This review pertains to their Real Estate division and its employees. I have only dealt with UR twice, and both experience have been horrible. Their front desk assistant rudely hung up the phone on me when I was enquiring about my check. The other incident happened between last week and today. A real estate agent with UR was to mail me my check last week, and he swore he would mail it since he was too lazy to show up to our scheduled walk through. 5 days later I don't have my check, and the accounting department is telling me that they don't know where my check is. This company is CORRUPT and the pay off CORRUPT COPS AND OTHER GOVT. officials to get things to go their way! Please know, that your rent is not paying for your home or the up keep. Do not rent any properties that are managed by Urban Resource. It is a joke of a property management company. I have rented from them for 7 years now, and there have been multiple serious issues. Posting on Yelp and Google is the only way to get their attention so here we go. My ceiling has been leaking for over a month, showing signs of water penetration in the form of brown water marks on the ceiling. They tried to put some fresh tar on the roof to stop the leak, and spray painted the brown water stains on our ceiling back to white. I told them about this multiple times but they don't seem to believe me. Now it's an active and continuous leak, dripping down onto the hard wood floors that we loved so much when we moved in... charming, until it's rotting due to water damage. The issues at our property never actually get fixed though, they just add a little more plaster and repaint. There are multiple other unfixed issues at this property, which have been known to Urban Resource for years, but are probably too expensive to fix out of pocket. So now what they are doing is continuing to collect rent from good regular people (of course), doing the bare minimum to patch up any issues, and otherwise waiting for the issues to become so bad that they will be covered by their insurance. Multiple ceilings have fallen into multiple apartments due to water damage and lack of proper repair - this is a known issue at this property. This company has hundreds of apartment units in the North Beach area alone, all old and in need of considerable maintenance. But they run it like a typical private equity firm - extracting every penny they can while spending the least possible to actually fix it, and never actually fixing anything themselves. The owners of our property are serial investors in apartment complexes with relatively median-rent... they clearly know what they are doing, which means the lack of responsibility that their property manager takes is known and allowed by the owners. Find somewhere else to live. Do not rent any property managed by Urban Resource. They will raise rent every year and say "we have to keep up with the rest of the market" and "well our operational costs increase, so we have to account for that", but their properties are not equivalent to modern market standards and probably never will be. They will treat you like you are unworthy of a safe and functional place to live, even though you are paying thousands of dollars monthly. We have paid roughly $145,000 in rent, over the 7 years that we have lived here, and seeing that number is painful for me considering how little we got in return. They will probably just demolish their buildings one by one, and either sell the land for its inflated value or rebuild and pass it onto their heirs. Must be nice, while the working class people who help build their wealth by paying rent each month get to deal with incompetence and indifference in the meantime. If I could put a zero star, I would. We were renting 8330 Byron for 1 year. The building is infested with roaches and on my requests in the portal to do something with it I had zero answers. After moving out and waiting for 6!!! weeks for my deposit, I show up in their office, because on my calls they have only one answer - somebody would call you back. And guess what, they decided to keep my deposit ($2000!!) after claiming that everything is broken including a toilet seat (that is ridiculous) without any evidence - only words from the mouth, not even on the paper - despite me having videos proof of moving in and moving out showing that apartment in exact same condition. I'm writing this review for anyone who ends up in my situation and just as a reminder that you do have rights as a tenant. Don't let these greedy corporations take advantage of you. Back story: I moved out of my apt managed by Urban the end of February 2022. Received an email from them on March 8th stating that they were returning my full deposit and that they had mailed my check. Fast forward to April 2022. I never got the check and every time I tried to ask about it they would just say that it was the USPS's fault that it hadn't been delivered and that they couldn't do anything about it other than charge me $35 for a stop payment and re-issue me a new check. This is illegal. Urban Resource/any landlord cannot charge you or make you pay any "fees" to get your security deposit back. Florida state law gives landlords 15 days to return your security deposit OR 30 days to mail you a letter with deductions. It is THEIR responsibility to make sure that your security deposit gets to you by the stated time. It DOES NOT matter if the USPS looses the check they sent 10 times, they are responsible for making sure that you get your agreed upon security deposit back. If they tell you they are mailing you a check, make sure they send you a tracking number and a check number. Without those there is no proof of a check actually being sent and you can easily file a small claims and sue to get your deposit back along with damages. I ended up having to get an attorney because Urban Resource refused to send me another check without trying to charge me. Know your rights guys! Electric wiring in the building