Strong: this building was strong while Hurricane Irma impacted last Sunday. The palm trees didn't fell because how strong they were planted. Modern: beautifully designed and clean lobby. Well prepared: because I just found out that we never lost power because they had a back up generator for the whole building. Impressive!! Impecable, fuerte, moderno y bien preparado edificio. Which, as a tenant for 2 years now, is a big bummer to here from building management. If you want a building with a pool, I would caution living here as this was taken away and tenants do not know when (or if) it will be available again. For people looking for an apartment in Miami: a pool is a *MUST* to deal with the heat. If I get an update on pool timing I'll update this post. If it's not updated, it's safe to assume tenants have not been updated.

On site maintenance will change your AC air filter and light bulbs for a small fee (not all buildings permit this). Quick approval process (renters). Fairly large and decent layouts with pretty good views from units facing Brickell Ave and the bay; Exit/entrance from, both, Brickell Ave and South Miami Avenue; good restaurant options attached to the building and nearby. The negatives: you can sometimes hear your neighbors walking above you (especially if they wear heels), I can hear the music / bass from my neighbor one floor below me and 1 unit over (though management usually responds to and handles noise complaints ); the shower water pressure can be low during busy/heavy use times; constant and annoying "ping" sounds coming through both bathroom ceiling vents; the sun is blocked mid afternoon for 1-2 hours at the pool area by the building (Bond) next door unless one moves to an extreme, very limited corner of the sun deck; television served only by DirecTV, no cable options--which means expect outages during rainstorms. Mixed age group with families, young professionals, and older people. I am renting now but might consider buying elsewhere depending upon unit and its condition.

One issue that has been a challenge is when a particular few owners are repeatedly disruptive during our Board Meetings. They behave inappropriately and unprofessionally and become hostile at every meeting. We have been advised to simply thank them for their input and gently move on. Hearing about Civility Codes for meetings and whenever in common areas is brilliant. It just so happens that we are in the process of updating the Condo Rules & Regulations and will be discussing it with the other board members. The questions that the attendees asked were thoroughly answered by the Speaker during the webinar. Under FL State rules, board members must take a course each year. I would gladly attend another one of Affinity's webinar. Well done. Thank you.

Security has been a major issue as I have had two unidentified individuals come directly to my apartment without being checked in by security. I still do not know the identity of one individual and had to file a police report. I have had no explanation from management. Instead, they leave all main gates open during the day and their response to me was becuase constantly opening and closing them for landscaping would take a long time. Instead, they are left open all day, unsupervised, just inviting trespassers in the south of fifth neighborhood. They also do not respond to the many broken fountains on the property that are collecting water and have become breeding grounds for mosqiutos. Instead of addressing the problems, they placed chlorine tablets in the non-working fountains. Not only does that not kill mosquito larvae, it poses health risks. As I open my front door now I am greeted by the pungent smell of chemicals. Maintenance personal are rude and disrespectful and very unprofessional. I can tell this stems from management as they are just as rude and disrespectful. Maintenance staff has begun to park their vehicles behind the property in an area that is not meant to be a parking lot. This makes the property look like a used car lot with old, dilapidated vehicles and motorcycles clogging up the area. This is only the beginning of the list, but since they have taken over the property has gone completely downhill.
