They are constantly jacking rent up. You can never get someone other than an answering service on the phone. It took me 13 days to get a new dryer when mine died. Again, Vinebrook has shown that they simply do not care about their tenants or even customer service for their tenants. See my review from March 4th... THE ISSUE IS STILL NOT EVEN CLOSE TO FIXED. I'm having severe back flow issues in my home, where RAW SEWAGE IS COMING UP FROM UNDER THE TOILET AND LEAKING ALL OVER THE BATHROOM FLOOR. Not just drips, but substantial amounts that you have to MOP UP. Their response says the issue is resolved.... THE AUDACITY!!!! The first plumber they hired when this issue surfaced in FEBRUARY was ill-equipped and didn't have the tools he needed to complete the job. He did a terrible job and the issue resurfaced a month later. When the issue resurfaced, I put ANOTHER MAINTENANCE REQUEST IN on 3/3/2021. From 3/3/21 until now 3/11/2021 RAW SEWAGE HAS BEEN FLUSHING INTO BOTH BATHROOMS OF THE HOME. The SECOND plumber, who came out on 3/5/2021 (two days after reporting that RAW SEWAGE was AGAIN coming into my home), did absolutely nothing but dig holes in my back yard. He did not try to clean the line going to the septic tank, nor did he even find a septic tank. All he literally did in my back yard for 8 hours was dig holes. And not once has Vinebrook offered to knock off rent, put us in a hotel, or even CALLED US TO SEE IF THE ISSUE WAS FIXED THEMSELVES. This issue has escalated to the tipping point and lawyers WILL be involved. I will report VINEBROOK HOMES to every government agency, website, or anything else I can as they do not even deserve to be in business. Lastly, it would be nice to see Vinebrook Homes take some accountability for their sub-par customer service. She was informative, helpful, and friendly! We have not had any need for maintenance requests yet, but so far the experience was been positive. I dreaded this day that our AC went out. Maintenance moves slow I had to buy 200 worth of fans. It's about to be 94 degrees and I see HVAC working on the neighbors AC unit and they been for 4days! This has been the worst rental experience I have ever had in my life. They took over my current lease in 2021 and it had been nothing but problems every since. They now have added a clause into the lease agreement that states if they do not receive the current months rent by the 19th of that month that you must pay the next months rent at that time. I am locked out of my online account so I can only mail payments to Ohio from Alabama. I do believe the treatment I am receiving is racially motivated. DO NOT rent from Vinebrook homes. They do the minimum amount of work to make houses "ready". One of their maintenance guys told us that they had 10 maintenance workers for 4,000 homes, so they couldn't respond quickly or do quality work. It took them 5 WEEKS to replace our bathtub that cracked because of poor placement. They never finished the job and just stopped showing up, after promising each day to come for about a week and a half. It's usable, although looks crappy. Since they didn't properly install the siding on the chimney, we had a bird fall down in between the chimney and siding. Animal rescues wouldn't come out without their permission and Vinebrook refused to come out. One agent suggested we contact our leasing agent and she hung up on us. Siding would fly off in high winds, doors won't lock properly, nails are sticking out of the walls, and there's crayons on the doors, walls, fireplace from the previous tenets' kids. RUN FAR, FAR AWAY. They are horrible people renting crappy houses and don't give a damn about their tenets, or probably their own employees. read more

Im in court with them because they won't give me back my deposit. the court has already ruled that I am allowed out of my contract, but have to do the money situation separate. This happened in May'16 and our next court date is Jan' 28th of 2018. They had a bad repair that caused a water leak and the water bill was about $1200 they said it was my fault, somehow. Additionally, they have me sent to collections for the back rent that the court ruled Im not obligated to pay. Worst. No open door policy. It is literally impossible to get ahold of anybody in the actual office. They moved locations, and you literally can't even walk in to speak to somebody. All calls are routed to a call center. Even if you ask to speak with someone from the office it's impossible. Additionally, if you have a problem at your property and they think it's your fault even though it's their item they will charge you $75 to fix it. This company is an absolute disaster and anybody looking to move should think twice before moving into a home that they own. I have been without AC since the end of May, no one has call they send out email saying please be patients with them but they also say that AC not working is not an emergency it is a damn heat alert right now I have been having problems breathing my grandson came over for a few hours and had a nose bleed. The 1 star reviews should be a warning to anyone considering leasing from this company. We moved in to our apartment and it was far from clean. In addition a toilet had not been bolted down, vinyl floor tiles not sticking, floors and walls needed cleaning and exterior gutters falling down and full to overflowing with sediment. We spent around 9 hours getting the apartment cleaned to our standard. Within a few weeks the washing machine stopped working. They came in to our home without calling or leaving a note and took the washing machine. It was gone for around three days and was returned, again, without