where I live on Euclid Avenue and 9th street on South Beach is old and there is always issues with the power and the Internet because of that. I had to ask them to repair the wiring almost every month. It takes a long to get them to come over in spite of promises that they will come. I'm forced to work from home due to Covid, but it's impossible even to charge the phone - because outlets are not working and I've been waiting for the electricians for two-three weeks. Since Urban Resource has taken over in managing the property I reside in I'll say the services have improved tremendously! I'm giving a 5 star review for Rebecca in particular although there are pros and cons of my entire experience overall. I will start with the cons and then the pros before I move into the service. Urban Resource has done an excellent job overall and I highly recommend them. The cons are that the upkeep at my particular address all around hasn't been the greatest unless you notify them. I will say this has more to do with certain tenants in the building I live that have trashed the place inside and out since they've moved in. I'm the only tenant left from all the original tenants since 2013 and most moved due to these tenants. Cigarette butts, beer bottles, garbage, filth, parties, staring in my window, shooting BB guns inappropriately on property, and bicycles everywhere are just some of the complaints I'll list here which any other tenant can agree with me on. The outside of the place needs a washer/dryer, new plants, and to be cleaned more regularly due to the slobs in certain apartments that don't clean up after themselves. They should be evicted immediately since I know what the place was then and what it is now due to having lived there longer than any other tenant. The service used to be terrible with problems only being patched up instead of being fixed correctly. That's like putting a bandaid on a cut that needs stitches. Currently things are dealt with promptly and service is great! The pros are I've had a mold problem for a few years now and every time I've called to have a cleaning done on my a.c. unit Rebecca has responded immediately and the problem gets taken care of right away in a professional manner. Her and the rest of the maintenance crew have really stepped up their game when it comes to this. Professional, courteous, and efficient with the upkeep inside the units on a consistent basis. I emailed a maintenance request for my a.c. to be cleaned in the morning. The response was very quick and the problem was handled that same morning right before I came home from work at 12:30pm. A brand new filter cost $ 30 for this unit , and was not even missing or broken , it was only dirty !. $50 less for painting ( a filter cost more than the entire painting for them). The apartment was left in perfect conditions, i can understand the charge for painting, but the filter ?? I have a termite infestation which is making me floors soft not to mention termites in my shoes, bed, and cloths which is just disgusting! Lastly I have I water leak in my bedroom and kitchen. I have wrote countless emails to YASMANY HERRERA where I either don't get a response or he told me that nothing could be done about the termites because I am "the only" unit in the building with termites when almost every unit in the building got brand new wood flooring because of "structural " issues lol . I took off of work to meet workers about the roof leak which me and YASMANY agreed spoke about. I wait all day know one comes . I call YASMANY and no response . I emailed YASMANY no response. I have a faucet and kitchen leak and no response. No communication. No follow up. If you have low standards this management company is perfect for you. And if your standards are already low--lower them even more to deal with Urban Resources. Email response time- if sent on same day then sometimes it will be returned on same day, but a response with no substantive answer and zero resolution. So, if you are a stickler for answers and responses this is not the company for you. Now, if on the other hand, you want to document and have it for your records, by all means, have at it, send a detailed email setting out your concerns. An email sent and delivered is as good as read, whether they act on it or not. In this case, due diligence is your friend. You are in no danger of Urban Resource responding in a timely manner or actually doing anything to resolve issue. But you have your email proving you made the claim. As stated above, but important to emphasize, Urban Resources are far too cavalier with the "we will follow up emails" -they will never follow up. They have a payment portal that they promote (makes me suspicious) for all information and payment, but having a payment portal is not enough to make this company competent. I'm leery of a management company using a portal for payment and as cyber roadblock for queries and concerns regarding the property. Most owners and residents do not want to publicly complain about noise from a neighbor on an open forum for all other owners/neighbors to view. It promotes a hostile living environment. So there is that. The staff assigned to buildings seem like they are part timers "doing this for extra cash." The high employee turnover rate at these types of places is common so its no surprise nothing ever gets done. Because someone is always catching up...and yet new issues are in the horizon. In light of recent events in Surfside, Miami Beach, steer clear of incompetent and unreliable management companies with this company being high on the list. If you rent at 1025 meridian ave. apt. 105 you should know that there is a terrible mold problem in that unit and when water was pouring in from the upstairs unit having a faulty air conditioner for six (6) days they did nothing to mitigate the mold issue. Have been living without a working dryer for over a month. This management company is not responsive, does not resolve problems.

