DO NOT RENT FROM VISION REALTY AND MANAGEMENT. This company is a complete disgrace--unprofessional, incompetent, and utterly negligent. They do not care about the safety, well-being, or basic dignity of their tenants. Renting from them has been one of the worst experiences of my life, and I wouldn't wish it on anyone. Let me start with the most appalling issue: this company does not care about tenant safety at all. On move-in day, the apartment had been broken into, and the door was completely busted in. When we reported this to Vision Realty, they showed zero concern for our safety. There was no apology, no urgency, and no offer to help us feel secure. Instead, they left us to figure everything out ourselves. Days later, a maintenance guy finally came and put ONE screw in the door so it could technically close and lock. He said he'd return to replace the door but, of course, never did. To make matters worse, their so-called "24-hour support line" was useless. We called and texted multiple times when the break-in occurred, and no one responded. We've tried to contact them through that line since then, and it's the same story--no answers, no help, no accountability. This company doesn't just fail at safety--they fail at absolutely everything else, too. The roof leaks, and now 90% of the outlets in the apartment don't work. They quite literally just went out one day. I was using the microwave and the kitchen just lost power. Shortly after this followed to other rooms and now only a few outlets in the entire apartment work. We reported these issues over a week ago, and they remain unresolved. Maintenance hasn't even been scheduled. It's clear they have no intention of fixing anything. When we went to their office to try to address these issues in person, the woman at the front desk was beyond useless. She had no idea how to do her job and looked completely overwhelmed by the simplest requests. She promised to "look into it" and call us back the next day. Not surprisingly, she never did. When we followed up, she said she'd call us back in 30 minutes. Did she? Of course not. Every single interaction with this company is a dead end, and they seem to pride themselves on ignoring their tenants. But wait--it gets worse. On top of their blatant negligence and lack of communication, they're also financially predatory. Our lease states that rent is due on the 1st of the month and is only considered late after the 5th, at which point a 10% late fee applies. On the 3rd of the month, we hadn't paid rent yet because their online payment portal wasn't working. We called and emailed management repeatedly to resolve the issue but, as usual, received no response. Then, on the 3rd, we got an email stating that our rent was late and we'd be charged a 10% late fee--even though our lease explicitly says that shouldn't happen until after the 5th. This is blatant disregard for their own policies and whether a mistake or not a gross violation of the lease agreement. Let's not forget the roach infestation. Yes, GIANT ROACHES everywhere. They didn't disclose this issue before we moved in, and per the lease it is now our responsibility. So now, not only are we stuck living with disgusting bugs, but we're also expected to pay out of pocket to fix a problem that existed before we moved in. This company is a complete scam, run by unqualified, unprofessional people who care only about squeezing as much money as possible out of their tenants while doing absolutely nothing in return. They don't fix problems, and they certainly don't value the safety or well-being of the people living in their properties. If you're considering renting from Vision Realty and Management, RUN. This has been the most infuriating, stressful, and disgusting experience of my life. They don't deserve a single penny, and I wouldn't trust them to manage a cardboard box, let alone an apartment. Renting from them will be the biggest regret of your life. Avoid this company at all costs. No matter how good the price may be for the current housing market, I promise you will regret your decision in mere days if not hours upon moving in or even the first contact with vision. read more

This rental company is nothing but a slumloard! If you have any other choice please make it to save yourself from such a stressfull situation! They are rude and very dismissive. They act as if it it should be a privilege to rent from them! Depending on which subdivision you live in is how much care they will show you! They will put on a good show but they never actually show up! As the house is falling apart around you they will constantly raise your rent! Then charge me 30 to pay my rent online! They charge an additional 35.00 for what they call the" maintenance package" but never fix anything or answers your meld request in a timely manner! My heat is not working and has not been working properly since Jan 11. I put in a meld request, and nobody contacted me until Jan 16, AFTER I called the office. Glenn (he is great, this review is not about Glenn) came to my house later that evening and determined it was an airflow problem. I have not heard anything else from Vision since. It will be 19 degrees tonight, obviously this is unacceptable. I had to buy space heaters to not be frozen, but they don't work as well as the actual heater in the house. read more

