Do NOT use Bella Trae Realty or ever trust Rebecca Redman Hamoui. If I could give 0 stars I would…read more We rented at the community Bella Trae managed by BT Realty for about 6 years. Too many bad things were done to us. We gave them so many chances to make it right but they ignored/abused us. They damaged our stuff badly, left major plumbing issues not repaired while they were fully aware of something growing in the plumbing breakage from photos/videos & left it that way. We have written many times to have them settle up w us for a product/service that was not delivered at all and fully breached contracts by them. We have never been treated so badly & like we didn't count or exist. I'm not sure if I am allowed to do this on this site but the level of damage caused to us required us to do a site to show it. It was originally put together to share w an attorney which we have done, but the site shows it all. A small summary from our last letter to them of what was done to us is below but if you want more info/photos, go to our site listed at the bottom. 1) Constantly neglected & stalled important plumbing & other maintenance despite what was contractually spelled out as necessary & your responsibility despite constant & consistent written reports from us & caused several health hazards from it plus the limiting of sq footage, space & usable appliances we paid for. Actively prevented & interfered in repair even when we offered to do it at our own expense & then left it sitting broken & growing things & a health risk throughout the entire set of leases. 2) Caused out of control mold growth in the unit w severe botched maintenance while you had allergic tenants living there & you knew about the allergies to the point that in writing we requested to paint & carpet ourselves with permission from the owner/Bella Trae, to be sure we had all new things (that you ruined through repetitive botched water based maintenance), You ignored multiple written notices of the material growing in the cracked pipe. 3) Abused and neglected tenants you knew in writing were allergic, autistic and blind, 4) Ruined our furniture and belongings that had to be left behind so we were not further closely exposed to them on moving and we did not expose junk haul away people to that (as these molds require protective gear according to what we have researched) as well as locked us out a day early after we paid for that day which caused us to lose many things and then charged us to haul away what you made us leave behind a full day before our lease ended, 5) Charged us for the belongings you ruined and now have not made any move at all to contact us or get us our money back in any way while we told you to contact us to arrange this by this email and pickup, in essence stealing our money after severe tenant abuse & health hazard exposures through maintenance abuse/neglect, 6) Locked us out of the site portal completely so we cannot see our account, without sending anything regarding our requested settlement or security deposit to the email we asked you to send to upon turning in our keys, that you have had for the entire time (8 months now). 7) Locked us out of the unit earlier than the end of the lease even though we paid through the end & you reviewed us as people who paid in full & were good tenants to another realty firm right before that. June 30th goes through 11:59 PM and only began at 12:01 am but you locked us out at 12:00 am before we got all of our belongings. If it were not for me reading the riot act to the person at the speaker at the gate and threatening legal action and bringing police with me, more of our things would have been left behind. 8) Blew us off when we asked you if there were any available rentals in the same area as we explained that we needed to stay close to our work. You emailed back that nothing would be in our price range. Since you had not reviewed our income in months at that point, how would you know what our price range was to reject us that way? Funny we were able to qualify for something more expensive than your place ever was. Furthermore, if you thought of us at that time as good tenants with no problems and reported us as always paying on time to MC Realty and that you would rent to us again (we have the notes they took on that phone interview-see it on the site) why would you not have helped us as a broker/realtor in this area instead of writing back 1 email blowing us off and then ignoring us after that? It leaves us to wonder what about us was a problem for you way before you ever got our notification of intent to sue you or posting by us of all the things you neglected to service in your lease with us on the walls in the unit on lease end prior to your walk through which you did not allow us to be present for. Would it be that we pushed for the maintenance you were supposed to do? Btw, Ms. Hamoui's license number is BK3547226 & is not right on Yelp. https://tenantabusedbybellatrae.weebly.com/

Avoid working with Kelvin Flores with La Rosa Realty LLC. My…read moreexperience was extremely disappointing and unprofessional from start to finish. The listing photos were taken with a cellphone, which made the property look poorly represented compared to standard professional real‑estate marketing. Among the delay in listing the property and MLS timeline. Despite having ample time to market the home, it never sold, and I received no meaningful strategy, updates, or proactive effort to improve the listing. When the home failed to attract offers, Kelvin attempted to blame a supposed "roof permit issue." This explanation was completely inaccurate and felt like an excuse rather than an honest assessment. There was no permit problem, and the claim had no basis in the actual condition or documentation of the property. Overall, I would not recommend this agent to anyone looking for a professional, transparent, and competent realtor. My advice is to choose someone who uses proper marketing, communicates clearly, and takes responsibility for their work.