My husband and I rented an apartment with Urban Resource in 2019, on (north beach to be exact) beforehand we were not informed that there would be no parking available or that there were issues with the parking. even though street parking is free. After living at Abbott, we discovered the next door building (tenants) were reserving parking spaces with their scooters (only that one building) and multiple family vehicles (4) vehicles from one single household for the the entire front of the building. When we first moved into the apartment, it had a lot of excessive and above average wear and tear that was not immediately visible or mentioned by the realtor. For example inside of the hallway closet there were large uncovered holes in the wall on either side, visibly rusted sliding door tracks on the floor, on both hallway sliding door closet, track and bedroom sliding door track. The repair on these items was not done by the company before us moving in or even throughout our stay. The walls were also visibly uneven, the floor tiles were in poor condition, previously patched holes were visible in the walls) there was also paint on marble countertops and an incomplete bathroom cabinet with exposed holes underneath the sink. The bathtub sink was also badly rusted. Not to mention that there is also someone going through the personal apartment building trash, there is no secure lock or passcode on the door, and there are no cameras in the building. Since we wanted to be good tenants we did not complain to them. Our service requests came from our air conditioning wall unit in the bedroom. Four times I sent repair and maintenance requests for the company to fix or replace the ac unit in the bedroom, but they never replaced the unit until the fourth time that it broke and after a year of our lease. Lastly urban resource is very difficult to reach by phone and do not respond to emails. There does not seem to be anyone there who is accountable for customer service or complaints regarding security deposits. there is no chain of command in the business for tenants and it is not encouraged to go up the chain of command. My Communication to management went unanswered ignored but they will make deductions in tenants security deposit such as 30.00 for one missing lightbulb and 75.00 for plastic anchor hooks on the wall. They will also tag on deep cleaning of air conditioner filters for a wall unit that is brand new or was left in good condition. The person that I had the biggest time in reaching and getting my issues resolved with was Jesus Monrabal one of the property managers . My husband lost his job during the coronavirus, he used to work on south beach in the tourism industry. And urban resource would not negotiate a discount for rent for us due to the job loss or loss of income even though I asked. We had to still pay the entire amount. We were not allowed to speak directly with the owner, even though we requested it several times. In fact urban resource and Jesus Monrabal accepted for us to pay 1,000.00 in rent for a specified amount of time, But also tacked on the remaining 325.00 to our bill during the last few months. We left the apartment due to issues with parking and the amount of rent, When we vacated the property, urban resource promptly informed us that they withheld 283.00 from our security deposit of 1325.00 , the inspection was not done with us as stated in their contract the apartment was left in good condition with all of the appliances clean. Except for the missing lightbulb and two plastic anchors. The inspector noted 8 severely damaged items (which were not severely damaged but were left cleaned, had been maintained and had normal wear and tear after a year) he mentioned items needed deep cleaning , not replacement, but the inspector did not list the prices for those items, Instead they charged us the 30.00 for a single missing lightbulb which cost 5.00 or less, 45.00 to remove two plastic anchors stuck on the wall ( they listed them as drilled into the wall , which they weren't ) And $160.00 to "deep clean 2 of the air conditioning wall unit filters, 80.00 per air conditioning, which should be their own upkeep but They passed into our security deposit. Remember that one of the ac units is brand new and the other filter was left cleaned. It has been over a month since I contested this deduction in writing from our security deposit for all of these 8 items. They received our dispute of the deposit on 4/6/21 we have a confirmation email, but they have still not responded with a follow up email, nothing at all. even though I emailed twice asking for a follow up. On 6/9/21 I received an email stating that no refund is due, and all deductions are correct. read more