RENTER BEWARE this Vision Realty is a sham. They bait you in and hold you hostage if you're unhappy with their services and canceled within 24 hours. They ask you to pay the money up front, and sign the lease before you can view the property. When you finally get to view the property and find it's roach infected and have no heat they will not let you out of your lease. We never moved into the place, we have sent them several written notices of our cancellation,returned the keys, turned off utilities all within 3 weeks from receiving our move in date. We have lost money because of their lack of service and irresponsibility. Now they are evicting us. Does that make sense? We don't want to move in and have expressed it several times in writing. Vision Realty continues to raise my rent and refuses to maintain the property. They are incapable of retaining qualified contractors to repair their properties. They never answer the phones. My 68-year-old sister that has health problems started having problems with her heat on Christmas Eve. It was blowing out a little bit, but not nearly enough to heat her house. She placed a request and started using space heaters in her bedroom and stayed in there. After more than 2 weeks someone finally came out. They couldn't do anything. Days later, someone else came and replaced the duct work. The next day her carbon monoxide detector went off and she had to call 911. Several firemen came and said the carbon monoxide was pretty bad and opened all her windows. They had to turn off the gas to the house and stay until the numbers went down. She sent in a request and still has not heard anything a week later. If she had not had a detector, she and her 3 dogs would have died! And no one seems to care enough to even get her heat back on! Stay away from this company they use unqualified service techs and when they are not smart enough to do there job they want to charge you for the service call i was told they would send a different hvac company out they come out and found the problem which was a thermostat the same thing that i turned in a ticket for 2 months prior that they said was fixed and still want to charge for the sorry excuse of service techs they sent out that was not smart enough to diagnose problem. This company is the worst. They made agreements to prior to signing the lease of fixing things to the home. We pointed out when seeing the home again, these things have not been fixed. They agreed it will be fixed. We signed the lease and now they do not want to fixed the issues of plumbing, an infestation of bugs ants ,Windows, blinds and more. The company office phone rings off the hook, the front desk receptionist almost to never there. Friday no one is in the office. The leasing manager and company's ceo needs to look into the false promises and agreements. They takes them forever to respond to a phone call or a email. Meaning over two weeks. I inquired about a property to see it and I was asked for a picture of my license and a credit card and afterwords I felt I need to freeze my card so I did It's said to be that the credit card is for security with your ID because you'll be walking into their property well then I get an email alert that my card was trying to be charged so that's where the trust is automatically broken and that was that there's no need to attempt to charge my card if I'm just viewing a Place fraudulent at best Needless to say that my phone calls and texts no one ever responded about the appointment time or even acknowledged that I was trying to contact them!! read more

