You can hand them a sale already negotiated by the seller and buyer only to watch them take months to close the sale thanks to poor communication, terrible third-party partnerships, and a complete lack of accountability. Expect to find out delays only when you bother to continue to requests updates only to find out your rep. has been on vacation. Expect lots of "I'll find out!" emails only to never get answers. Expect grossly misleading estimates on surveys. Expect their surveyors to never respond to your emails, either. Finally get a responsive rep? Too bad, they're going to set you down with the one who blew you off for the actual closing. Terrible, terrible service. read more

I'm afraid I can't recommend this settlement agency. We had an issue with our property and title search and the agency's representatives adopted a legalistic and unhelpful posture, making the entire process painful and difficult. My wife and I were forced to retain outside attorneys due to the unwillingness of the Vesta team to provide anything above the bare minimum of information owing to their fears of liability. Suggest you look elsewhere. And recommend you never just take the agency your buyer's agent offers up, based on the agent's experience. Always a mistake. read more

We would never recommend Vesta to any other individual. We completed three transactions, 2 sales and one land purchase, and have been completely dissatisfied with the process- particularly with the land purchase. Nihan was non-communicative and we frequently did not receive updates or responses without multiple follow ups. It was only because we urged our agent, the agents of other parties or asked their admin staff to find Nihan or get a response that we received updates, and most discussions with Nihan and Sonia were curt to the point of nearly unprofessional. Finally, when our third deed was recorded with Fairfax County, it was incorrectly entered and deeded. How Vesta did not catch this before we found it is beyond us, but we will never use Vesta again. read more

It's been a while since I gave Vesta a review, so here I am again. Four years later and I still use them (not exclusively, but frequently). I was there twice this today. Shout out to Curtis for his professionalism and patience. I had a closing scheduled for 9-10, and chatty buyers and sellers kept us there until 1020, making him late for his next appointment. Oops. Sorry, Curtis.... but everyone was so happy! I also had the last appointment of the day. It was scheduled for 4-5, but there were walk through issues and the buyer didn't even show until almost 5. Everything was resolved, with a little help, and we finally got closed... leaving at nearly 7pm. I think I owe Curtis some cookies or something. SORRY! Seriously, the crew here does a great job. I know I can always reach out Sean (one of their attorneys) to answer quick legal questions, and Pam and Melissa are always helpful if there are processing types of questions. Vesta settlement recently handled a settlement for my client as I am a Realtor. The title company was chosen by the buyers and not my sellers. I would never recommend them to anyone. I filed one yelp review on how they held my seller funds for a contractor with out permission. Now the FAIRFAX County Tax Assessor said they provided a DEED for a different price than the actually final settlement sale amount. This warrants a complaint to the Attorney General Office. read more

They screwed-up on posting the wire transfer to my mortgage company posting 4 days after settlement. This cost me $$$ in interest payments. Then they said they sent a check to me for the mistake. After 3 weeks check has never received. Zero is the appropriate rating. read more

I'm not easily impressed but this group of people were so fabulous to work with!!! Amanda, Pam, Terry - all of them pleasant, personable, knowledgeable and the fees were way less than I had prepared everyone for! Good for realtors, not so good for home buyers/sellers. I did both selling and buying with them and my experience was not pleasant. They don't communicate well with the client and there were multiple mistakes in the documents. The CD was not prepared until the morning of the settlement, documents were riddled with errors and they charge a lot more than other settlement agencies. The problem is they are not interested in good customer service because they don't have many repeat customers, except for realtors. Realtors recommend them for commission, and usually a buyer and a seller goes with realtor's recommendation. It happened to me as well. Next time, however, no Vesta for me, for sure. read more