a call. When I spoke with management that they were to call before entering our home they advised our work order/request was permission for them to enter our property at will and were not obliged to contact us when they entered the property. What we didn't' realize is that they had left our apartment unsecured when they returned the washing machine - the rear slider was left unlocked. We had a robbery that night and the criminals entered the property and walked into the bedroom while my wife was at home. Management at Vinebrook were not even remotely concerned. The second issue was our dryer stopped working. It took five days for Vinebrook to respond and send a repair technician out. It was a simple fix. The third issue was our water heater stopped working on a Saturday morning. We called and got the call center who were very sympathetic and advised they would contact Vinebrook Maintenance to get this fixed. It was Tuesday before we had anyone come to our property. We made multiple calls over the weekend. Once again Management did not care that we have a 12 month old baby to care for. Then one day out of the blue I am sitting at home and I hear someone open the front door. He walked in and then froze as he saw me. A Vinebrook employee was placing a radon detector and didn't even bother knocking on the door before entering. His response was "I didn't think anyone would be home". When I gave our month's notice I was advised they could not accept my letter and had to complete their document. I refused. I also requested a "walk through" once the apartment was vacant and they refused. We left the property in far better condition than when we found it and we only got 50% of our bond back. The reasons for reducing the bond were ridiculous and it was nothing more than a money grab at best. Don't even think of going month to month because they will charge you an extra $150.00/month. The bottom line is that Vinebrook is used to dealing with the lower socio-economic members of society and treat it's tenants with a complete lack of respect and disregard to even the most basic of rights as tenants. We experienced multiple times where Vinebrook entered our home WITHOUT our consent and were never notified when they did enter our property. The grounds were poorly kept and dirty, abandoned vehicles were left for months without being addressed. Finally my interactions with management and lack of response to emails and phone calls have revealed that management at Vinebrook are indifferent, callous, rude and disrespectful. DO NOT RENT FROM THESE LYING, CROOKED, SLUM-LORDS!!! The "Leasing Agent," Mariah Brandt, was nice and "sweet as sugar" in the beginning -- that was until the contract was signed! The ink wasn't even dry on the paperwork and, all-of-a-sudden, she turned into a rude, disrespectful *itch! Oh, and they INCREASED the rent by $100. per month AT THE LAST MINUTE -- to where I had to re-sign another contract! The house and yard were in HORRIBLE shape. The list of defects and deficiencies are TOO MANY to list here --- just know that (30)+ pictures were taken as proof of the poor "Move-In" condition; which was an obvious result and combination of previous tenant neglect and the lack of property-owner maintenance. To be honest, I was absolutely amazed that the walls had even been painted! The carpet and padding was NOT replaced, even after there was the strong stench of "unwashed dog" and pet urine coming from the stained carpet! The smell is STILL present, even AFTER being PROFESSIONALLY steam-cleaned, and repeated efforts by me to use Woolite and Resolve carpet cleaners! Instead of taking the previous tenants' security deposit and using it to replace the damaged carpet and padding (as is stated in THEIR Rental Agreement/Contract), it's clear that they simply "pocketed" that money! I am NOT even going to un-pack all of my belongings, and I pray to God that I will be able to leave this place once the 1-year lease expires! read more

If I could give 0 stars I would. I am a current renter. We have only been in the home not even a month and I'm sorry to say this but it may be the worst idea we have ever had. Since moving in we have had a leaky roof that took way too long to repair and was repaired with flex seal! (yes the stuff you see on TV). When the maintenance guy came he warned us of not calling them because it takes forever to get someone out and that VineBrook doesn't like to pay for repairs so they try to push it off on the Renter. He also told us we are better off doing the repairs ourselves!! Now our Furnace is acting up and when I put in a work order I got no response, I then decided to contact our property manager, she in turn told me to call maintenance and that was the only way it would be addressed. This is beyond frustrating, We have two children living in the home and I myself have medical issues. Well after filing a BBB complaint they finally came out a fixed ONLY the two most dangerous things in the house, they refuse to do any more work. The repairs they made fixed the problem, but where not done properly. It was more of a band-aid then surgery. The roof was rotting and collapsing and they just cut out the bad part ans slapped a piece of plywood up. It fixed the issue of the roof falling down, but they did not get to the root of the problem to stop it from happening again, so it will rot out again over time.b They replaced the broken tub in the bathroom, but same thing just slapped it in there and never painted or finished the job. I moved into a property in Indianapolis In. in Aug of 2014, never had issues with the home that my husband wasn't able to handle himself. In the 