I also felt that the property was well maintained and that appliances were updated. Everyone I interacted with was friendly and helpful, especially Marisa, who I was in communication with the entire time I was there. You will have to give them nearly 6 months notice if you intend to renew or not renew your lease, which did cause me some stress as I could not anticipate if I'd still be in Boston that far out. A lot of students lived in my building, so I'd assume they were in similar situations. Thankfully, Marisa helped me work something out when it was time for me to move, but that general inflexibility is something to keep in mind for prospective tenants. Overall, very happy that I chose Bradley Properties for my out of state move, and I'd likely do business with them again if the opportunity arose. Thank you, Marisa!

We were told to otherwise use the online reporting system for maintenance requests. One day, the electricity went down, so I called the emergency line. This was an emergency, as electricity is necessary for food and for medications that require a refrigerator. The man who picked up seemed very annoyed that we were calling, and asked if we'd instead used the online reporting system. I had to explain: "Again, the electricity is down. That includes the WiFi. I can't log into the online reporting system." He nevertheless continued to express his annoyance. (2) The online reporting system is horrible. Some of the messages that we've sent have never been answered. We reported issues with the windows to the online reporting system, and it's been over 7 days: no response. There have been other issues, which fall under the realm of reasonable wear and tear, and they've said that it's our responsibility (not theirs) to fix things. (3) Just so you know, they "shall increase rent at 7% annually for every year the lease is extended."

Worst management company I've ever had. Some highlights:…read more1. Move in date was middle of August. Paid security deposit, full month of rent for July, and full month of rent for August. No early move in. 2. Move out date is middle of July, required to pay full month of rent in July. So the new tenant and the old tenant pay a full month of rent while neither are allowed to live in the unit? Ok. 3. Maintenance requests will be ignored, then marked complete on the portal. Called the office regarding this, they "know nothing" and ask me to "resubmit the request" only to have the same thing happen. 4. Surprise inspections. I got a text from them saying "Sorry for the late notice, we will be inspecting your unit in the next couple of hours" Landlord/tenant laws make such actions illegal, but it still happened. 5. You can't move in for a month and a half because of "cleaning" but then you move in and it's filthy. Stains on walls, dirt everywhere, windows repaired with packing tape and tin foil, refrigerator doesn't work, A/C doesn't work, wasp nest in the bedroom, sticky floors, broken bathroom tiles, black mold in the A/C, burnt out light bulbs, windows don't close.

They impose illegal fees on tenants (lease signing fees, which are illegal in the state of MA). Their employees are unprofessional; they don't respond to emails promptly and make threats about removing tenants from their apartments without reason. Their employees also lie about policies. The repairs they perform are substandard-- things almost immediately break again after being repaired-- and often take upwards of a week, leaving tenants without access to basic utilities for extended periods of time. They leave areas of their properties dangerously and disgustingly unmaintained.

I have been very impressed with Kyle Cabral and his team in their high competencies in managing my…read morerental property. As someone who used to manage my property (from long distance), I knew the pain and efforts involved in dealing with tenants...and honestly..after a few years, I wanted nothing to do with managing a rental from far, far away. I remembered calling and leaving a voicemail message with Southpaw about my desire to find a property management company to help me rent out and manage my unit...and..to my surprise, I got a call the same day back..and all within several hours when I totally wasn't expecting it! Within a few days...I worked with Kyle to sign my rental agreement, provide him information and access to my rental unit...and the unit was already rented out...all within 24 hours of signing my agreement to have Kyle manage my property! Wow..I was impressed! What impressed me more was Kyle's ability to manage rental properties. He took great care of tenants and property owners alike. He's fair..and not just siding with either side. He is not hesitant to tell me as an owner what I needed to do to make sure my tenants are happy (and he's happy to do the same to keep me happy dealing withe thing from repair to HOA as well). I am also very happy to see that...with Southpaw...the need to manage my rental property or handhold anything..is pretty much nil! Kyle took care of everything! And..I just saw..that I recently gave a consent to continue renting out my unit/extend rental offers to my current tenants..and he already had them signed extending for another year of rental at my unit ahead of expiration of an existing lease! That's a testament to Kyle and Southpaw's competencies and proactive approach to management! I love it that..for once..I can really sit back and trust that Southpaw can handle my rental on my behalf! For a long while, I worry about having to sell my unit if the property couldn't be rented out..but with Southpaw...I didn't have to worry about sale of my property anymore..because true passive rental income from this property is now a reality for me!
