave saw that before he left to go to Fla.(which we did not know he was leaving) said he'll be back in the spring, ya right. Paid Dave what he had us sign a contract stating how much we needed to pay him but then kept asking for money up front because he wasn't making any money by doing our house. "What?" As a matter of fact Dave said the day b4 they were supposed to be done, can you pay the rest of what owed? I need to pay my workers. And it sound like he didn't pay them at all (or at least not all of what he owed his workers) We do thank him for leaving tools all around our house that we kept finding, I guess they're ours now. When hiring someone to do your house; make sure to ask if the workers are legal to work in the United States? If not tell them to get the H### off your property. As for the warranty on the roof and siding that was put on; there won't be any warranty's if the contractor is gone.

Fortunately I've gotten in and out of previous homes before having to tackle this but now, the time has come. After talking to several companies and reviewing proposals, I chose Smart Roofing Systems. Smart has done many homes in my neighborhood and everyone had good things to say about them. My experience was no exception. One difference I noticed about Smart vs. other companies is that instead of having a huge dumpster placed in your driveway, they used an open trailer on wheels allowing for easy removal of the debris each day. I also liked the fact that this left no marks on the asphalt driveway like some heavy dumpster can do. The crews put in extremely long days and did an amazing clean up. When you tear down a roof, shingles, nails, etc. go everywhere. The job site remained neat and the daily and final clean up was superb. Smart was extremely easy to do business with. Great, responsive communications and follow up. I tend to ask a lot of questions especially given the costs involved. Never was I left hanging. I highly recommend Smart Roofing Systems.

Looking forward to having our old roof from 20+ years removed and replaced tomorrow, 07/24/25! Well fellow homeowners, our roof has been replaced in less than 8 hours?What is most amazing is that it was 100 degrees today in SW Michigan? What literally perfect hard workers and team removing our old roof and a professional and beautiful replacement in this 100 degree combined hot and humid day at our home in Vicksburg Michigan! I spoke in the Yelp chat with questions to the owner Richard Paige in Rockford, MI., who certainly knew all the questions he answered without hesitation and it revealed his knowledge of all the aspects we needed to know! We could not have been more impressed, and we made the decision to have our roof replaced in the very next week he was able to fit us into! A week ago our new premium was due and having our initial roof replaced today, we were able to obtain a credit of $617! Ask your agent about this because it was apparent our roof was old enough that it was raising the cost of our annual premium! We never knew that, but we must also honestly inform all homeowners that insurance companies are very concerned about possible claims because of aging roofs, which seemed fairly obvious, but it "woke us up" when faced with a 50% increase in the past 2 years? Thankfully our agent was definitely helpful and on our side in advising us we could save so much by spending a very reasonable amount with Smart Roofing out of Rockford who replied to me on the YELP APP almost immediately and the rest was history! We are now one week later very thankful this was communicated so well by the owner Richard Paige! We advise anyone in need of reducing sudden increases in homeowners premiums to do a small amount of research, and we sure hope our advice is helpful to all? Sincerely, Mike & Kathy

On 6/23/16, I was emailed, by the above roofing company, an estimate to have the entire roof on my Victorian home replaced. I accepted the estimate with Lakeside Roofing's liability and long term warranty guarantee. This new roof cost me 17,297.98$. So. Along comes the heavy ice and snow of 2017, and thaw. There is leaking through a second floor ceiling that is in close proximity to chimney. I called the Lakeside rep,and, before he even inspected on site, and when he did inspect on site he did not go on the roof, he questioned whether the leaking was the fault of the masonry who had done work on the chimney prior to the new roof. And then, he insisted the leaking was due to no chimney cap.( of which I tried to explain to him that for a hundred years most Victorian homes did not have chimney caps, and that while I resided there I did not have a roof leak in that 2nd floor area.  On January 13, he texted me that with all due respect, another man ( an unskilled small jobs handy man sent by me to look in the attic)  confirmed that your roof is not leaking, good luck finding a mason, I had further  roof inspections by three different unconnected mason/and roofing contractors who took several photos of the chimney flashing, and saturated insulation around trussets in attic,(ceiling damage photos available), who all assured me that the leaking inside my house was due to a poor flashing job. Each contractor insisted that the roofer was responsible for resulted damage, and that liability ins should cover. I sent the photos(via email) to the Lakeside rep and via text I informed him that no one was to go on the roof with out my knowledge or consent. He texted Understood. January 23rd, the Rep( after photos) texted that his boss agreed to send his lead roofer to inspect , repair, and or replace chimney flashing. I texted back that I expected all of the damage the leaking has created to be addressed and corrected, inside and out, and inspected. Texts stopped. Then, Jan 26th, the Rep texted that a city inspector had agreed to check the flashing and be 100% unbiased. (When this all started I twice called that city inspector who had inspected the completed roof job. The city inspector told me that he had not gone on the roof to inspect, yet, he gave the roof job an A. After my calls to the city inspector I did not hear from him. Yet, that city inspector spoke with Lakeside rep and made arrangements thru him to go up on my roof.. The rep seemingly to me was still looking for an out from responsibility. And, the city inspector who had okayed poor workmanship (photos) was now making arrangements with Lakeside Roofers to inspect my roof, yet, he had not called me, the property owner. So, by this time, my trust and faith in the Lakeside rep or the city inspector had waned. So.I texted the rep that I was referring this matter to my insurance company. Once I referred this matter to my insurance company, I sent yet another roofer up to inspect the flashing. That roofer discovered and took photos of repaired flashing. The repair photos correspond with before photos, that I have, of the poorly installed flashing, I believe that Lakeside Roofing got a roofer up there to repair around the flashing before the insurance person inspected, because of their concern that if my home owners insurance deemed that the cause of the inside leaking to be from a faulty flashing job, they would repair and then sue Lakeside Roofing's insurance. Regardless of the repair, I have before photos of the faulty flashing job.
