My experience as a tenant under the Wilson Real Estate Management has been extremely disappointing…read moreand frustrating. I expected a higher standard of professionalism from a company entrusted with managing residential communities, but unfortunately, Wilson Real Estate Management consistently failed to meet even the most basic expectations. From the outset, communication with their management team was inadequate. Emails and phone calls regarding routine inquiries and maintenance issues often went unanswered for days, sometimes weeks. When responses did arrive, they were frequently vague, dismissive, or incomplete. Perhaps most concerning was the company's apparent disregard for tenant safety and comfort. Major Problems are ignored. No temporary solution or alternate accommodations were offered. Deceptive and Unexplained Fees In addition to poor communication and service, Wilson Real Estate Management engages in highly questionable billing practices. Throughout my lease, I was subjected to a series of unexplained or vaguely labeled charges, such as "Administrative fees," "Lability fees," "Convivence fees," "Early Rent Payment fees," "Late Rent Payment fees," and "Processing fees" that were never disclosed in the original lease agreement. Attempts to request itemized breakdowns were either ignored or met with generic, unhelpful responses. Rent Constantly gets increased by 10-25$ even when you already have a lease with no explanation just show up and sign the new lease or vacate. The rent portal frequently included charges that fluctuated month to month without prior notice or explanation. It felt deliberately opaque, as if the company relied on tenants not challenging these unexpected fees, and or because for many of us tenants English might not be our first language. In serval instances, the rent portal malfunctions and or does not work because they refuse to reinvest back into the business and purchase adequate data for their website causing nothing but issues with all tenants trying to make payments. Security Deposit Misconduct The move-out process was similarly problematic. Wilson Real Estate Management attempted to deduct excessive charges from the security deposit for alleged damages that clearly fell within normal wear and tear. Only after persistent communication and the threat of formal dispute did they partially reverse those charges. Final Thoughts I do not make it a habit to leave negative reviews, but I believe prospective tenants should be warned. All tenants deserve responsive, transparent, and ethical property management -- qualities which Wilson Real Estate Management has not demonstrated. I strongly urge anyone considering a lease through this company to proceed with caution and review all documents thoroughly. If transparency, integrity, and tenant care matter to you, I would recommend looking elsewhere.

It was the card of Michael Goulart and she called him to show us more houses and after a few weeks we decided that there wasn't anything available in our price range that we wanted so we decided to just continue renting. So we decided to start looking again Sept. 2013 and we called Michael and he showed us 6-7 homes in the same area. We found 2 we liked and Michael was very helpful and went out of his way to assist us. He even recommended a better lender after our first choice was shown to be incompetent and a home inspector who caught an issue that might have cost us some time and money. Wish I could give Ryan and Troy zero stars. Worked through Ryan Cronin on a FSBO where he would…read morewrite the contract for a fee. We negotiated a set, flat fee. Ryan insisted on more money, but we finally mutually agreed on an amount. I spent 30 minutes in his office while he reviewed the contract. Two times during this 30 minutes, Ryan called his broker to understand how he was going to get paid and make sure he had the correct compensation documentation. I left the office having approved the contract as written, this was 4:30pm Monday afternoon. The offer was due to the seller by 7:00pm that evening. Ryan forwarded the contract (electronically) to us at roughly 6:30pm Monday evening. RYAN CHANGED THE CONTRACT TERMS FOR HIS COMMISSION without telling us. He changed it to the dollar amount he originally wanted, 20% HIGHER THAN WHAT WE AGREED ON. The offer was due and we didn't have a choice...Ryan said we could agree to the terms, or he wouldn't write the deal. This is DIRTY, SHADY, AND UNETHICAL!!! With the offer due, we had no choice. We expressed our frustration with Ryan, but he said take it or leave it. I've attempted to contact his broker, Troy Allen, with no success. I've called his cell twice (his voicemail says to text him for a quicker response) and texted him, and he refuses to return my messages (it's been 2 weeks and counting). Ignoring this issue shows Troy supports this behavior in his brokerage. Sadly, Ryan was recommended to us from a mutual friend. The good news is this friend is aware of what happened and will not recommend Ryan again, neither will we. I decided against going into Ryan's unprofessionalism in this review through his emails and texts, as this was an issue too. With the number of agents in this town, look elsewhere.
