    The apartment itself isn't the worst--it's very basic and could work if you're just looking for…read moresomething quick and simple. However, the property management company is a major issue. Service requests are constantly ignored; I have several open requests that no one has followed up on. For example, maintenance removed my closet doors saying they needed to be replaced--that was months ago, and no one ever returned. They also hired a company to paint my bathtub, which had no issues to begin with, and now the paint is peeling. I've raised this with management multiple times, and nothing has been done. I have a 1-year-old daughter, and I can't even properly bathe her because of the condition of the tub. You never reach a real person when you call--just third-party answering services that claim to pass on the message, but there's no actual follow-up. It's extremely frustrating. I wouldn't recommend this place to my worst enemy. It's clear that many of the positive reviews are incentivized or submitted by staff--so I wanted to give a real, honest perspective to save others the frustration. Red flag alert: Any apartment complex that won't even show pictures of the actual units before you move in should be approached with serious caution.

From the beginning we were dealing with…read moreDiamond in the office & she has been a complete gem, she's very sweet & kind & honest when showing you the complex and what needs to be fixed. we let her know the neighbor kept parking in our carport and she handled it immediately, She also did a follow up call to make sure the neighbor stopped parking in our carport which was sweet. When we did a total walk through of the townhome we put in about 7 total work orders (nothing to serious all little fixes) on Friday, the maintenance men came Monday morning. They got a little freaked cause of my dog lol but i put her in her cage and they were ready to go. (We pay $60 extra for dog rent) Chris the maintenance man was very honest on what he could fix & how it could be fixed, we chatted for a few while he fixed everything up, he was nice and super quick. I didn't catch the name of the other guy who was with him but he was also kind and got things rolling! So far the staff has been wonderful and the place is nice. The only thing we don't like is our little backyard patio it needs some serious gardening work but we will handle all that in the spring :)!

    Where to begin.. if you've read the reviews please take heed and DO NOT MOVE HERE. I usually do…read morethorough research of a property before moving but somehow I missed all the red flags at Kings Pointe Apartments and Townhomes. My father and I inquired about a 2 bed 1.5 bath town home on November 24th. We came to view the property on the 28th and during that visit we were shown an "updated" 2 bed 1.5 townhouse that we absolutely fell in love with: new appliances, carpet, counters, floors, finishes, backsplash etc. Latrice, the leasing consultant, explained that the property was going through extensive renovations and this is the "new look" they're going for, I was impressed. I asked how much more for the updated unit and she told me between $1010-1025, she also told me that she had someone moving in that unit in January but others would be available. The initial move in date was December 12th got pushed back to December 16th because "carpets were still wet and my basement still needed to be painted" as if those were the only issues that needed to be resolved before we could occupy the unit, HA! On December 16th, we made our way to the leasing office excited to get started on the paperwork and move in process, I was sure to specify we wanted the updated unit during the entire process only to be greeted with news that we would not be able to rent the updated unit, that the basement in the unit we'd be getting still hadn't been painted, and that we wouldn't be able to move in until Monday which was a huge inconvenience. Since I was sold on the updated unit (BAIT AND SWITCH) I requested to see the "regular" 2 bed 1.5 bath townhouse before any paperwork was signed, needless to say it was not as nice as the updated unit but it was the same layout. I noticed some issues immediately upon walking through and was told to just put it on my move in checklist and they'll take care of it "with no problem!" So Korrene* the property manager and Latrice agreed we could begin moving our things in that day just as long as having painters in the unit the next day was okay with us. The next day (Saturday) came and went, no painters, no communication. We didn't move in until December 21st and on this day we went to the leasing office to address all of our concerns with the unit from top to bottom with photos and videos with Korrene. The basement didn't get painted until December 23rd because "the painters went to the wrong unit and we have to see when they can come back out." All they had to do was communicate any hang ups with us but they didn't and they don't. The move in checklist they gave us was cute but by no means sufficient enough space to write down ALL of the issues wrong with this unit, so I attached a loose leaf paper with 30+ issues. To the naked eye this place came off as move in ready but upon inspection this place was a dump. From the center-block glass window being busted out in the basement, bar soap full of hair being left in the soap dish of the full bath, plumbing issues, debris and food left in the cabinets, visible dirt along the woodwork, spiderwebs and dead bugs in corners this place was DISGUSTING! We spent days cleaning this place before we ever even occupied it and do you think the property manager cares? Hell no. On January 3rd we went to pay rent and this really hit a nerve because we were paying for this place and we couldn't even use the dishwasher or shower. We spoke with Korrene again and she does a good job pretending to care. She assured us that Dave, the maintenance man, would be out tomorrow to take care of everything. Finally! Some course of action. HA! January 4th no call, no show. The next Dave and Mike showed up to my door at 3:30pm ready to fix all the issues, they worked quickly and got a chunk of things on my list taken care of, I was thankful and I felt things might not be so bad after all. Dave told me he'd come back the next day to paint the bathroom and fix the rest of the things on our list and I believed him! HA! I called Korrene on Saturday the 14th and she reassured me Dave would be out on Tuesday. It's January 18th and maintenance still hasn't come back. Honestly, I think they just need a few more maintenance men to carry the load. We've officially been here one month and it's been nothing but a runaround, the unit is STILL not move-in ready. They simply do not care. They are unprofessional, unorganized, and it's unacceptable. I call continuously and make appearances in the leasing office hoping to get issues resolved and still nothing gets fixed. Save yourself the headache. We work hard for our money and as tenants expect to be valued and treated as such. 1 month down, 11 months to move.