When I think of Kathleen Carlson and Imagination Realty, the word "serendipity" comes immediately…read moreto mind. It was serendipitous that my husband and I decided to visit Celebration 20 years ago on one of our bi-annual Disney Vacation Club trips. After eating at Columbia Restaurant, we took a stroll around the town imagining what it would be like to live there. We were in our late 30s/early 40s, living in PA and Celebration seemed like an impossible dream for two people just building their careers. We stopped for a bit to drool over the real estate listings in Imagination Realty's window. A friendly voice behind us introduced herself as Kathleen Carlson. Her smile was bright and infectious; her voice melodious (reminiscent of a Disney Princess). We had much to chat about as Kathleen had once lived in our neck of the woods. It was a chance meeting, but one that would forge a 20-year "stay-in-touch" friendship. Every now and then we would reach out to her, or she would reach out to us. A few times, we would combine our DVC trips with a half day of house hunting in Celebration. But it was never the "right" moment: careers, illnesses, family ties, births, deaths, economics...something always got in the way of making our Celebration dream a reality. Fast forward to early September of 2022: my cell phone rang, and I saw Imagination Realty on the screen. I picked up and Kathleen talked excitedly for about 2 minutes non-stop. My only reply was "hang on a sec; I have to get John on the line so you can repeat everything you just said. She laughed and then happily repeated herself when John was on. Bottom line: there was a house available that checked all our boxes. Were we still interested in Celebration? Serendipity struck again as 3 days later we were booked for a long weekend in FL. (Admittedly, it had been 2.5 years since we traveled ANYWHERE, thanks to Covid so we were desperate to go SOMEWHERE and this seemed like a good excuse.) I remember thinking that even if we didn't like the house, at least we could enjoy being somewhere other than our own back yard. We saw 4 houses in Celebration during our first afternoon and serendipity had us both zero in on only one of them (an amazing feat for 2 people who are generally split on everything!). We asked to see it again the next evening. Kathleen met us there with a bottle of wine and 4 glasses (for the seller's realtor and us). She and the other realtor settled on the front porch with a glass of wine while we explored the house on our own and imagined living there. (Where would we put the piano? This rug has to go! Look - a wine fridge!) After a bit we joined them on the porch. Before too long, the owner came home and joined us out there as well. Serendipitously we ended up chatting like old friends until after 11 PM! It felt like home. After a side trip to St Augustine (to see another house just for the heck of it), we made an offer on the Celebration home. In short order it got accepted and closing was scheduled for the end of September (serendipity struck again as we had already planned a trip to FL that week and had one day scheduled as "free" - i.e. no park tickets). Kathleen and her team expertly and cheerfully helped us through each phase of the experience and it was a great comfort to us knowing they had our backs. (Kathleen even found the PERFECT realtor in PA for us who - serendipitously - happened to be a neighbor who sold our hme in 3 showings.) We moved into our new home the weekend before Thanksgiving - amazing since just 2 months prior moving wasn't even on our radar! But having true professionals like those at Imagination Realty working with us made all the difference - Kathleen was a great sounding board for us, and her team was able to answer every one of our questions. Almost 3 months in now, we love it here in Celebration and we are pleased that Kathleen had the imagination needed to get us here!

We knew, with great confidence, that Lance would be able to answer and help with *any* questions or concerns that arise. With the help of Lance we actually put an offer in on a house less than a week after initially emailing him! The process was so seamless and smooth that we all were just waiting around for the closing date! (Lance kept offering to try to move it up for us, by the way!!) :) This was the first house we have ever bought, in the future we will probably purchase out of state, and honestly I am doubtful we'll be able to find a realtor as great as Lance. He really set the bar high. I suggest Lance to anyone buying a house in the area- he'll find you what you are looking for, he will help with the negotiating (in all aspects), and he has connections to some of the best resources around! As a broker based in Miami with over 27 years of experience, this needs to be said clearly…read more I presented a highly qualified tenant who was ready to lease immediately. He offered to pay the entire year upfront, had over $1,000,000 in funds, has a valid passport, visa, and multiple forms of identification. He was not even allowed to apply. The reason was a strict "no Social Security Number, no rental" policy. No flexibility. No attempt to verify. No consideration, regardless of financial strength or legal status. This is not underwriting. This is exclusion. In today's Florida market, foreign nationals are routinely vetted using established online tools designed to verify both buyers and tenants. These clients provide passports, visas, multiple forms of identification, proof of funds, and verifiable residency in their home country. This is more than sufficient to properly screen and qualify a prospective tenant. Refusing to even consider them is not aligned with how this market actually operates. More concerning was the response from the individual who stated she approves or denies applications, saying it would not matter even if the client had "a zillion dollars." That level of disregard should concern any property owner. Policies like this do more than turn away tenants. They limit exposure, reduce opportunity, and raise serious questions about whether all qualified applicants are being properly considered. I requested to speak with the Broker directly and received no response. This approach is outdated, overly rigid, and out of touch with the realities of today's Florida real estate market. It is time to evolve.