After renting for 1 year at 10190 E Bay Harbor Dr, # 8E, Bay Harbor Islands, Fl 33154 with Broadwalk/Urban Resource, we experienced much trauma during our rental contract. By moving into the apart with all your household, it takes us a couple of weeks to find out that everything was damaged in the apartment. They give us 48 hours to verify everything in the apartment. Lol Toilette not fleshing, cinq not draining, fridge/dish-machine/closets molded and the fridge made so loud notice/ all our food was mostly under water, electric stove dirty and not function fully, Cockroaches all over our kitchen cabinets, floor, Tea table, couch, carpet, in the fridge/ cooking pots/dishes and all over. disgusting when you want to prepare food in the morning, afternoon, evening coming from working feel peace. The front lock door was not function, we were not able to secure our apartment for one week but we had our Lucky dog to secure our apartment . The exit door frame in the kitchen had to be adjusted. All the Blinds in Living room/bed room not function and had to be repaired 2 times also. The bed room door was falling out of the hinge towered me while I want to close the door. Just moved in ... The Original old Floridian windows were falling out while closing the main entrance door. I had to pay for it. All the dogs running from 2 neighbors running around without the leach , ( we talk about 4-7 dogs) 2 month ago, my Lucky-dog, was a tacked by 2 boxer dogs and my husband got bitten by this neighbor -dogs... unattended by the owner while he was sitting in his apartment and leave his 2 boxer doggies running around outside, we had to pay $300 at the Hospital to stop the severe bleeding. My husband prevented the boxer attack and hold out his hand to prevent my Lucky dog will not get bitten. Fumigation process was catastrophic, they never refund us for the inconveniences and we had to pay for all the inconveniences/hotel, clean up afterwards, packing/unpacking, moving all out your personal stuff to not get damaged by the fumigation process, etc... I have been staying in their building for more than a year . All I want to say is terrible. Do Not Make a mistake and stay with them. They dont care about their tenants at all. Building has a lot of issues. Washing machine and dryer s always problem.There is Leaking and AC issues as well. One of my friends had told me that they were horrible before I moved in. Adding to Estefania L. review, this company definitely doesn't care about whether you suffer because of the covid 19. I lost all of my deposit ($4900 because I didn't have credit card before). At where I was in 437 ne 29th st miami, there's no security, camera or whatsoever. Asking them to fix something didn't get resolved until I wrote a bad review on here. Thanks for taking the last amount of money I had left. Explaining being laid off to them didn't do anything. Although Jesus sounded understanding to my problems. That's one nice thing I like. UPDATE: Ha, the remaining credit was because the landlord felt bad for me, he didn't charge me for the last month rent. And because I PAID the last month of rent by accident. You took everything, $4900. I appreciate your wishes for my well being while I'm living on the last dollars! Thanks! Wishing me well while taking everything in dire time, that reflects a lot! This review is specific to service I received by Fredeline, the Property Manager for the condo I just purchased. Buying a condo always has some interested hurdles, and often you rely on the property management company to provide you or your lender important documents in a timely fashion. Fredeline was wonderful in that regard and made sure I understood the process and timelines, and always responded to me in a reasonable amount of time. I'm just moving in so I can't speak to how well UR manages the property or deals with problems, but I can say that my experience buying was made easier as a result of of great service from Fredeline and I'm grateful for that! read more

We rented apartment on 10150 E. Bay Harbor dr #3, the apartment was in bad conditions, especially air conditioners, they all stunk and working without stopping, so our electricity bill was high, oven was not clean and we couldn't clean it completely, very dirty carpets with many spots on it, full of sand, and every day struggling with huge cockroaches in every room. ‍‍We have moved from another state to Florida with 1 month old baby, to such a dirty dirty apartment, it was the worse experience we have ever had. The building was not properly maintained either, the light in the stairway was always not working, my family and neighbors were walking carefully because it was impossible to see anything, it stunk and the stair way was hardly cleaned. I vacuumed myself stairway many times. We had to stay at that apartment 12 months and left, we didn't receive full amount of our deposit back because the owner with Urban Resource decided to take money for those stinky air conditioners that we cleaned ourselves many times, the acid that was leaking behind the fridge (we could not know what was happening behind the fridge), for 2 pieces of tile in the bathroom that fell off by itself. All these items that I mentioned should have been maintained by Urban a Resource/owner of the apartment but they decided to repair these items for our money, it is not right. Also, every time when I sent them an email, I got response with huge delay or no response, so I had to send another follow up email. It is not professionally at all. Also, the door on the balcony fell off and nobody was even not trying to fix it fast, police put a notice on the building that building was not met the requirements. I'm very dissatisfied with service of UR and apartment owner. Don't rent apartment in this particular building, everything is sooo old and no comfort at all. And it is obvious that UR with the owner take the deposite even if you didn't break anything, by trying to fix old issues in apartments with your money. Their response below is ridiculous. I have proof of every instance. But this is how they