Everybody has their own opinions & experiences, so I'm definitely not going to disregard anybody's take. HOWEVER, Char is no longer the community manager here, & hasn't been since..actually, literally around the same time that her review was written. I do enjoy living here though. Our building neighbors are very friendly & courteous; our "across the parking lot" neighbors are AWESOME; our kiddie-corner neighbors are really friendly (but then there's THEIR upstairs neighbor...not a fan..)...things get taken care of quickly. The maintenance guys are swift & friendly, and Kathie does a great job as the community manager.

I have lived in 3 different rentals before coming here and the buildings themselves are nice, but I can't get past how difficult it is to deal with her. About three 5 months into my lease I discovered a leak in my ceiling (I had a top floor apartment) and I brought it to her attention that the actual dry wall was falling off of the ceiling. She had the maintanence guy come in and he tore a huge hole in my ceiling revealing BLACK MOLD. Now, I know that it may not actually be black mood that there are different kinds of molds that look black or whatever.... But did she ever test it to see if it was? No! Mind you I was Pregnant and have a 2 year old daughter. She told me she took a class on mold and is very positive that it's not black mold. Did she ever actually look at it herself? No! So was my daughter an myself's health out at risk not knowing? YES! I went to the city and they said that they do not send out inspectors for black mold because of the health risk... Ironic. So I allowed the to take their sweet time to fix it and went on with life. Now I am dealing with an eviction case with them because I was late on my rent. Lest me remind you that I'm now almost 10 months pregnant. Yes 10, and have a 2 year old. I am a single mother and I work for a living but seeing as my current health condition tends to wear me out, I have not been able to work the same hours i usually do. I know that I should've told her prior to paying the rent late about this situation, but being a tipped employee at my job I was one busy night away from making my rent and it just didn't happen. So I paid the late fees and paid it by the 18th. Now that they took me to court I have to not only pay Decembers rent, in addition 210$ in court fees... Okay, fair enough Char I will pay for you to take me to court for the November rent I already paid... FINE. But then yesterday when I found this fairly unprofessional, unofficial "eviction notice" on my door I pondered wtf? I told your attourney I would pay the Decembers rent plus the court fees on the 13th (which was ordered by the judge) so why am I getting an eviction notice? So I called Char to let her know in advance that I am getting paid Friday and will be paying the rent then. So what does she say? Oh btw it's not $910 anymore it's $1010. Haha! Are you kidding me for what? She says well there is a late fee for November you still owe (false I paid 2 late fees in November and I have proof) and the lawyer didn't include your 20$ pet fee in the December rent (not my fault, but okay) and now that you're paying the December rent late there's another $25 late fee incurred (oh really? So because you decided to take me to court, and the judge ordered me to pay the rent by the 13th it's late? How the hell is that?). Still... Do the math, does that add up to $100? Nope. You an the lawyer must've went to the same elementary school Char because neither can solve simple arithmetic.

