I took my son to move into his "off-campus" housing at University Gateway. What started out as…read morewhat, for all intents and purposes should (would) have been a disastrous outcome due to an unknown/unforeseen situation, turned into the best outcome and resolution due solely to the above and beyond efforts of Mr. Gavin Graham, General Manager Sales & Marketing. University Gateway has the following verbiage on their employee business cards, "People Matter Most, Do The Right Thing, Create Moments, Own It and Evolve." I'm not sure if this is a company motto or a description of Mr. Graham! From the few employees that I met, it is clear that the employees reflect management. I am beyond excited that my son will be housed in a building with such professional and caring individuals.

DO NOT lease here unless you want constant problems and zero accountability…read more * Move-in day: Carpets were soaked, and the entire apartment smelled like mildew. * In the first week of living there, I discovered that almost all the hinges on the kitchen cabinets were broken. My bedroom door wouldn't even close all the way and had to be completely replaced. Shockingly, that specific repair was done fairly fast-especially compared to how long everything else took. * Garage transponder didn't work in the middle of the day while I was trying to exit. My phone was dead, and the only way to contact staff was by text. The security guard accused me of lying, harassed me, and refused to help until I went into the building and asked someone in person. This happened more than once. * Trash is consistently mismanaged. During holidays and move-out weeks, the trash room overflows and the door won't open. Management ignores it but threatens to fine residents for "littering." What are we supposed to do? * Internet is unreliable. It works less than half the time. For a college apartment complex, that's inexcusable. * Maintenance is careless. During one of their "renovation" projects, they left my apartment door wide open for five hours with no notice. * Building security is a joke. The gate to my floor was almost always left open. Security gave excuses and never followed through on fixing it. * Elevators are gross and broken. The one near my unit was constantly out of service or had puke in it. The main elevators rarely worked at the same time. * Packages frequently go missing and magically show up only after filing complaints. * Management is useless. They don't respond to issues unless a parent calls-even if you're a 23-year-old adult. Repairs take weeks. * Move-out was just as bad. After everything, I just wanted to leave peacefully. But I still have yet to receive my security deposit check back. I have to chase it down, and it turned into a whole mess of calls and back-and-forth to get money I am rightfully owed. I would have gladly posted this review sooner, but I genuinely feared management would retaliate and make my experience even worse. That's the kind of environment this place creates. I waited until I was completely out and fully detached from the lease before saying anything publicly-and that alone says a lot. The only thing this place has going for it is the location. But honestly, so do a dozen other properties that don't make daily life feel like a fight. Avoid this building if you value your time, your money, or your sanity.

Where can I even start with this particular review!!!! So much to say about the EXCELLENT SERVICE…read morewe have experienced now over 3.5 years from Mr. Harold and his entire staff! Before moving into one of their apartments at La Place, our daughter had lived on campus which was a nightmare for WHAT we were being charged, then we opted to try out University Gateway and that WAS even more frustrating for what we paid - filthy, garbage area filthy and overflowing, ACs not functioning as they should, apartment not ready for our move-in with broken microwave, filthy apartment, the list goes on. So, as we opted to sign up with CDI, after meeting in person Mr. Harold, we did so with a 2 year option with the possibility of adding a 3rd. Why? Simple, Mr. Harold DID give us complete confidence that our daughter's living needs if needed, would be taken care of by him and his devoted staff! Add on to the fact that we have access to a parking space for our daughter's car, so there was no need to stress about finding parking ever! Their parking rates are also VERY reasonable compared to USC campus AND University Gateway. Furthermore, the apartment itself, when we moved in was CLEAN, freshly painted; they even had the decency to call us a few weeks prior to moving in, if we wanted carpet in the bedroom or laminate floors! I was so appreciative and thrilled because our daughter's severe allergies would have been that much more worse with a carpeted bedroom. The list goes on of positive experiences we have had over 3.5 years now with CDI! They are always ready and willing to help out! They were and continue to be the FAMILY our daughter needed because we live out-of-State especially if there were emergencies! Mr. Harold even helped our daughter at one point in regards to her car! (She did not have all the tools as we do here in our home) Right? In such a big city to find such personable, friendly and outright caring individuals especially for their renters, NOW THAT IS PRICELESS! Like I wrote in the beginning, there is SO MUCH to say about CDI Management - and ALL very very positive. ANY parent looking to find a "home" away from home for their student attending college in that area, DO TAKE the time to visit Jessica, Rachel and Mr. Harold! They maintain their apartments with great care, and they LISTEN to their tenants, and when it comes to repairing something in the apartment, my goodness, their response time is none other than OUTSTANDING! Their maintenance staff are just as friendly and professional! Finally, their email or verbal communications with our daughter or us from afar is just as efficient! They never take more than 24 hours in responding to our questions, concerns, etc. SO PARENTS or STUDENTS out there if you want a safe, clean well maintained from HOME away from home and a "family" to count on, away from your very own that you can trust to be there if you need them, CDI Management is one home management company and family I WOULD highly recommend!

