Never heard back from Matt and he wouldn't even respond to texts and emails to say he wasn't going to follow through and provide a proposal, beyond childish -- at least demonstrate the most basic level of courtesy to say you aren't going to follow through. Planted on April 24, 2024 as a surprise for my husband. He got a surprise alright. Dead trees. I watered as suggested and even with these pictures Matt says they will resurrect. Immediately, upon planting, the trees started to wilt/die. No more begging Matt to professionally rectify with replacement or refund. His argument was that watering did not take place. Neighbors saw me watering. In fact my original hose was too short so I ran to Lowes and purchased a longer hose and new handle. Every day for an hour in the morning and an hour at dusk. My husband also watered and got a terrible case of poison ivy. Matt, the owner, brazenly reminded me that there was no guarantee on the trees. Very unusual tree policy especially since he told me at contract formation that he was replacing a tree for our neighbor who planted two years ago. So disappointing. Legal action started yesterday. If purchasing trees I would stay with a nationally recommended company with solid guarantees and strong financial foothold.

It took them six months to find tenants for my property. I'm unsure what systems they use to do background checks, but it isn't good. The tenants only paid their first month's rent, and after that, they were late and never paid the full amount. Then stopped paying altogether. My biggest issue with HomeWorks is their lack of professionalism. It seems like they use a third-party receptionist, so you have to schedule a call with your actual property manager. The property managers constantly miss the scheduled calls, and getting information that should only take a few minutes can take days. To date, I have had eight missed meetings with Christine and Zaphyr. To make matters worse, the portal is never up to date, so you have to call to know what is going on with your property. It has been a complete nightmare working with this company. Save yourself the headache and find a different property manager.

I also renovate homes, so I am not uneducated in the realm of home repair. This property, in a desirable waterfront area, was our family home which we renovated top to bottom. Many contractors who did work on the property were very complimentary and several people said we would have no trouble renting it out. I spoke to Linda, the owner, at length before I signed the contract. Little did I know that I should have been taking notes and had those notes verified and signed! One thing that Linda told me was that she and her spouse also run a handyman company that does repairs at a reasonable rate. When a very minor repair was needed just prior to putting the house on the rental market, CPM denied making the statement about the rate. If they tell such boldface lies, what else is in store? Inexplicably, they did not put the property on the market for FOUR months. After one month of finally being on the market, they recommended a rental reduction. I asked to wait and, lo and behold, a desirable tenant signed the lease. Since the property sat for so long, landscaping needed to be done before move-in. CPM got a quote for over $200. I shit a brick and called the landscaping company, who obviously had no idea what the scope of work was. When I explained what was needed, the cost was reduced to $80. So, don't expect this company to work for your interest. Pre-move-in cleaning was also outrageous (and mandatory) especially considering that I had it cleaned when I handed over the keys four months prior. Heather (in the office) has been sometimes helpful and patient but there are questions that I've routinely asked again and again with no answer. I cannot trust this company at all and am biding my time to make the switch to another property management company.

You are required to hire Chesapeake Property Management preferred Cleaning Company when it is time to move out of the property. The prices ranges from $200 and up. If you decide to move in one of Chesapeake Property Management, make sure you take pictures of the property prior to moving in and after. Document everything to ensure you are not liable for anything