So, I'll start with the unsecured…read moreonline payment system in which the complex exposed all of their tenants' personal information to potential compromise for a full 6 months before I finally got them to fix it. POTENTIAL COMPROMISE OF TENANTS' CREDIT CARD INFORMATION: If you used Riverland Woods' online payment system at any point before mid July, 2014, your credit card information may have been compromised. You should immediately report this to your card issuer and have them send you a replacement. And, by the way, I believe they're required to pay for at least 12 months of credit protection service when they commit an error this huge. You'll have to check on current law, but that's what most companies have been held to in recent years. See: Target, Home Depot, etc. They were running the online payment site with NO encryption. For those who are not information-security savvy, this is the equivalent of shouting your credit card information across a crowded room and hoping that nobody writes it down. I reported this to the office manager when they first began accepting online payments. I told them that they're taking credit card info with no encryption, ie: zero security. The manager insisted that this was not true, despite me emailing screenshots showing that the page was not encrypted. I gave them an easy way to check it themselves - If the little padlock icon does not appear (in Chrome, it's on the left side of the address bar), your info is not encrypted. They brushed this off. So, I refrained from using their online payment system at this point. In July, I was not in town to pay in person, so I had to use their online system. I alerted the manager once more that the system was still unencrypted. The response? They LAUGHED at me. At this point, I went over the manager's head and called the company who owns the property. They thanked me for alerting them. One hour later, they called back and left a voicemail to say that they had their "web guy" fix the issue, and it should now be safe to use. They then thanked me again for coming directly to them to report this, since the manager on site obviously didn't care that their tenents' identity info was being so carelessly compromised. The very next day, the manager of the property tried to show their wrath at my going over their head... by posting a threat of eviction on my door. I took it into the office, put it on their desk, and advised them to tear it up, unless they wanted to get in legal trouble. I never heard from them again on this issue. 'EXPLOSION' IN ADJACENT APARTMENT, CAUSING DAMAGE TO MY PROPERTY: One day, I came home from work at 8pm to find that water was pouring out of my ceiling onto the kitchen floor and over my dining room. I called maintenance, and they just came over and put buckets underneath the water streams. They said that there was an 'explosion' in another apartment adjacent to mine. In speaking to a friend of mine who does maintenance at another complex, I was told that when this sort of thing happens, they're supposed to immediately check all adjacent apartments for damage. They obviously had not done this. My kitchen was ruined and I lost a ton of personal property. The ceilings were falling through, the table was covered in water that had been pouring all day, the counters and floor were all covered in water that had been pouring all day as well. Their response to my loss of personal property, which included a brand new wooden kitchen table, and a bunch of electronic equipment, was that "they're not responsible for property damage", and that I should "place a claim with my personal insurance". They're wrong, of course, as this was damage to my personal property directly caused by negligence of the apartment complex in keeping their building and infrastructure sound. As the law puts it, "...in good working order". They sent a guy a few days later who cut a huge hole in my kitchen ceiling. It stayed this way for almost 2 weeks. Their way of "fixing" what happened? They offered a $50 credit on my rent. Despite the 4 figure damage they caused to my personal property. PIPES CONSTANTLY FROZEN: Whenever the temperature outside hit 32 degrees F, or lower, the bath tub pipes were frozen. Of course, this means you can't use your own shower until they get someone over to fix it. This happened dozens of times. In fact, right before I moved out, it was happening every single day. I had to hold a hair dryer aimed directly at the pipes for 10 to 20 minutes to thaw it out enough so that water would drain. Every single time. They could've spent a few bucks on insulation, but no. There's plenty more I could tell you, but, I'll just leave it at this: Go elsewhere. You'll be happier that you did.

The tenants who live upstairs in building D tends to ack like Di:&'s. I'm sick of this poor service and it's not worth $700 paint on walls chip easily also when I first moved into my apartment it was a crack in my dining floor no locks on my Windows and in the winter if you still have the old windows from 1999 it'll feel like your so cold your outside and your consumers bill will be over $400. Old appliances the cleaning "Lady "did a half a*# job they don't clean the hall way in the winter and it'll be sooooo much salt in the main hallway it may end up in your damn apartment. Nasty attitude unless your meeting them for the first time. And favoritism goes on here the elderly and whites and arabic's get new Windows and ( Moors) do not. Unless you realize how old the windows are before you move in. They could've finished putting new windows in my apartment if she put a new window in my daughters bedroom I guess she didn't want my child to be cold only in her room Where's the rest of the new Windows to D-9? But instead I look and see them putting new Windows in for a white family across the lot on the other side. Also the carpet dirty easily and walls get dirty easily if your not careful. And how can you be careful when you have a toddler running around. I'm too done with this place. I wouldn't be surprised if I didn't get my security deposit back. Then I'll pursue to suing them. For pain and suffering for and the lack of service and for favoritism and discrimination. The neighbors in building D goes to the pet store also and just to buy a spider that belongs in the woods and puts them in your apartment as if it's funny knowing you have a toddler but as I said before the whites over here act funny towards MOORS. They also put a piece of cloth in my gas tank and I had to come out of $200 to get my gas tank fixed. The guy did all this just because I called the police on him for his sounds being too loud at 11 pm at night. GOD DOSENT LIKE UGLY. I'll put all this in the lords hands. Their lucky I didn't put a hit out on them. I'm an expecting mother and I need to be here for my kids. Their lucky I have kids because if I didn't it would've been pretty I have 7 brothers and they make sure no one disrespects me. Then here it is I'm pregnant but still no respect from the neighbors up stairs who are up at 6:39 am stomping punching walls screaming at the top of his lungs at someone on the phone saying "don't even come out side I'll fucking kill you "When I'm thinking like lil bitch boy if you don't sit down or go to sleep or go to work or go jog or go to Denny's shit go do something besides disturb others idiot fucker. I also called the front office to have them repair my tub which was chipping paint and they basically said we did that for your unit already before you moved in and their not going to reglaze or repair the tub THIS PLACE SUCKS BALLS