Trojan Residence Hall - during move-out

Trojan Residence Hall

Ah, Deans' Hall, (a.k.a. "Dork Dorm"). Fond memories here. Probably everyone thinks this way, but…read moreI truly believe that I lucked out and ended up living in one of the best halls on campus our year. No, Trojan Hall and Marks Hall doesn't have the best reputation, and probably the "Dork Dorm" moniker is usually deserved at any given time. You do need to qualify to live in Dean's Hall (scholarship recipient or other special academic program), which leads to a general population of studiousness and non-rambunctiousness. There's also no AC, and the area is generally loud. Rooms facing the courtyard get random, college type noises from other rooms, Ground Zero coffeehouse and other dorms (Pardee Tower is also part of the courtyard). Facing Fig, you get urban noises like random people screaming random things at random times, traffic, and 24 hour bus service. For the most quiet rooms, you'll need to get the ones facing south, towards Popovich. Though, I did live on the 1st floor near the bus stop, so I learned to sleep through all sorts of loud noises. The rooms also remind you of a bomb shelter. The walls are concrete blocks, and the rooms themselves are pretty spartan. Bring a fan, and for god's sake don't hang anything from the sprinkler! The building itself is made of 3 stories (and a basement) in 2 wings, forming an L shape. - Basement has a laundry room. - 1st floor - lobby, common area, TV, faculty advisor apartment, and one wing of dorm rooms (males only). - 2nd floor - 2 wings of dorm rooms (females only) - 3rd floor - 2 wings of dorm rooms (males only). If you're a girl, then you have no choice but the 2nd floor. If you're a guy, I highly recommend the 1st floor, since it still retains the restroom facilities of the non-existent 2nd wing. As such, you have as many showers/toilets/urinals but for half the people, meaning they stay cleaner and more sanitary longer. Because it gets gross in all the restrooms. Especially on the weekends... barbarians. Right around you, you have easy access to a coffee house, PSX, the Popovich Cafe, the basketball/sand volleyball courts, and the bus stop on Fig. Also a very short walk to Chipotle, Coffee Bean, Coldstone, and Quizno's (none of which existed when I was there... sad face). And there's also the McD's in the Science Museum. It's not a great dorm... probably one of the worst ones now that there are brand new ones built. But it isn't THAT bad either.