3.5 years I had to call over my a/c unit which Vinebrook fixed promptly. Yes, VineBrook raised our rent $100 each year but I was fine with because I didn't want to move until I was able to buy a home of my own. MOVEOUT DATE- finally was able to buy my first home on May of 2018. I notified them 30 days before, followed the check list. cleaned the home, and garage, even cleaned out the freezer and refrigerator. No need to leave the house trashed, it made due with our family at the time and I was thankful for that. So after talking to the "portfolio manager" whom I had been dealing with 2.5 of the 3.5 years I lived in the home, he said after I turned in my keys within 30 days they would do a walk through of the property which I couldn't be present for and get with me on if I would get my $905 security deposit back. Now its October, never heard a word in all these months until a credit collection agency called me on Monday October the 1st at 6pm saying I had been reported by Vine Brook for failure to pay my balance!!!!! excuse me? Ok first off, I just bought my very first home ever at the age of 34, I worked very hard those 3.5 years while living there and fixed my credit, paid things on time and so on. If had a balance which I now realize I do, why would I not pay it? All that just to be reported to collections? I think not! I called the VineBrook collections department 2 times and left voicemails, then call the portfolio manager and left him a voicemail and an email as well. At the end of the day on Tuesday he emails me back 1 PDF document with a supposed bill and a break down that was supposed to have been sent to me back in May. Sorry but im telling you right now sir I never got it, you have both my husbands and I email, both numbers, and new address...how is this possible. So he tells me to email the collections department since I cannot get a call back. Ok I do that, I tell them ill pay any balance that is owned today if they will remove the bill from other collections agency before its reported to the credit bureaus. And I want to go over by $1400 balance after my security deposit was deducted. Still a day later....nothing, I did magically receive 2 bills in the same day from the other collections agency that called me On Monday. So now im left to pay this balance with not a peep from VineBrook on why the billing is so high or why I didn't hear anything from them. Terrible company read more

Had mold growing in my cabinet from the shower leaking into our downstairs, they "replaced" everything but really just took the cabinet out and painted it and put it back? I said this still has mold!? They said they'd come back and take a look & then never came back or even called? None of my windows will open, my dryer never wants to work, and they've replaced my dishwasher already once & it doesn't work either. Don't ever rent anything from this company. They will make every possible excuse to hit you with extra fines. I find it oh so convenient that after I give notice to vacate my final rent payment is rejected for some reason and isn't it oh so convenient for them that I get their email after the final day to pay without a fine. I could not wait to get out of this place at the expiration of my one-year lease. These are mostly repossesed Huber Homes which have been cleaned up to the bare minimum to rent out. My home was delapidated and outdated and had seen some hard traffic. This house had some heathen previous renters who took it to the gutter. OUTSIDE: Paint flaking from the exterior with bare wood showing everywhere. Garage doo0r paint chalky with handprints all over. Lawn that was mostly weeds with little grass. Front flower bed was just dirt and tall weeds. The grass had not been cut yet and it was May 1st. Large, deep holes all over the back yard where the previous dog had dug. Light fixtures falling apart, made of plastic and not working. INSIDE: Not one working light bulb, smoke detector dead. Strong pet smell. Filthy windows. Dishwasher barely working, filthy and would not clean dishes. Roof leaking in many places into the attic and thru drywall ceiling. Peeling cabinets with doors that would not close completeley. Everything coated in a thick and messy layer of paint. Bad caulking job all over the kitchen and bath. etc, etc, etc. All of my friends who came to visit said it looked like a dump and why did I ever move in there? Because......... I was promised by Matt who processed my lease that all of this would be taken care of soon....as he took notes on all of it. When I followed up on all these issues I was told I would be permitted to paint the house myself, replace light fixtures and fix the yard without it being deducted from my deposit. They were by no means going to fix any of this now the lease was signed. When I cornered Matt about this he backtracked and said he promised nothing, he had merely said he would look into it. After exerting some pressure it was agreed they would fill the holes in the yard and cut the grass (which now was over a foot deep). To address the pet smell, two girls were sent with a bucket and mop to mop out the garage (after he said they would pressure wash it). I had to rent a pressure washer myself as the smell was very strong with feces found in the garage. Matt is someone I would never suggest you do business with. Basically, a liar and full of BS to process your lease - then, bye-bye..... Through the course of the year I called maintenance at least 15 times for all kinds of things that were in disrepair. Mostly the roof was leaking and leaking and leaking. Mold was developing on the walls in two closets. Wet rings were showing at 4 places on the ceiling. I am handy and fixed all kinds of other things myself just to get it done without dealing with their maintenace routine. I spent at least 600$ of my own money to make this place liveable and presentable. I refused to paint it or fix the roof. I had to replace light fixtures and do landscaping amongst many other things. Of course I was not reimbursed for any of my costs or labor. Bottom line. Beware. And stay clear of Matt!! read more

