RUNNNN. The high level of unprofessional conduct is absurd and concerning. Constantly combative…read moreand defensive. (see responses to yelp reviews and BBB complaints for further evidence). After terminating our contract, these are responses we got from Erin, the Owner, to our requests for financial records (they filed our tax return with the wrong name, which then caused issues with us opening Bank accounts following termination of their services): "While this is an absolutely adorable request, I will be getting everything to you by month end, per the 30 day allowance in our management contract. I am not sure what Tom may have previously indicated, but I am the one who oversees offboarding." "Thanks so much for your opinion, there is a reason we are not continuing to work together. I have looped the rest of the Board and Tom back in, and I will be sure we get you the documents and records by the end of the month. While I don't see any reason why it would actually take that long to close out the admin/financial piece, my priority remains the clients with whom we are contracted in 2026, and I will focus on offboarding your account within a reasonable timeframe." While, based on our experience with them WHILE they were managing our property, we did expect to have issues with the transition, at this point I just want to warn any other potential clients of how they handle both current and past clients. (I have similar emails from her while her firm was engaged by our COA).

This is the most unprofessional and unorganized property management group I have ever come across. I had an issue that should have been discovered and fixed proactively, result in damage to my property. It took almost a year to get ahold of someone to attempt to rectify the situation and now over 1 year later it still is not resolved. Additionally, this individual has been incredible rude and condescending throughout the entire process.

There were some fixes needed during our stay. The management and maintenance team responded to our requests in a very timely manner. For example, There were two ceiling fans that makes weird squeaking noises in the house. After we reported the issue they immediately contacted the property owner and brought two brand new fans for installation. No hassle, no extra charge, no back and forth arguments. We are very glad that we chose this company instead of renting from a private landlord. I think they are very professional and have a high quality of customer service.

The house was advertised to be noise-proof but I can hear the neighbor's conversations. Not to mention the sounds of their dog walking around the house. It's not the neighbor's fault-- they are just living their lives. But wow, I have lived under at least 5 different housing management teams before and it has never been this bad. Maintenance requests do not get done until couple months later, and even if they come over to fix the said problem, I can't tell that it was properly fixed. I honestly can not WAIT until I can move out of this house. EDIT: Bijan (the landlord) and I had a conversation. We came to the consensus that there was quite a bit of miscommunication on both sides of the party. Bijan definitely cares about the tenants' well-being. Once a distinct & straight-forward maintenance system is placed, I have no problems with this management company.

I now see why this company is only rated at 1.5 stars…read more.. I attempted to pay my bill by submitting an electronic check online for $500--twice the monthly amount--so I could cover both this month's and next month's HOA fees. Unfortunately, the payment was applied to the wrong account. (For reasons I still don't understand, my household is split into two accounts--one for yearly fees and one for monthly fees.) I immediately called and requested that the $500 be transferred from the yearly account to the monthly account. A ticket was created, but I now see that it has been marked as closed even though the funds were never moved. As a result, the money remains stuck in the yearly account, where it will not be applied for over two years. I called again today, and another request was submitted, but I have no confidence this will be addressed given what has already happened. In the meantime, I am being forced to make yet another payment out of pocket just to avoid late fees--despite already paying more than I owed. This is unacceptable. I need this issue resolved immediately by transferring the $500 into the correct account so it can be applied as intended.

As a parent I had to think quick and come up with a resolution. So, I said ok son we have to look for an apartment off campus. He said that several of his friends were freaking out and that they felt lost as they also received similar emails. Give me a second so I can search the web for living arrangements I told him. So many places, so many five bedroom, four bedrooms.... I was lost myself. That was until I came upon offcampus.Osu.edu. The first place that I saw within our budget I clicked on and immediately saw from the drop down menu "parents". Clicked on it, read the passage, and honestly teared up when reading it because I said my husband and I need a place like this for our son. They had a slogan and it read "who you rent from matters more than where you live". And those words spoke to my heart and said "Home". I reached out to "Venice Properties" and spoke to, Anna. She was kind, thorough, and after me making multiple calls she remained responsive, and truly dedicated to her craft of initiating care, support, and understanding. On this day! Today! My husband and our son filled out the applications and on this evening, today! Were approved. I don't say this lightly but Anna again and again thank you as who we communicate with during a busy day also matters. And Anna took care of all our needs and we are thrilled to meet her in person and work with her for the duration of our son's first apartment endeavor. Huge shoutout to Anna and Venice Properties.

I'm sure they have a few folks living large but it sure isn't their residents. Shame-shame. It appears that the company's only concern is their new ventures, not maintaining what they have. Their apartment communities need so much work that if they actually did right by them they probably couldn't afford a new project. Exactly what is wrong with corporate America, not the large corporations but the small Crawford-Hoying type of glorified slum-lords with seemingly no integrity. Now, on the flip side, I can't speak about Crawford-Hoying Real Estate because I have never used them. Hopefully they do better work than the property management side.

And then when I furiously addressed the matter, they lied to my face. Redefines unprofessional and careless behavior towards uniformed service members. I would never recommend one of Crawford Hoying's locations to ANYONE, especially someone in the military because I would never want anyone to have to return home to an eviction notice.
