    We contracted with Aaron to do our home inspection earlier this year. After closing on the home, we…read morefound some significant and egregious oversights. Most of the windows in the home do not close properly, will not lock, or become unlocked if you attempt to open the window and two windows on the back of the home are rotted. He identified in the report that there were 2 windows that did not open, but there is no mention of the majority of the windows not closing or locking properly. He noted rot on the deck boards and trim, and included an image of the gate. It was classified as a recommendation, not a safety hazard. He also listed a safety concern on the report because there is no railing on the deck. What he failed to document is that the posts for the deck are completely rotted and the stairs are being supported entirely by poorly stacked cinder blocks. When negotiating with a home seller, I'm going to focus my attention on significant safety concerns and/or expensive repairs. I'm not going to nickel and dime a seller over installing a handrail or some rotting deck or trim boards (something I can do myself), but I am going to want to negotiate a significant expense like replacing an entire deck. This is a relatively inexpensive fix, but further supports his poor workmanship, but as I walked around the house after closing, I noticed the dryer vent on the exterior of the house needed to be cleaned. Upon deeper inspection, we discovered that the entire dryer vent tube is packed with lint which poses a significant fire hazard and safety concern. Like the other significant oversights, no mention of this is made in the report. Because these were discovered after closing, I no longer have the opportunity to negotiate with the previous home owner. His contract absolves him from any liability for his gross negligence, nor will he admit fault because it would then make him liable for this costly oversight. These repairs will cost me tens-of-thousands of dollars and I have no recourse. His website advertises a 200% satisfaction guarantee and a 3 month or 22 day warranty, but when you click on the links for additional detail, those pages are conveniently "not found". Based on my interactions with Aaron, my guess is that these are worded in some fashion that would disqualify me from these guarantees that he advertises. I would recommend working with a contractor who is skilled in not only identifying problems, but also qualified to make the repairs than work with this company. Even if he identifies a problem with the house, he is going to recommend that a qualified professional evaluate it further because he can't actually do anything about it anyway and it nullifies him from any responsibility.
