DO NOT RENT FROM VISION REALTY AND MANAGEMENT. This company is a complete disgrace--unprofessional,…read moreincompetent, and utterly negligent. They do not care about the safety, well-being, or basic dignity of their tenants. Renting from them has been one of the worst experiences of my life, and I wouldn't wish it on anyone. Let me start with the most appalling issue: this company does not care about tenant safety at all. On move-in day, the apartment had been broken into, and the door was completely busted in. When we reported this to Vision Realty, they showed zero concern for our safety. There was no apology, no urgency, and no offer to help us feel secure. Instead, they left us to figure everything out ourselves. Days later, a maintenance guy finally came and put ONE screw in the door so it could technically close and lock. He said he'd return to replace the door but, of course, never did. To make matters worse, their so-called "24-hour support line" was useless. We called and texted multiple times when the break-in occurred, and no one responded. We've tried to contact them through that line since then, and it's the same story--no answers, no help, no accountability. This company doesn't just fail at safety--they fail at absolutely everything else, too. The roof leaks, and now 90% of the outlets in the apartment don't work. They quite literally just went out one day. I was using the microwave and the kitchen just lost power. Shortly after this followed to other rooms and now only a few outlets in the entire apartment work. We reported these issues over a week ago, and they remain unresolved. Maintenance hasn't even been scheduled. It's clear they have no intention of fixing anything. When we went to their office to try to address these issues in person, the woman at the front desk was beyond useless. She had no idea how to do her job and looked completely overwhelmed by the simplest requests. She promised to "look into it" and call us back the next day. Not surprisingly, she never did. When we followed up, she said she'd call us back in 30 minutes. Did she? Of course not. Every single interaction with this company is a dead end, and they seem to pride themselves on ignoring their tenants. But wait--it gets worse. On top of their blatant negligence and lack of communication, they're also financially predatory. Our lease states that rent is due on the 1st of the month and is only considered late after the 5th, at which point a 10% late fee applies. On the 3rd of the month, we hadn't paid rent yet because their online payment portal wasn't working. We called and emailed management repeatedly to resolve the issue but, as usual, received no response. Then, on the 3rd, we got an email stating that our rent was late and we'd be charged a 10% late fee--even though our lease explicitly says that shouldn't happen until after the 5th. This is blatant disregard for their own policies and whether a mistake or not a gross violation of the lease agreement. Let's not forget the roach infestation. Yes, GIANT ROACHES everywhere. They didn't disclose this issue before we moved in, and per the lease it is now our responsibility. So now, not only are we stuck living with disgusting bugs, but we're also expected to pay out of pocket to fix a problem that existed before we moved in. This company is a complete scam, run by unqualified, unprofessional people who care only about squeezing as much money as possible out of their tenants while doing absolutely nothing in return. They don't fix problems, and they certainly don't value the safety or well-being of the people living in their properties. If you're considering renting from Vision Realty and Management, RUN. This has been the most infuriating, stressful, and disgusting experience of my life. They don't deserve a single penny, and I wouldn't trust them to manage a cardboard box, let alone an apartment. Renting from them will be the biggest regret of your life. Avoid this company at all costs. No matter how good the price may be for the current housing market, I promise you will regret your decision in mere days if not hours upon moving in or even the first contact with vision.

They act as if it it should be a privilege to rent from them! Depending on which subdivision you live in is how much care they will show you! They will put on a good show but they never actually show up! As the house is falling apart around you they will constantly raise your rent! Then charge me 30 to pay my rent online! They charge an additional 35.00 for what they call the" maintenance package" but never fix anything or answers your meld request in a timely manner! When my hot water went out it took them seven weeks to actually install a new one. My children an I had no hot water for over a month and they showed no care! Don't fall for it!

Overall, Farish was meh...I had more than a few issues with them. One, they do a lot of inspections…read morewhen you first move in. Two, their maintenance only covers certain things or they charge you. They basically want you to do everything yourself. We moved into the home not knowing that only one burner was working on the stove. They sent a technician out who replaced the crumb catchers and claimed that all the burners worked, but they did not - we still only had one. So we just dealt with it. We were also unaware that we could not use the pool due to the owner not paying her HOA fees. Would have been nice to know that before taking my kids to the pool ready to swim. They also don't allow their tenants to use the fireplaces for whatever reason. The main issue I have is that when I was ready to move out, I gave them my 60 days' notice and inquired about early termination fees as I had just renewed the lease not long ago. I was sent the clause from the lease agreement to review. After speaking with them over the phone and in person, I was informed that the fee for breaking the lease was $250. I let them know that I was going to move out by the end of the month to avoid having to pay the next month's rent. They said they understood and that I wouldn't be charged if I moved out by May 31st. This fell on a Saturday, so the inspection was Monday. No comments were made at the inspection, and I was informed two days later that I would not be charged for anything other than the early termination fees, which I thought was $250. I also kept checking their portal to ensure I didn't owe anything, and it showed a zero every time. i busted by tail cleaning up to get my deposit back, hired a professional carpet cleaner, replaced parts that had broken, etc. Spent at least $500 fixing it up and was expecting to get 1K back after the $250 fee. I received an email from them yesterday that said I owed them $525. Despite everything I've been told about the fees, they are still charging me for June rent, even though I was fully moved out in May. We didn't even live there for half of May. I am beyond frustrated with this company and do not recommend them to any tenants, unless you like being misled and them not caring about you. Oh, and there was also mold in the garage for a long time that they took forever to remove. They said we had to clean it up to avoid eviction, and I told them we were not doing that until they removed the mold as that is hazardous to our health.

11/20/17 DO NOT RENT…read moreOR BUY ANYTHING WITH THIS COMPANY!!!! They are very dishonest people, specifically Trista Lindsey. My son rented a house from them and was never, ever late with his rent. However after only 9 months living there, they told him to get out. They did not even give him and his 3 young children 30 days to get out or find another home to rent. Ms. Lindsey consistently lied to us about why he was being told to evacuate the home and also about our deposit. We did everything Ms. Lindsey told us to do in order to get our deposit back to use on finding another place. She has now come up with all sorts of lies and excuses for not returning the deposit and is even trying to get MORE money from us. She told me upon "move-out" inspection, that the house was very clean and looked great. Now she is saying a lot of things differently. I have absolutely NO RESPECT for her or the landlord. They have no conscience and do not care about anything but money. Even to the point of cheating and lying their way to get more money. I would rather live in a ditch than deal with these low life's again.
