About a week after we called her saying we might want to sell, she lined everything up: the best photographer, the perfect marketing strategy, the list of things we needed to do to stage. We had set the asking price based on recently sold comps in our neighborhood, but she marketed our house so well that we ended up with almost 30 offers within a week, and ultimately sold for more than 200k over asking and far above the comps we based our price on. She showed the property almost 100 times, all day every day for a week, to make sure everyone who wanted to see it and make an offer could. But it isn't just her stellar marketing strategy and work ethic that makes you want Mica in your corner as your seller's agent. We ended up with an extremely difficult close due to a surprise dispute with our neighbor that made us need to lean heavily on Mica. Even though she's in top demand and had lots of other clients, she made herself available at all hours to help us resolve the dispute. She was strategic, helped us keep our goals in mind, and had impeccable calm and judgment in the middle of a difficult multi-party negotiation. I teach QFD (Six Sigma Master Blackbelt) and know one or two things about meeting versus exceeding customer expectation. After carefully filtering about 20 agents I zeroed in on 3 candidates. She was the more aggressive of the 3 candidates in regards to how much she could sell the property for and how quickly she could do it. I was a little worried about that but she seemed very well prepared and had sold properties in that area before. After 3 weeks she pulled in an offer which was within 99.01% of my asking price. She wrapped up the sales in 4 weeks and 4 days. Sofar, she had met my expectation to be a very good agent. But she also did this: 1. Created unexpected value for the customer: She almost forced me to go to the county office to register the house as a 3 beds, two baths ( it showed on tax roll as 2 Br and 1 bath). She found the correct office, prepared the paperwork for me and told me exactly what to say and do. This created 20% more value for me. 2. Takes the initiative without asking whose job it is: A LOT of permits needed to be finalized. She called the plumber, the electrician and the HVAC contractor to perform the repairs at really reasonable prices. She oversaw the repairs and inspections. When the inspectior gave us grieve with no reason she went all the way to the chief in down town LA. The supervisor called me and apologized for the inspector. She oversaw the termite work and negotiated a 30% lower rate. Who's job was all that? MINE. She did not even ask that question. She always would take the initiative to create value for me. 3. Almost reckless selflessness: At one point she suggested that the buyer may not give me the best deal and suggested to back away from the deal when her own contract with me was near the end. If I had backed away, she would have not gotten her commission AND I might have fired her. In conclusion: She did such an amazing job, that I now changed my plans and I will reinvest my money in that area and I will have her buy and sell properties for me.

With in less than an hour a maintenance technician was sent out and the pipe replaced. Was a FAST fix and the Maintenance tech was very polite and professional. Thanks Karen! Please Read! I am a…read morehome owner and finally got out of anxiety filled relationship with Karen as my property manager. To start with doing business with her is extremely unorganized with almost zero transparency. Her prices may seem to be cheap because she claims to not charge for changing tenants. I assure you she is making her money back and WAY more in other more nefarious methods. Do not be fooled to think your monthly fee will cover day to day costs. They will not. There will be all sorts of costs no other property management company word charge and they will be added at a rate she chooses. She even charges to create your 1099 at the end of the year! NOW HERE IS THE IMPORTANT PART: She does all the house improvements. She decides what to charge you. By the end of a year having to pay exorbitant prices, and kidding myself that the river of cash would finally stop. I told her we'd have to part ways. A few weeks before I transitioned to my new agent she urged me to get a fence extension fixed immediately. Her price : 12000 dollars. I told her I'd have my new agent look at it. My new agent price: 4295 dollars ... and it was fixed beautifully. She is NOT who she seems. She is running a business and she is not up front with how she makes her money. I urge other property owners who are currently working with her to take notice! This is not the experience you want!
