Management kept saying they'd unlock the service room and each time bell would call to say "still locked.." no apologies, nothing... Just one day it was open - they didn't even contact to say it was then. They needed my key to get in for an inspection and said they'd leave it under the door. They forgot, wouldn't answer their phones (including emergency line) and I had to have my wife home early the next day to let me in... Eventually after a day or so they silently slipped the key in and left... No apologies, no call back, nothing. If you are looking for a property management team, this one is not for you.

I don't even know where to begin or which parts to describe because the whole ordeal was extremely stressful, time consuming, and bad for my health (breathing in meth residues) all while paying $1000/month HA! Random people coming in and out of the building zonked out on drugs banging on the window below mind screaming for this guy, strong smells coming from the unit, domestic incidents/police called weekly....this went on for over 6 months....no eviction, no apologies, sympathy or ANYTHING from management. They just didn't care they had homeless people doing drugs in one of their units. The daily screaming/shrieking/violence wreaked havoc on my recovery through PTSD Had a leak in the bathroom ceiling one time, two weeks after calling for repairs the leak was patched with plumbers tape, and our ceiling had a hole in it for a good 3+ months before someone came and installed what looked like a randomly found piece of plastic over the hole, just screwed this oddly shaped board over the hole and it never was fully repaired. Thank goodness we never had any other repairs needed. Frankly, the dodgy craftsmanship didn't even phase me when there were people not paying rent coming and going dealing and using drugs, while I was working hard to pay rent... If I could give 0 stars I would. I am a current renter in one of their units. It's an older unit…read morewhich is fine, things are gonna need repair. Every time I called with a problem my property manager Pam would act like I was wasting her time or inventing things. Here's the list of what I had to deal with. They also do not offer direct deposits like all the other landlords I have dealt with the last ten years. I find dealing with checks to be inconvenient, I normally pay my rent a week early, as soon as I have my check. Repairs 1. My front steps had a big chip that slanted downwards, no railing, my side steps where three cement blocks completely unsecured, wobbly and dangerous. They told me upon moving in it would be fixed that month. 4 months later when I almost fell for the fourth time they finally fixed it. I had to get upset with them as winter was coming and I did not want to get hurt. 2. No alarms or Carbon monoxicide detectors for 7 months. 3. No working front porch or basement lights for 9 months. I had to use my Christmas lights to see on my front stairs at night and could only do laundry during the day as doing laundry with a flashlight did not work out too good. 4. Cupboard is falling off in the kitchen, they have not fixed that since I moved in. Told them several times. They just told me to take off the door. Nice eh? 5. Hood above my stove almost caught fire, took 2 weeks to fix. That one I am ok with 6. My front door knob fell off :/ the repair was done the next day, but get this. They could said they could not fix it. There is a door knob there that does not work. When they installed a deadbolt they installed it 2 feet from the top of the door. I am 5 foot 2, it was above my head and clearly unsecure. If someone kicked the bottom of the door it would open. When I called and let them to let them know this does not suit, Pam again tried to turn it around on me just complaining about nothing. They fixed it the next day. Not pretty, but matches the rest of the half ass repairs they do here. My door can only shut now with a deadbolt. 7. There was a live wire in our basement wall just hanging there, they had to rip out half the wall to make it safe. One of the reasons I liked the unit was the finished room in the basement. They would not repair the wall or reimburse us to repair it as Pam put, it's just the basement. I was hoping to make it into an art studio. Made me sad as they do not care about their units so why should we. 8. The new neighbours. This I cannot really out on them, but my walls are thin. We can hear everything. This family that moved in is loud. Not music or parties or anything like that. They yell at each other constantly. They also drop the f bomb several times a day. I have an autistic son, I do not like them hearing that. I let Pam know. She had me write an email to complain. But that's where it ended. It's difficult living with all the negativity I hear through my walls. I am a positive and easy going person, I try to ignore it. The only thing I can really do is call the cops. Which I have done 3 times now when they get out of hand. 9. Back fence is falling apart rotting wires, the trees in the back need trimming to. There currently is a branch hanging on the phone wires. This will snap eventually. It's been like that since we moved in. 10. The bathroom ceiling is yellow and gross! They painted when we first moved in. It's bled through, quite unsightly. The bathroom cabinet under the sink is rotting as well. We can't close the door either. Tub is also rusted. Nothing serious just not pleasant to look at and I make my bathroom my oasis. I love baths but I won't bathe in that rusty old tub. I am on a waiting list to move to an apartment with mangement who take their tenants seriously and also take pride in their units. These ppl are slum lords and will do anything to avoid fixing things in the units. Pam is difficult to deal with, she acts like you are beneath her, everything you say is wrong and makes you feel bad in general. The stress of having to deal with her makes living in these units unpleasent in general. DO NOT RENT FROM THESE PPL!!!!

I would never rent under EIWO ever again. The employees are extremely rude and the properties are…read morepoorly maintained. Our apartment had a huge crack in the bedroom window letting in a draft (which the landlord was aware of when we originally signed a lease), and after countless maintenance request forms, it never got fixed (we lived there for 2 YEARS). The water temperature in our shower fluctuated whenever someone in the building flushed a toilet or had the sink running. Our toilet constantly leaked despite our maintenance requests. Not to mention the constant smell of weed and cigarette smoke in the hallways (because smoking outside the building was not enforced). When we finally decided to move out, we were met with hostility from the property manager. I would ask questions, and get a reply stating "we don't have time for this, figure it out". I can't believe a business can actually be run in this manner. But I guess as long as the rent is being paid, EIWO doesn't have to make any effort for its tenants. Oh and hopefully you don't have a vehicle, because there may not be enough parking spots in the parking lot. EIWO actually sent our building a notice stating "don't plan on getting a new car because we don't have space for you". I highly recommend STAYING AWAY from EIWO. There are much better places out there that actually meet your Ontario Tenants Rights.

LMS has been a huge disappointment since moving into our townhouse complex in 2024. a simple…read morerequest to have a garbage bin for renovations took weeks to resolve. other maintenance request can go unanswered and neglected to the point of personal property damage (which of course, they're no responsible for which is convenient). I also had the displeasure of serving on the Board of Directors under this company for about a year and I had to step down because we'd go months without any form of communication. Questions are answered sparingly, if at all, and often require further follow up to get more information. If you're looking for a property management company, go elsewhere. You'll avoid Major headaches that way.