I lived in TRO during my freshman year, 2013-2014…read more First things first, IT'S NOT AS BAD AS EVERYONE SAYS. I came in with the world's lowest expectations thanks to what former TroBros said on Reddit and CollegeConfidential but I promise it's not the cockroach-infested place the YouTube video portrays it as. Tro isn't the Honors Dorm anymore (since taken over my Birnkrant) so the people vary. It's a three story building, no elevators like Marks Hall and other shorter buildings. The first and third floors are male only and girls can only live on the second floor. No biggie. 80 people on the second and third floors. 40 people + the live-in faculty on the first floor. First floor still gets the 2 bathrooms, so it's about 20 people per restroom rather than 40-some on floors two and three. This is typical of basically any building in South Area. There aren't many in-house amenities, but it's central to a lot of things you need. There is a simple lobby with a TV and some tables. Well-lit. It's close to Ground Zero, Popovitch Cafe, Starbucks, Pizza Studio, Built, Doheny, the Public Policy School, the Galen Center, the Expo Line, EVK, etc., etc. TroGro, Leavey, and the campus center are a close walk. You can get clear 'cross campus to the Lyon Center with a 10 minute walk/6 minute jog, but Marks Tower has a small gym thing and it's like 20 steps away. The rooms are small, but manageable. I think they're the same size as all the other rooms in freshman dorms, so... yeah. New carpeting in all hallways and rooms. No A/C. Bring a fan. My roommate and I ended up with 3 fans total. Feel free to PM me any questions about how the bathrooms work, how the rooms are layed out, etc! I know how hard it is to find info about Tro so I'll try to answer as best as I can! Fight On! EDIT 07/07/14: It's right next to the bus stop and really close to two metro stops. Yay freshman transportation.

All the terrible things you read about this property management company are indeed true. They have…read moresome really nice houses under their umbrella, despite that RUN. First off you're not getting the majority of your deposit back, no matter how you care for or clean upon move out. They will charge you to repaint the whole unit, take money off for cleaning and other things that simply don't make sense. My daughter and her friends lived here for one year and as parents we were on their lease. The leases are written terribly, and the times of move in and move out will be in the middle of months yet you will be paying the entire month. The leasing agent will explain that for example for 10 months the total is 50,000 and they just divide that to 5k a month for August 15-May 15. Be prepared. The maintenance people are so to respond and you will have to keep inquiring. Also at this unit they stored items in the basement so the maintenance people who enter just to get stuff that had nothing to do with the care of this specific unit. When you're thinking, I don't wanna move again maybe we should stay another year you will learn they are raising the rent so much that you must cut your losses and go. Trash pick up is inconsistent, and again they charged us upon move out for trash removal when we did not leave any: guessing other tenants did and they just charged everyone. I didn't have the energy to take them to small claims court. They are definitely lacking ethics, customer service or interest in protecting their tenants. Many items were stolen from outside the units while living here, keep your scooters and anything of value inside.

The pros and cons of Stuho were perfectly illustrated by my move out process…read more Pros: lovely phone etiquette. Staff were polite and helpful - in particular Ron, who really made an effort to sort out the things that went wrong while we were moving out, and succeeded! Cons: we spent $300 on our own cleaner, had work orders completed so that the house was in good condition when we moved out. On reviewing the deposit that we got back, we realised that we had been charged for "base-cleaning" which was frustrating as it seemed that we should not have bothered paying for a professional service if we were going to be charged anyway. The office seems a bit disorganised, and work orders will sometimes take a lot longer than promised, but there is always someone to talk to who will try and help. I found that the more I called and talked to them to explain pending work orders and emergencies, the more helpful they were to improve my experience.

If I could give zero stars, I would. Stuho is an absolute sham, the people managing these buildings…read moredon't have a shred of integrity, empathy, or common sense. They charge you an exorbitant amount of rent for their apartments, which were constructed poorly with the cheapest possible materials. I found bugs in the apartment every single day. Multiple tents with unhoused people often were stationed directly next to the building, making all of the tenants feel extremely unsafe. Stuho never made an effort to provide a safe environment for its tenants, and instead said that it was USC's responsibility. One of the managers, Vanessa Gomez, is possibly the rudest and most incompetent person I've had to deal with in my entire life. She ordered the garbage collection bins to be moved, but failed to notify any of the tenants until I told her that tenants were placing their trash outside of the building on the street because no one could find the collection bins. Vanessa would ignore many if not all of my messages/calls for days, and then passive aggressively text me a curt response. Most irritating is that when I decided to move and end my lease, Vanessa assured me that Stuho would waive some of the associated fees. Surprise, surprise--when time came for me to get my deposit back, she deducted these fees anyway and told me that she conveniently couldn't remember whether she had promised me that those fees would be waived. If I could start all over, I would've never decided to stay at these apartments. Beware of Vanessa. Beware of Stuho. Go somewhere else.