We rent from vinebrook homes since june 11, 2018.. We already had issues with AC, leak in the bathroom and kitchen, the dishwasher not working properly. In August, The AC didn't work. It blew hot air. Happened around 10 am. I made a call for maintenance 11 times. Nobody even showed up to check. They came literally the next day at 9 am.. And now, on September 15, the Ac caught fire and there's burning wire smell.. I turned that off immediately and gave them a call.. Again they asked us to wait, because in their rules, we can make as much as we want.. And they can file it as much as they can as well.. They asked us to wait. Ok. After 4 calls, nobody can give me time frame when will it get fixed.. I mean, really?! Its in the summer with 80 degrees in the house! With a 3 year old! And there was fire and burning smell.. Nobody showed up and check! We called again, this lady name Amber finally give a technician a mesaage.. And 1 technician called us and informed us to turn off the ac. Which we already did! Then he said he can't fix it because its Sunday and they can't get parts.. So yea.. Pretty much a joke.. We haven't been here long enough.. But already got issue with the ac twice in 2 months.. Not to mention, in July, there was a leak from the bathroom and the water came to the kitchen counter. But they fixed it, but didn't change the ceiling.. Now we have a damp ceiling.. I have no idea how they manage their maintenance reports.. They seemed nice when you called.. But apparently, its not real. They just write the reports and wait till 24 hours to do the job.. Vinebrook Homes are a joke. Please don't make the same mistake as us. Their homes are junk. They are ridiculously overpriced. At first rent starts out relatively cheap but each year the rent goes up at least $75. Their reasoning is upkeep, even though they do nothing to maintain any of their properties. Maintenance is a joke. They rarely show up. They are rude, condescending, and blame everything on the tenants. The streets leading into the bungalows are filled with potholes. They patch them but it doesn't help. You're given a 2 day grace period on late rent, then you're charged a $50 late fee. After the 6th, they put a 3 day eviction notice on your door. I paid my rent with a check. They held the check for 12 days before they "tried" to cash it. Then they put an eviction notice on my door because the check "supposedly" bounced, even though the money was in my acct the whole time. The eviction notice states you must pay $1470 to stay or you'll be evicted in 3 days. They told me if I could provide proof the $ was in the bank I'd only have to pay the "past due amount plus the $50 late fee. Needless to say, they are also liars. I provided them with my bank statement proving the money was and is still in the bank. It didn't matter. They still want that $1470 because my bank refuses to take the blame for Vinebrook's "mistake" and now they want another $350 on top of it all! It's a fee to stop the eviction process! I must add that there isn't one pleasant employee at Vinebrook. The collection s lady is a joke, a liar, a genuine pos. I could keep going on about these ppl who work for Vinebrook and the way they treat their tenants but I have to get some sleep sometime. Do Not Rent From Vinebrook. It's equivalent to selling your soul to the devil. I can't wait to move. I will not be finishing out my lease. After 4 years, I can't take the stress of it all anymore. anymore read more

I had a situation where an eviction was filed , not an actual eviction, and they wouldn't even consider me or let me look at one of their homes, they based it off of what was seen on the county website versus actual facts! And being that I explained all of this prior to paying a app fee it seems like they just took my money , knowing full well they weren't going to rent to me! Homes with no appliances.... Vinebrook homes is the worse place we have ever rented from. They made the apartment look nice during the walk through but the moment we moved in all the flaws came out. There was paint stains on the carpet,all the appliances in the bathroom were put on very sloppy and crookedly, the dishwasher doesn't close and does not work, I'm pretty sure they gave us the wrong address because they don't know if it's north or south for this apartment, they obviously don't send pest control out to spray their buildings because there is all kinds of spiders and other little creepy crawlers everywhere, there is loads of trash sitting in the grass and all over the parking lot, he building itself in swan lake where we live is falling apart and it's very dirty on the entrance of the building. These apartments need to be updated/ renovated immediately and under new management because they people they have working there do not care and they are a bunch of money hungry slum lords. The one star is not even what they deserve but I couldn't go lower. Someone needs to address this company and bring in people who know what they are doing and can improve on all the mistakes this company does to people. I currently have a baby on the way and the ceiling is leaking from the people upstairs and maintenance is taking their time to address it.