roll. Feels very bait and switch-like. These people don't care about tenants. Who in their right mind would move and settle in to want to move again. The move was a must given the conditions and poor management. And they misrepresent their apartments. Beware! Once they have your money and you're in, you're on your own. Only good thing is their handyman, Yasmany. Scroll and read other reviews and you'll see what I mean. I'm not in the business of slandering people, particularly if they're on the up-and-up, which they are not. Again, the building is half empty for a reason. This "management" company is responsive for the first few days of your tenancy, which made them look good, hence my review. Also, every time I'd reach out about an issue in those initial days, I was asked to write positive reviews. Once the short honeymoon is over, they disappear. They ran the building I lived in (437 NE 29th Street) like slumlords. There's no one to call in an emergency, and there have been a few, including a visit from the Fire Marshall. The police have also been there due to theft. The garbage overflows and is often swarming with flies and maggots. People move out and leave furniture and items discarded everywhere and no one cares. When I moved in, there was a huge hole over the entrance door spewing rocks and rubble (one almost hit my niece on the head), and there were no working lights outside making the entrance dark and dangerous. The entrance door never closed on its own. After various complaints, from tenants, it was fixed. But since no one seems to manage the property, people can't get a replacement or extra keys so the door is left propped open daily, putting tenants' security at risk. In five months I had to have an a/c swapped out four times - I went through a/c guy since getting a response from "management" was near impossible. You can call but there's no one there to answer. You can leave a message (like the fire) and no one responds. If you write through their portal, you might as well be talking to the wind. The building is half empty. It lacks any semblance of security. There have been some dangerous instances, theft, for one, forcing me to move out. The last instance was having my mail stolen. Upon my return from traveling, my mailbox door was ripped off its hinges and left on the floor, and my mail was gone. You can notify them all you like, the result is the same - inadequacy. Also, they lie about square footage, everywhere. I had a one-bedroom that is now listed as having 640 SF of space - the space is no more than 400 SF. I informed them from the first day that they were misrepresenting the apartment and suggested they correct the SF. In five months over six tenants moved out. It's a small building and all three floors are half empty. All kinds of smoking take place everywhere throughout the building. People jump the neighbor's fence to get into the property, all the time. It's a shame because it could be a decent property were it properly managed, but they don't care. After I moved out, leaving the apartment in pristine condition, they had the audacity to say I'd damaged the property and are not only refusing to refund my security deposit but asking for damages. It's a good thing I know real estate and had witnesses with me and have taken photos throughout all the negative experiences that hold weight. I went through a considerable expense to move in and subsequently move out. My safety is worth more than that expense. I am not the only tenant that feels that way. I would stay away from this management company. They are not on the up and up and seem to think threats will stop you from speaking up. read more

After reading the guidelines and finding out that the Company no longer will manager the Condo I live in and discussing with my wife, there is no point in getting into details except to say, I am very happy at age 74 that the Association and this Management agreed to part company. I did not leave the apartment or anything, I was being scammed and mocked. I'm a rental resident of an Urban Resource managed property and all I can say is this company is a total dream!!! Rebecca and Yolanda have been so incredibly helpful during my time as a tenant. Initially when I became interested in an Urban Resource property and had to undergo an extensive approval process, I didn't understand why such measures were needed but now as a resident I understand completely- this company has a commitment great service and want to fill their units with great tenants to match. I also feel safe knowing that my neighbors have been vetted meticulously by UR as they manage all the rentals in my small, Miami Beach apartment complex. I've only ever had two small issues in my 1.5ish years as a tenant in my apartment (the washing machine required maintenance and my hot water heater needed a part to be replaced). Both times I shot over an email to Yolanda and Rebecca and they responded within minutes and sent over a friendly, efficient service tech and had my issue fixed WITHIN AN HOUR!!! As someone who's been renting a apartments in NYC post college and then Miami, I was (and still am) floored at this company's ability to provide fast service whenever I need it. I've never had an experience like this before and I'm truly grateful. Every time a friend is looking to rent in Miami, I tell them they absolutely must check out the apartments manager by Urban Resource.
