    Avoid at All Costs -- Dangerous, Mismanaged, and Unethical…read more I lived at this student housing location from 2023 to 2024 (approximately 1.5 years), and I would strongly advise others to look elsewhere. The property management was completely negligent. The on-site manager was often rude, unprofessional, and discriminatory in behavior. She appeared more focused on her personal image--frequently flaunting luxury items--than on tenant safety or building maintenance. Serious issues plagued this building: * Multiple deaths occurred on-site, including one individual whose body wasn't discovered for two weeks, leaving tenants to endure the smell for months. * Security is nonexistent. There were armed robberies, break-ins by unhoused individuals during storms, and even reports of gang-related activity that management appeared to overlook or tolerate. * Rooms were illegally sublet via Airbnb by relatives of the manager, while some stayed rent-free--clearly a conflict of interest and a violation of basic housing standards. * Drugs were sold openly, and the safety of residents was never a priority. * To make matters worse, the cleaning staff were underpaid and treated poorly despite working under very difficult conditions. This was not just a bad experience--it was an ongoing trauma. If you value your safety, mental health, and basic human dignity, I urge you to consider other housing options.

There are some permanent residents there and I've stayed there because my family member stays there but the "Tenderloin " area has creeped up close to the location and until SF can push it back where it was it a bit unsavory to stay there though affordable

The facilities are very useful, you don't need to buy lots of things. Bad things: the landlord is greedy, and he didn't return the deposit back in time and you would lose $200 over the PayPal payment process. Think twice if you mind that.

    RUN AWAY. please read if you are considering signing a contract here…read more The landlord is impossibly greedy and also very creepy and manipulative. I cannot find any reason for 5 star reviews except that he must have bribed residents to write them. The house is way too crowded (the rent control letters came in the mail and I did some digging, it seems he has every bedroom registered as its own apartment and that's how he gets away with charging so much - $1200 starting rate for a bunk in a shared room). There is a bathroom and 4 small bedrooms upstairs - a double, 2 triples, and a quad (all bunkbeds). Downstairs there is a small converted living room with 4 beds, also bunks. There is one small "bedroom" in the back that barely has room for a bed and dresser (and cannot legally be classified as a bedroom in CA due to lacking a closet). The landlord has constructed an ADU and a detached bathroom in the backyard (without filling out the proper paperwork with the city). There are 4 beds in the ADU. So in total, there are 21 beds with 3 bathrooms. There is a living room with a couch and dining table in it, gets extremely cramped at mealtimes. He has squeezed 3 fridges in the house, but there still isn't room for 21 people's food. The house would be nice with far fewer people, it has great hardwood floors and Victorian architecture, but with all the people he crams in there it is always dirty. The bathrooms are high-traffic and don't get enough ventilation so there is almost always condensation and mildew. Residents are also not allowed to leave any personal items in common space, ever. There is a nice deck in the backyard but you will never be alone, there are too many people. It is loud and cramped and the residents are not allowed to control the thermostat at all. There is nowhere to relax or study quietly. There are horrible signs about "house rules" everywhere you look and the landlord comes over (and into your room!) with no notice, often. Sometimes he would even stop by to take a shower at the house. He also did house showings with zero notice, regularly. The landlord was still getting mail there and pretending he lived there in order to get some kind of tax break. He said he needed me to take the "girly" decorations off my walls because he needed to pass my room off as his own for some kind of inspection. Bottom line, the landlord takes advantage of international students who aren't familiar with the local housing market. This is one of the only places that allows you to sign site-unseen, attracting foreign students who want to have their housing sorted before they get here. They don't realize how much of a rip-off it is and what a nightmare the house is until they get here and it's too late. The landlord is super shady and doesn't treat his tenants like people, and he seems to skirt the law quite a bit.

    Great location, cool house, absurdly stressful place to live…read more In the three years I've been a tenant, we've had: -Three changes in management, all of whom are their own unique flavor of unhelpful/manipulative/inconsistent. -A flea infestation that drove many residents out within the semester and put one tenant in the hospital. -A longstanding rat infestation that the landlord was aware of and was very slow to handle. -In response to tenants' concerns-- apathy from the landlord, hostility and unrelated personal attacks from the landlady, and defensiveness from their nephew. -Landlords' personal problems and unwillingness to communicate with each other manifesting in administrative errors that affect residents. -Multiple high-profile construction projects with little warning to residents, leaving nails and piles of debris around the property for months. -Inconsistent enforcement of rules by landlord's nephew, including throwing away residents' food, laptops, instruments, and other possessions, and claiming basic items guaranteed in contract are a "luxury" we shouldn't expect. -A forced evacuation due to flooding and roof collapsing, with landlords very resistant to providing residents adequate alternative housing, even in light of students' resulting health concerns and discovery of lead, asbestos, and mold. -A legitimately illegal contract-- the landlords had prior knowledge of lead and asbestos, and knowingly failed to disclose either in the tenants' contracts. -On the plus side, we had a couple nice cats for a while. Please think twice before signing on to live here. The problem with Kluegel isn't things like rats, fleas, leaks, etc., which can understandably happen anywhere. The issue is that these concerns are hardly ever adequately addressed, and tend only to be "noticed" after they've become intolerable or dangerous. I love the location and have made some great friends here, but living in Kluegel has been such a consistent source of headaches and stress-- the last thing any student needs more of in a place they call home.