stay away from this property management company, they are the worst. i've had several portal repair requests ignored over the past year ranging from roof leaks that was repaired months later (with current issues) and multiple ceiling holes and drywall issues. for over a year now the managers chase jones and lisa whooten continue to make false promises and excuses, and yet the problems currently exists. horrible company!!!!!!!!!!! stay away from this company!!!! This is a horrible company to do business with. Every aspect of the rental experience was bad. It started with contacting Vision about looking at a rental property and we where informed that we had to place a fee equal to the deposit to even to view the house and it was "nonrefundable " This is a bazaar procedure just to view a property. It got worst from there , the second bedroom reeked of cat urine to the point of burning your eyes . It was promised that the carpet would be replaced (also very worn ) . After 6 months Vision finally sent someone to measure for new carpet BUT it was never replaced in the 14 months we tried to live there . The smell was so bad my daughter could not sleep in the room . When we moved in the floor in the kitchen and half the living room was so soft we were afraid the floor would fall in . When I spoke to the maintenance gentleman and he politely said he has told the office before about the floor but he said nothing was done. The company NEVER did a walk through with us and NEVER did a check list when we moved in . The house was so nasty and roaches were everywhere . We tried to get rid of the roaches for the whole fourteen months and never completely eliminated them . It was so bad that there even pubic hair in both bathtubs. The back storage shed was found to be full of various trash and discarded Christmas decoration from the former tenants . The refrigerator leaked water and after 6 months they did send someone to replace the seal but it still leaked . The drawers in the frig was cracked and after we moved they charged up $85.00 to replace the drawer which was already cracked. The dishwasher stopped working which looked like it stopped because of the roach nests in the control panel ( as per the outside independent repairman ) . It took 2 1/2 months to have the dishwasher replaced , one month for the repairman to come look at it and 6 weeks to have it replaced ( the order sheet from Lowes showed it was not even ordered for three weeks after the repair man have diagnosed the problem) . In the back yard there is a "sink hole " which in reality is most likely an old collapsed septic tank . The maintenance man finally bought some gravel to try and top off the hole, it did little good . This is probably a code violation to have an open tank on a property . The fees added to the rent was a $35.00 fee for among other thing is filters to be send every three months , we received none for 7 months before we received the first set. This $35.00 was also to include rental insurance but since this company is very poor about returning any type of messages (phone nor emails ) I never did received an answer on who the underwriter was, if there was one, just for my own information . Our family over the years have owned numerous rental houses and several apartment complexes in the Carroll county area but we have never treated a tenant with such contempt . I would stay away from any dealing with the company , they are unethical , unprofessional and inept in running their so-called management company. read more

after using Vision Realty for over 3 years for renting i will have to say it has been the absolute worst experience i have ever had with any "professional" business. if you enjoy never getting anyone to pick up the phone or to have your lease agreement go missing then this is the company for you! So far they have blamed everything that was wrong with the house on us even though we have proof of it being that way before move in, they also will break their own agreements and even state and federal law by giving out less then 60 day eviction notices, our last one wasn't even in writing some lady named Lisa showed up and started yelling outside our house at 8pm with what looked like a bottle of crown royal instead of responding to our calls and emails, i will be talking with my lawyer to see what can be done for the fearmongering they have done against my family and me. read more

RENTERS BEWARE. My elderly parents applied for a house that was listed for 795.00/month with this company on December 2, 2018. They are moving back to Georgia and were so excited to find a home near me. On December 6th, Kristen Beck called my mother and said that they were approved for the home and that they must submit the 795.00 deposit within 24 hours. My parents were traveling and had to get off the highway to overnight the money order to the Vision Realty office. On December 7th, my mother was showing the house to my sister and saw that the rent was now listed as 895.00. When she called the office she was told that the price went up on December 4th, however, Kristen did not inform them of the change when she requested the deposit. If you look at their application, the deposit is stated to be the first month's rent, which is what my parents submitted. My mother spoke the manager, Lisa, who stated that there was nothing that they could do. My mother requested her money back, including the fee to overnight the money order, and was told they could only refund the 795.00. That was seven days ago, and my parents still do not have their money. What is most disturbing about this is that the company increased the price AFTER my parents submitted their identifications. It is hard to believe that their race was not a factor in this price gauge. And now they are holding my parent's money. It is a shame that companies like this can get away with this type of behavior. I will make it my mission to let everyone know what they have done. Top notch group of people. Vision has been taking care of my properties in GA for about two years. I instantly noticed a change when they took over. The tenants weren't late with rent but on time with excuses anymore, and when a property would turn over Vision consistently found the best, most responsible tenants out there. I have several single family units, and a multifamily unit listed with them, and they do a great job making sure that all maintenance requests and turn items are taken care of for a reasonable price, and in a very timely manner. These guys are constantly innovating in the property management world, and are a growing concern. As an absentee property owner, I sleep just fine at night knowing that Vision has my best interests at heart. read more
